After over a year of blogging... I can truly say I love to blog about real estate. I love to share and I love to learn from others. ActiveRain is one of those sites that allows you to mentor others and learn from others. The hot topics now is the market condition: Pre-foreclosure, foreclosure, loan modifications, HAMP, HAFA, Short Sales, REO/Bank Owned properties and you hear it from the top professionals. Some are skeptical of the Making Home Affordable plan. Some say it won't help but will just slow down the recovery. What do you say? I say... This is a question that hopefully the second lien holders can answer that the incentives offered in the Making Home Affordable Program is enough to motivate more shore sale approvals. Afterall, if the homeowner goes to Foreclosure... you get ZERO. And by the second lien holder approving to take short of what is owed, this will help make the HAFA program run smoothier for those homeowners that have 2 loans on their property. This weekend , there was a great turn out at Atwater & Ceres locations - Loan Mod workshops. Among the banks that participated in these workshops: Bank of America, Chase, Fannie Mae. Stockton California this is an URGENT announcement: The Water is NO GOOD - until the notice is lifted. Residents in about 3,500 central Stockton homes are advised to boil their tap water until further notice after officials found E.coli bacteria this morning during construction of a water main. The area affected is bordered by Grange Avenue on the east, Riviera Drive on the west, Inman Avenue on the north and Lucerne Avenue on the south, the California Water Service Co. said. Here is the 24-Hour Market Watch for the 9 counties of Central Valley, (includes Placer to Merced counties). Note the large number of back on the market properties. And who said there are no expired listings anymore. What I like most is that there is movement on the listings (324 pending) and 337 new listings - added to the back on the market will give you good idea of how many listings this 24-hour Market Watch brings our way! HAFA ..and you say my mortgage loan servicer MUST do what ? - 04/21/10 03:25 AM
If you are wondering what must your servicer do in the HAFA program. Here is a just a list of the items the servicer must do to get you started in doing a short sale (HAFA) program. The HAFA(Short Sale) program is a part of the HAMP (Loan Modification) program. If the homeowner is not eligible for the HAMP program or has either failed or turned down the loan modification, they are eligible for a short sale.

Fannie Mae changes ... waiting time to purchase again OR Waiting to Exhale! - 04/19/10 11:25 PM
Fannie Mae has figured out how it will handle allowing borrowers that are experiencing the pre-foreclosure process now -- as to how long they will have to wait before they can become homeowners again. Of course, this is just for those that will be interested or able to purchase another home prior to the current wait times that are set.

Interest Only Loans was good then.... but now they look like HAMP and/or HAFA! - 04/18/10 08:43 PM
So many of the homeowners that I have spoken to is caught up in the Interest Only financing maze and still do not understand how it works! I believe it is impossible to figure out just how many people signed up the Interest Only loan and now find themselves owing even more than what the original loan was for (due to late fees and the Interest Only loan... only covering the interest). While the name of the loan is not misleading.... the outcome maybe to more than some. Back in the day... Interest Only Loans looked and sounded good, but now....

For Sale by Owner and HAFA Short Sales don't mix! - 04/16/10 07:37 AM
Well, its been said that an owner can actually sell their own home if they want to. This is not so with HAFA Short Sale program. HAFA stands for Home Affordable Foreclosure Alternative. The HAFA program is not allowing homeowners to sell their own home. You must hire an agent to handle this transaction for you. This is actually a good policy is many ways, but the most important is that - doing a short sale is a stressful process no matter if it is HAFA or the regular or what I call the traditional short sale way. Let an ageng handle this for you

First Time Homebuyers, have we got good news for you! Since the requirements for purchasing a home and receiving assistance is starting to be enforces the "first time homebuyers must be certified in order to qualify for down payment assistance" programs. NID-HCA is a HUD certified housing agency and will be holding several workshops in the Central Valley to serve the first time homebuyer in obtaining this certification. In this market madness, renting maybe an option that will help you keep your home. This could be either you rent out a room or two or you have a second property and need to rent it out or you can stay with relative or friends and rent your property out until you can afford the mortgage on your own. Can your property rent for the mortgage amount or more? In many cases rent does not cover full expense of the property - can you afford the difference? There is a catch to Forbearance.... but it still an option - 04/16/10 05:59 AM
In most cases, your mortgage is not fully cured or reinstated through a forebearance option .... not until all your payments are up to date or paid in full. If you miss a payment (just 1) your mortgage servicer can end the agreement and you can end up in the same stage of the foreclosure process as you were originally. If you are in default now and miss you are back in default and have to pay close attention to any sales date set or you could end up in foreclosure (quickly). Yes it is possible. Of course, that would put you in the miniority status but that is a good place to be if you are sitting on equity in your home. And yes, you can list and yes it will sell if priced right. If you have equity, even if in the foreclosure process you can sell and cure the foreclosure issue. This is still a situation to call your lender and keep in touch because you would hate to lose your home just because you ran out of time --- and especially if you have equity in your home! Call
