AB 2016: Allows recording of a single document against multiple lots/units. As a practical matter, this means associations would receive notice of changes in ownership more quickly. This law will amend Civil Code Section 2924b to provide greater efficiency in recording blanket requests for notification of foreclosure. The new legislation will go into effect on January 1, 2011. Not much guard or relief for homeowners, this is more of a procedure and a speed up in the process of notification. The request by the association must be recorded before a notice of default is filed.

New short-sale protections (SB 931). SB 931 will protect from deficiency because SB 931 will exempt all first mortgages from deficiency, hard-money, refinanced or purchase money, from a deficiency after a short sale as well. It prohibits deficiency judgments on a property secured by a first trust deed for a dwelling of 1 to 4 units. I like the suggestion of having a fenced in yard. It will hopefully keep the unwelcomes from just using your yard as a path to the other side. I believe I asked this question last year.... What are you doing with this "halt on eviction" time that the banks are giving? This question is for those that are either in mortgage, about to be in mortgage trouble or know someone that is in mortgage trouble. And it is especially for those that have already been foreclosed on and are about to be evicted from the property --- except the banks have halted all trustee sales until after the holidays. Come January 4th the trustee sales will resume. So my question is.... What are you doing with this "free" time?

I am all for giving credit where credit is due... but when I received this counter offer - I thought to myself "and here I was about to believe that this bank was better than the rest" that they really care about saving homeowners homes and /or saving them from foreclosure. ** and I also thought... with this kind of luck -- it is not a good day to place a bet on anything! My homeowner has done everything that was asked, now finally we get the counter offer from hell. The buyer didn't even respond. It was simply too much!

For a while now banks have been threatening to do away with the remote possibiity of a postpone trustee sales date. Now I see they are coming out 1 by 1 leaking out ways they MAY re-schedule the trustee sales date under certain circumstances. The key here is knowing the (RIGHT/CORRECT/APPROPRIATE - when to time ) to ask for a postponement ~~~ and actually get it!! I am not sure there is a correct/right/appropriate way to request a postponement when you have the trustee sales date scheduled. I am not sure you will get it no matter how you ask. BUT

A new law, SB 183, enacts the 2010 Carbon Monoxide Poisoning Prevention Act that requires that a carbon monoxide detector be placed in any dwelling that is intended for human occupation.
