Is the water muddy?
I am ready now to bloom out into approaching banks to sell REOs (A REO is a bank owned property.  A property that has already been foreclosed on by the bank). But first, I want to know what some of the pitfalls and success stories are on this.  I have the confidence that I can do it, it is just another branch of being an agent.  However, I am not sure of the right approach to getting my foot in the door with the banks.

Yet another cost effective and useful suggestion.
I have an toll free number that is a "follow me" number.  Anywhere I am I can get my calls.  If I put my office number or cell number on my business card, get a follow me number and route all my calls from the business card to this follow me number, I will get my calls whereever I am.  I don't have my cell with me and want my calls to go a certain other phone, I just reroute the calls to that phone!

I did some research on what other options a seller has in being successful in obtaining a short sale in the case where either they simply ran out of time and the auction was set or the lender was sitting on the request for short sale and the time ran out.
The other option I found was filing Chapter 13 - bankruptcy.  Here is what I found:

Tonight must be I like the tools that the title companies have for realtors, night!
Have you tried Realnet offered by a couple of the title companies.  It is really a good source and it is a one-entry download to (they say 31 of the top listing sites).  But there is one thing that is hard to get from them is the list of the 31 sites!  They will only share the top 3 or 4 (Yahoo.com classifieds, Googlebase, Lycos multistate).

As a part of our marketing plan we offer FREE 1 year warranty for their buyers.  I signed up for th emembership of the warranty program toolbox and they have a certificate that I print out and put in our presentation folder for the seller as some of the bonuses we offer.  They seem to love that we are saving them money at the closing table.

Well, if not FREE, low cost.  I have database experience but I do not have database software.  In my other life (corporate world) I used DBase IV, Act and others but I know that they are a little too expensive for my purse right now.  I was looking along the lines of no cost or low low cost (smile)

Be careful of agreeing to work with a buyer prospect unless they are willing to sign a contract with you. Your time is just as valuable as your money, and agreeing to work with fair weather buyers who will happily consume your time, but then buy through another agent, has high opportunity cost associated with it.

Talking listings. During my brainstorming of things to do to pump up the volumn on my RE business, one of the thoughts was offering talking listings.  This where I would have a toll free number for those interested to call and get information on the listing. I have seen a few around and wondered if this is something that is worth the money to get and offer to my sellers. Will buyers find it useful or just another extra step in finding about the property?

I wanted to give a shout out to our title companies and how (SOME) of them go the extra mile to get our business and some don't seem to care that much.  I made up my business plan for this year and made commitment to connect with more title companies, so when I need my farming materials I would have a better supply than I did last year. I have a comment and question.
While putting a new listing on MLS I pulled up the reverse prospects list to email the agents of my new listing.  You know, doing all I can do to reach out and let all the agents know about my listing.
HOWEVER, I noticed that only 3 of the 18 agents listed wanted to get emails about the new listing that match their potentials, what is that all about?
Does this bother anyone else.  Comments welcome.

Price increases - where are they coming from? Is things changing on the upswing? - 05/15/07 05:05 PM
Price increases????
Is this real? With the market the way it is, it seems unreal to see that there are 44 properties that had the nerve to increase the listed price!  I am going to dip deeper to see what makes an agent list the house for one price and then increase it in this buyer's market. 
Anyone have input in this area?

Have you noticed how many expired listings there are on the MLS?  Taking just one of the mls services (Metrolist servicing 9 counties: El Dorado, Merced (Western), Placer, Sacramento, San Joaquin, Stanislaus and Yolo counties.  
There are 117 expired listings on record as of today.  I have launched a campaign to go visit as many of these expired listings as I can.  I am putting on my thinking cap. I will be sending postcards and doing my real estate work to see if I can get some of those expired listing.
