AB 2016: Allows recording of a single document against multiple lots/units. As a practical matter, this means associations would receive notice of changes in ownership more quickly. This law will amend Civil Code Section 2924b to provide greater efficiency in recording blanket requests for notification of foreclosure. The new legislation will go into effect on January 1, 2011.
Not much guard or relief for homeowners, this is more of a procedure and a speed up in the process of notification.
The request by the association must be recorded before a notice of default is filed.

Welcome in the 2011 New Year! SB 931 law... Guards homeowners from deficiency - 12/30/10 10:00 PM
New short-sale protections (SB 931).
SB 931 will protect from deficiency because SB 931 will exempt all first mortgages from deficiency, hard-money, refinanced or purchase money, from a deficiency after a short sale as well. It prohibits deficiency judgments on a property secured by a first trust deed for a dwelling of 1 to 4 units. Every potential short sale seller with a refinanced first mortgage will be covered by this new law. This will provide great relief to homeowners. This is definitely a stress reliever for those in mortgage trouble and having to do a short sale.

Temptation is silent... Not many words are needed to tempt you to do something that you should not be doing. Holiday shopping is a good place to find yourself tempted. Even if you made it through Xmas shopping... you now have to be careful about the "after Xmas shopping deals". They are out there and ready for you. I like the suggestion of having a fenced in yard. It will hopefully keep the unwelcomes from just using your yard as a path to the other side. A fence just adds privacy (if it is high enough and if it is not a see through fence)!

I believe I asked this question last year.... What are you doing with this "halt on eviction" time that the banks are giving? This question is for those that are either in mortgage, about to be in mortgage trouble or know someone that is in mortgage trouble. And it is especially for those that have already been foreclosed on and are about to be evicted from the property --- except the banks have halted all trustee sales until after the holidays. Come January 4th the trustee sales will resume.

I am all for giving credit where credit is due... but when I received this counter offer - I thought to myself "and here I was about to believe that this bank was better than the rest" that they really care about saving homeowners homes and /or saving them from foreclosure.

For a while now banks have been threatening to do away with the remote possibiity of a postpone trustee sales date. Now I see they are coming out 1 by 1 leaking out ways they MAY re-schedule the trustee sales date under certain circumstances. The key here is knowing the (RIGHT/CORRECT/APPROPRIATE - when to time ) to ask for a postponement ~~~ and actually get it!!
I am not sure there is a correct/right/appropriate way to request a postponement when you have the trustee sales date scheduled. I am not sure you will get it no matter how you ask. BUT … (2 comments)

If you like the house and it looks like the only thing wrong is that the water heater may need to be replaced, do you not buy the house or do you buy it and just plan to get that item replaced?
Some buyers are looking for the perfect home, with nothing wrong with it. Yet most properties that are on the MLS these days have something going on that is apparent that it will need to have something repaired on it. As we know most properties come with an "as is" tag on them as well.

The Price is comparable to the recently sold homes in the area. This is important because it is a short sale. The lender is expecting to get at least market value for any property they short sale on. HOWEVER, 24 months is not that far away!! Options will change - so sit on the fence feeling that you have all the time in the world.....Remember seeing the words, "time is of the essence"? Well, that started back with the Mortgage Forgiveness bill that was passed back during the time when this foreclosure crisis really got rolling. The catch to the forgiveness is that it was passed only to last for a few years. The essence of that time allowed will expire on December 31, 2012.

Carbon Monoxide - The Silent Killer | New Law in California for 2011 - 12/18/10 11:41 PM
A new law, SB 183, enacts the 2010 Carbon Monoxide Poisoning Prevention Act that requires that a carbon monoxide detector be placed in any dwelling that is intended for human occupation. This is true for homeowners as well as owners of rental property. California has passed this new law that goes into effect January 1, 2011.
Must comply by July 1, 2011 or penalities, fines and who knows what else!

This may sound harsh but love can get you into trouble that you never thought it would. Example, you can love your family member and they can love and trust you so much that they are bold enough to ask you to co-sign for them a car or even bigger and better.... a house!

Don't let anyone tell you that Green Tree does not work with you! I am happy to announce that Green Tree Mortgage Servicing has taken the lead in lenders to work with on a Short Sale!! Yes, that's right. According to the news Fannie Mae, Freddie Mac will definitely put a freeze on eviction of those that occupying a house that is foreclosed on the mortgage loans they own or back from Dec. 20 through Jan. 3.Bank of America just join the band wagon today and most of the other larger banks, including J.P. Morgan Chase, and Wells Fargo, already observe a moratorium through the New Year, unless the foreclosure involves an investor who chooses not to observe the holiday policy.
