How is Phoenix Arizona? Great!!

Arizona is wonderful!

It is much different here from the Oregon Coast. No ocean, and lots of cactus. The weather is beyond great for someone who doesn't like to be cold.

My husband has a great job and I am able to stay at home for the time being and learn some new skills. I am going to be completing a course on teaching English as a second language and have also received a certificate for beginning grant writing. I am also taking on some freelance writing projects and believe that by trying to explore new avenues and keep my options wide open we will make it through to the other side.

From my observations the real estate market here is just like everywhere else in the country. Many foreclosures, short sales, investors taking advantage of the low prices, and a few first time home buyers trying their hands at purchasing their first home. I believe we will not see a sturdy and secure market again until the flood of foreclosures and short sales are remedied.

I look forward to what the future holds. I think we all need to keep a positive attitude and look for every opportunity and take chances. I did not want to leave my home in Oregon, but I feel for this time we are where we are suppose to be. And it is a good thing!

Brookings, Oregon ~ Live Theater Beauty & The Beast..... Photos!!!

Last Weekend wrapped up Brookings~Harbor Children's Theater's production of Disney's Beauty & The Beast.

I was overwhelmed with the support from the community towards their children. All shows last weekend were sold out!

I heard one comment from someone in the audience...."Did they bring an actress from Disneyland to play the part of Belle? She sounds just like the Belle from the movie!"

There were over 50 cast members ranging in age from 5 to 70 something! The costumes were fabulous and the energy unbelievable! All the hard work paid off with a spectacular performance! Enjoy the photos!

Hope For Homeowners Program~Will It Stop Some Foreclosures?

FHA'S HOPE FOR HOMEOWNERS PROGRAM

As of the release date on November 1, 2008 very few people have made application for this mortgage aid program. I don't know the reasons why there has been an underwhelming application, but it might be because homeowners haven't heard about it. I recall during the summer a few blurbs about an aid program being worked on, but not a whole lot of media about the actual release. Some people might think...where's Lori been? Under a rock or in a cave? But I have talked to several people and they say they haven't heard of it either.

When I read a post today by Candace Robinsonabout this issue I started doing some research. There is alot of resource on the Internet. The first link I want to share is the government's site for the program. I think it is a great place to start. http://portal.hud.gov/portal/page?_pageid=73,7601299&_dad=portal&_schema=PORTAL

The first advice they give is for homeowners to get in touch with their lenders to see if the lenders are willing to work with the program. The site is very helpful in explaining what will be involved in making application. And some qualifications as well.

The second link I want to share with you is Countrywide/BofA's Homeownership Retention program. They will not start taking applications until December 1, 2008. (Maybe this is why there hasn't been very many applications as of yet because all the Countrywide clients haven't been able to file)

And finally a link to a full report on CNN.com about the program and it's slow start.

It sounds to me like there is a tiny flicker of hope and we have to spread the word!

New Member to the AR Book Club

Hello Everyone! I stumbled upon this new group by way of Alexsandra Stewart. I am very excited about reading everyone's reviews and writing some of my own. I never have been a ferocious reader but lately I have found my nose in a good book almost daily! Some of my favorite authors are John Grisham, Anne Perry, Janet Evanovich and James Patterson. I like reading because it is much more entertaining than TV. (100 channels and nothing to watch!)

Russel- Thanks for creating this group!

Northwest Airlines Merges With Delta Airlines ~ Discount Airfare

I am a frequent flyer with NW Airlines and received an email from them yesterday that they are merging with Delta. Seems to be a lot of this going on lately huh?

My World Perks membership stays in place and I get to keep all of my accumulated miles, so that's encouraging. I just have to wonder about fare and service changes. Of course it is always a plus when fares drop and services improve but how often does that happen? I can only hope!

I also discovered Allegiant Airlines recently and wanted to share them with you. Their fares are rock bottom but they are very limited on routes and dates. Check out their link and service airports. I haven't flown with them yet but I have to question how they can offer such low fares. Maybe they don't allow baggage or carry on for that matter. And the windows open so the people with window seats can stick their arms out and flap like the birdies. But seriously...I will give them a try because they just started a Medford, OR. to Phoenix, AZ. route for $120 round trip! Amazing!!

The Media and Real Estate: A Toxic Relationship?

To my Readers:

This encouraging post from my friend Cameron Wilson gives sound advice to buyers. Right now is a good time to buy! We need to stop listening to the negative slant the media is pushing on us all the time and look at things in a positive and professional manner.

Via Cameron Wilson: Murrieta/Temecula/ Menifee California Real Estate:

All of Us Rely on the Media to Keep us Informed " Up To The Minute" on Current Events and the manner we receive this information varies from the Internet, Television and the old fashion Newspaper but the fact remains we all to a certain degree allow others to influence our opinions. What if the information we receive is slanted to fit the Ideals of the Reporter and how much influence does it have on the population as a whole? Does this create a mindset that influences people's attitude? You bet it does but do most people investigate the information to see if it is true? Most of the time the answer is NO!!!!!

It is no Secret the Real Estate Market is Down From Previous Years and the media has reported this even though the years they like to use as a comparison were over inflated as the early years of 2000 were not Average. So be it but now many in the Media are trying to bring to the public the falsehood that people cannot get a Home Loan let alone qualify for a loan. What a bunch of "BS" being dumped upon the American public as what the Media is neglecting to say is it's not possible to get a"Liars Loan" where no information on the loan application is verified!!!!

Thirty Years Ago My Wife and I Purchased Our First Home with a FHA Loan, last I heard FHA was still in business, that allowed us to achieve the American Dream of owning our own home at the tender age of 22 & 20 respectivally. We had to verify that we had jobs and a 3% down payment, borrowed from my parents, and with this Old fashion concept we moved into Our Taj Mahal. By the way the interest rate back then was 10% fixed!!!!

When I have a Problem With my Car I seek Out the Advice of a Professional Mechanic even though the Media reports GM is having a problem with their business as I do not understand how my vehicle was built but they have the Truth to my questions. IF you have a question about a subject seek out the advice of a professional in the industry as they know the reality of the their Profession regardless of what the Media may say.

In The Past Three Weeks Four Families Have obtained Loans and Closed Escrow on homes with me personally, three in Murrieta and one in Menifee Ca., so I guess they must not have been watching the news as they were too busy achieving the American Dream. I don.t say this to brag as I sell Real Estate and I don't know the first thing about running a Newspaper or Media outlet.

Brookings, OR. ~ Rainbow Rock....Brookings Condo Market Report October 17, 2008

Rainbow Rock is named for the colorful ribbons of different layers of rock at the bottom of the small hill along the beach. This beach is very difficult to get to because it is alongside Highway 101 and the access is pretty much a cliff! There is a vista point turn off on a wide shoulder of the highway and that is how I achieved these photos.

Brookings offers many condominium possibilities. To rent as vacation getaways or to purchase, as investment or primary residences. Pictured here is Rainbow Rock Condominiums, one of many condo units in the Brookings area.

According to the RMLS the Brookings area has a total of 18 active condo listings with an average list price of $317,820 and 7 sold condos in the past 12 months with an average sale price of $291,570.

Brookings, OR. ~ Port of Brookings-Harbor

THE PORT OF BROOKINGS - HARBOR is the busiest recreational port on the Oregon Coast.

I believe that it is one of the most beautiful ports. I probably feel this way because I live here and it offers me a place to moor our sailboat as well as a place to walk and enjoy the beach!

The Port of Brookings - Harbor has suffered financial woes in the past and also the present. But I think that the Port commissioners, management and staff will find ways to fix the problems because the port is too important for our community.

Listed below are some interesting facts about our Port:

The Port of Brookings Harbor District covers over 400 square-miles.

The Port of Brookings Harbor represents over 75 percent of the population base for Curry County.

The Port has more than 5,000 commercial fishing vessels visiting annually.

The Port moves more than 20 million pounds of bait, fuel, ice and fish products across its docks annually.

Because of its location and geographical configuration, the Port of Brookings Harbor is listed as a "Harbor of Refuge" by the U.S. Coast Guard. The Chetco River, on which the Port is located, is the safest bar on the Oregon Coast with more than 280 passable days per year.

The Port Of Brookings Harbor is one of the most active Ports on the Oregon Coast, with a 9300 square foot retail center, a bustling recreational and commercial fishing marina basin, and an additional 13,000 square feet of commercial space in planning.

All of these statisics I gleaned from the Port's website. If you would like more information on the port check out this link!

Port of Brookings-Harbor

The Port also has a live web-cam feed...go check this out with current photos of the port!

Port web-cam

I have heard a slogan in the past for the Brookings-Harbor Port.. "A Port for all seasons"

Lake Shasta is All Dried Up!

This past weekend we went on a small trip to Redding, California and stayed in a cabin at Tsasdi Resort on Lake Shasta. Only problem was .... there was no lake. We went on the Dam tour and the Dam tour guide explained the fact that the Lake gets 90% of it's water from rainfall and only 10% from snow melt. And since they have not received any rain since February 2008 it's the lowest I have ever seen it. (BTW Shasta Dam is the 2nd largest dam in the country....I didn't know that until this weekend!)

We still had a good time with friends and visited the Sundial Bridge in Redding as well as taking the Dam tour. I am going to be funny now....I asked the dam tour guide if I could take a dam picture and we used the dam bathroom while the kids played with the dam toys...ha ha ha !

This old train tunnel is usually under water. You can see the white water mark on the trestle piling where the water level is normally. It was a weird feeling to be walking on a lake bottom.

Sundial Bridge is a beautiful bridge that has opaque tiles on the walking surface and it is strictly a pedestrian bridge. The bridge crosses over the Sacramento River. Also near the bridge is the Turtle Bay Activity Center. We did not have time to explore the center but we wished we had because we heard rave reviews about it. Maybe next time!

Today's News You May Not Be Hearing

I just had lunch with my husband this afternoon and he was telling me he had heard a report on the radio this morning that August's home sales were up! Very good news indeed. Then when I came back to work and logged onto AR I found this encouraging post by Sarah Eubanks and I just had to re-blog this wonderful report.

I am a very optimistic person and always hopeful and it encourages me to continue in this vein when I hear news like this. I have to agree with Sarah that we are by no means out of the woods, but it is a bit of good news to keep me pressing onward another day!

Via Sarah Eubanks ~ Preferred Oregon Loan Consultant & Notary Public:

In today's economic turmoil and heated political scene, we rarely hear news that is uplifting or encouraging. This morning - today - is not any different. I wanted to share with you a glimmer of hope which I found on the MSNBC website today.

While researching the emergency rate cut enacted by the fed this morning, I stumbled across this article claiming, "Breaking News" , but oddly I have not seen anything about it on the big three networks. So...are you ready for the good news...the hope?

August's Existing Home Sales had a very solid increase in the month of August. While the expectation was for another decline of 1.8%, the buyers started buying. Not only were the economists wrong in their expectation of a decrease, they were blown out of the water with an increase of 7.4%. The article, as brief as it is, goes on to tell you that the reading is the highest since June of 2007 and 8.8% higher than one year before.

While I am not espousing that the hard times are over, I do think that we need to spread the news. I believe that the media is largely responsible for the mess we are in now. Sure, government has played it's roll in the demise. But the media are the ones who fuel the fear of the masses. If we can get out and encourage buyers, sellers, and borrowers that now is a great time to buy, we can help to stimulate the economy. We can make ourselves part of the media. We have voices too. And Active Rain has established itself as a major influence in the world of Real Estate both nationally and locally.

Go spread the good news. The hope. As I do what I can to join the fight, I will be watching, reading, and writing (finally).

Whaleshead Beach is a beautiful cove with a rock formation that resembles a whaleshead including a blowhole that spouts during high tide! The park has picnic tables, firepits, restrooms, beach access, rock hunting, and shell collecting. Whaleshead Beach is also a historical site. Gold was mined at this site and some old abandoned mining equipment can be seen here. Go to the parking lot and head east around the stream. Follow the headlands south to the area where an old sluice box can be found. Rumrunners also landed illegal booze here during prohibition. Whaleshead Beach State Park is located on Hwy. 101 north at mile post 349.

Brookings, Oregon ~ Sailing the Serendipity

We finally sailed the Serendipity!!

Yesterday we took her out for the very first time and how exciting it was. But it was also a bit scary. We had never sailed before and I was nervous. I called my mother before we left the house to say good-bye and that I loved her. I also told her if she didn't hear back from me by dark to call the coast guard.

But I had no reason to be afraid. Alan had taken sailing classes with the Brookings Yacht Club and he knew what he was doing....I think! It was a perfect day for a maiden voyage. Clear skies, light breeze, and hardly any swells. I probably didn't even need to take that Dramamine! The wine, cheese and crackers were a nice touch as well!

We saw jelly fish, water birds, huge pelicans and the view from the ocean towards Brookings was a perspective I enjoyed immensely. We also did a little fishing and caught some nice bottom fish!

I think I am hooked, but I don't believe I want to try to live aboard Serendipity. She is just a tad too small. Even though my husband has made numerous comments about living on a sailboat...he better get a larger one if he wants me to live on board!!

Curry County Board of Realtors Summer Picnic Fun

The Curry County Board of Realtors had a great time this past weekend attending a summer picnic!

Families and children of the board were invited and the board provided hamburgers, hotdogs, and sodas. John White and Dave Welch were the BBQ'ors. And they did a great job! Everyone brought side dishes and there was tons of food.

There were a few games played and in these photos you can see one was a game of tying couples up and seeing if they could loose themselves without breaking the ties...no one was successful and had to go home still tied to their partner....just kidding. The trick was all in the wrist!

The kids had fun playing badmitton and kayaking in the river.

In my opinion I think it is important for our local boards to do events like this for it's members. It creates a bond and also helps the members to get to know each other more than on just a professional level.

Enjoy Browsing In Brookings' Oldest Historic Building

The Central Building

The Central Building was built in 1915 by the California and Oregon Lumber Company. The building was designed by Mr. W. Ward, Civil Engineer, who graduated from Cornell University in 1901. The building served as the Administration Building for the Brookings Company which included: The Brookings Land and Townsite Company, The California and Oregon Lumber Company (formerly the Brookings Timber and Box Co.), The Brookings Commerical Co. and the Northwest Railroad Co. Lots of Companies!!!!

Collectively, these companies owned and operated the mill town of Brookings, which included the mill, a hotel, a hospital, a commissary, a theater and mill houses for it's employees. They also owned a mercantile store. Sounds a bit like monoply to me!!

The Central Building was added to the National Registry of Historic Buildingsin 1980. The building has been converted to small shops including the Coldwell Banker ~ Oregon Coast Realty office, Feather Your Nest Gift Shop, and coming very soon Earl E. Books Bookstore and a music shop.
