The market is not balanced right now, but there are a couple of things to keep in mind if you are a buyer that is waiting on yet more of a price decrease.  While you may see a small drop in prices for a little longer, keep your eye on the interest rates too.  Just looking at the last week of May 2009 - the interest rate increased from .50% to 1.00% as fixed-income investors demanded more for their money.  This result is in just one week!

The big buzz word nowadays is "loan modification".  When we talk to someone we tell them to go to their lender and ask for a loan modification.  But really what are we doing to that homeowner? Are we giving them false hope?  Are we setting them up for a deeper downfall into the "under water hole"? 
Some homeowners have been going round and round with their lender trying to get their loan modified.  They have had to submit and re-submit their paperwork and still no loan modification in sight.  Of course, some would say they are getting a "free" place to stay … (0 comments)

I have noticed the very first viewers that will show up at the property --- before it is cleaned up and listed - are the:
Looky-loos (not serious buyers but will waste a lot of your time)  -- I tell them I am not just cleaning it up and it is not listed and they still want to go inside and see it!! These are usually people that are either related to or know the previous owners and want to have something to talk about -- so they come over and see how the property was trashed!!! Although not just in California, these cities have adapted City Ordinances to cover vacant properties (Stockton, Sacramento,  Merced, Fresno, Chula Vista, Santee, Palmdale, Murrieta, Temecula, Lake Elsinore, Hemet, Indio, Desert Hot Springs) -- and the issues related to these - foreclosed properties that are left vacant and unkept.  Some of these cities require that the bank register the vacant property, however, Stockton only require that the agent put a sign on the property that states that the property is bank owned, give the agent's information and a 24 hr /7 day a week number to contact the agent if there are any problems with that … (13 comments)

Is it smart to aim your goals high in this market?  Well some would say you always aim high! 
For the sake of this post, lets be real.  Aiming too high, can hurt your business! We're talking about real estate, in this market and with foreclosures being the leader in properties sold (45-50% sold properties are foreclosed homes) probably even higher.  Since housing is decreased, employment is in the decline, foreclosures are up.... we need to point our aim at the right target to make our goals.

Happy May 1st .... what changes do we know about for this month?
Effective May 1st - Fannie & Freddie will go uniform on the appraisal process for CONVENTIONAL LOANS.  This change affects only the conventional loan transactions.  It appears to me that this is a way to push borrowers/buyers into using the FHA, VA, Basically here are the changes I have heard about the new HVCC process:
Big banks will pull appraisers from a pool that could mean that the appraisers are out of area (could be 50 miles or more). Appraisers getting the assignments will probably be less qualified … (0 comments)

Foreclosures are going to be in the spot light more, now that it is good weather ahead.  This means that there will be more people out looking at properties, more open house showings, more drive bys.  AGENTS: Alert. Here are some things we need to do to make sure we have good curb appeal for our listed properties:
 1.  If the lawn is yellow - BEWARE: the city inspectors are out looking for way to rebuild their treasury pots! Regular lawn service (hot weather warrants at least 2 times a month) - most asset management companies will pay $50.00 per month … (2 comments)

Times have changed and will continue to change for a long time to come. This foreclosure situation is not just going to disappear or get cleaned up anytime soon. The market is in decline and there are alot of "real good deals", low priced properties. This means there will be more "smaller" deals hitting the table. There will be sellers (banks and homeowners) that will be assigning and letting you list properties that will not be the big pocket book commissions or fees.  But nonetheless, they have to be maintained and sold too.

family realty group: FHA required vs. Repairs that are not FHA required - What is the difference? And is there a list? - 04/11/09 01:51 PM
Due to the mass foreclosures (bank owned homes) being sold and given the damages that are coming in on all the various reports and inspections, the banks are now starting to take a hard look at how to minimumize the vast amount of repair expenses they are encountering.  Right from the start the bank came out with they are selling these homes "as is" and they are exempt from having to disclose much about the property because they have never lived in or inspected the property.  They leave all that up to the buyer to do PRIOR to submitting an offer.

Agents, I just wonder if  you are explaining to your buyers what "as is" really mean or are  you letting them tell you how they are going to get it?
Offerrs come in with written notice on it that the buyer understands what "as is" is and they are buying this property in as is condition.  They sometimes bid high and then come up with a laundry list of "repairs" and ask for a credit for the repairs!  And as we know most buyer inspectors do not miss reporting anything... and sometimes will over state the damages because they are working … (10 comments)

Let me just throw out some key bullets on how bidding/making an offer for a property can be complicated:
Time - (better known as patient) it will take the bank just as long as they need to decide.  An agent, or a few agents cannot tell you how long it will take them to decide to approve, counter or reject your offer.
Price - (better known as the offered amount) this is up to you and what you want to pay for the property and of course how much you qualify for.  Remember a property is only worth as much as you want … (0 comments)

Being "underwater" is no fun!  So what does it mean to be under water, "trying to" swimming and not having fun?
Being "underwater" is a term to means that you are over your head in mortgage debt.  It means that you owe to the lender more money than the property you call home is worth. It means your payments are so high --- you are sinking, you cannot afford it.  It means that with the way the market is going you will be "underwater" for a long time to come.  It means that some will have to find somewhere else "sweet" to call home … (0 comments)

How cold is it to know that you have been foreclosed on and not let your tenants know this important and urgent information.  I ran into a tenant today that I offered Cash for Keys and come to find out, he had been told by his landlord that everything was OK.  He said that he had received some papers and had given those papers to his landlord that came back and promised him that he had taken care of it and that everything is OK.  He insisted that the tenant continue paying him rent because everything was OK.
