The rules never change... disclose, disclose, disclose!
AB 1511 just goes to show that in real estate the rule is to DISCLOSE!  This bill is regarding gas pipelines, however the disclosure rules cover all area -- Tight rules is:  If you know it, disclose it. 
I am addressing gas pipelines in this post, but all disclosures are important.  As flammable as gas is... I don't have to tell you that knowing that a property is in the vicinity or sitting on a gas pipeline is a hot item to disclose (no punt intended)!  Avoid the potential for lawsuit - disclose.

The Homeowner's Bill of Rights - does it just make sense?
Is it true that criminals come out in the summer time?  Well Summer is right around the corner!  Hopefully, the Homeowner Bill of Rights will heat up before the summer.  Why summer concern?  The heat will make more people seek shelter in the vacant homes - especially the ones with running water - in the hotter spots of California.
Its something about that cooper wiring that turns a criminal on!!!!
Now, a new concern is on the rise with empty and abandoned foreclosed homes, which are being taken over … (2 comments)

foreclosures: One in foreclosure.... the other one buying another home (Same time) ! - 04/08/12 08:22 AM
The question that I keep hearing is can I short sale my home now and my mate purchase another home and if yes - how soon after can this be done?  This is the situation: One of the married couple has the name of the troubled home in their name - the other does not.  The question is - can the one that does not have the home in their name and they are working... can they purchase a home without having the one with the troubled mortgage being involved in the transaction?

Have you ever went to stick your hand in the mailbox to get the key to a property and saw some sitting there and just seem to be waiting for you to go on and stick your hand in to get it??? And did that something have a little red dot on the back of it?  And are you the brave one that says I must have this key and go ahead and just stick your hand in there anyways?

This is a great report to share, heavy in information that more need to know.  Principal reductions should grow and grow!  Banks should either reduce the principal reduction for those that want, need and can handle it and for those that cannot - the banks should be more than willing to approve a short sale request as long as the offer is within the market value.
Its called lets get this show on the road to recovery!

So here I go again with my tape measure and talking about - the flood gates of REOs that we have been told for years now - "are coming".  At one point, I was really believing that there was a slut of REOs out there that would come in such large numbers that even I would get a few of them!  I waited and waited and - to my surprise year after year (since about 2008) nothing showed up in such large numbers.  Oh there was a few but nothing to match the rumors that we had better watch out … (0 comments)

Is it fair to lead on the homeowners? And do you think this is happening?  The question that I have is - are the banks sucking the home-life out of homeowners and loving it?
I can say that I have spoken to several homeowners that are saying they are talking to their lender and have been for months but are not getting an answer one way or the other - regarding their request for a loan modification.  Is this fair?

foreclosures: MLS 24 hour watch brings low numbers, but only for the weekend - 08/14/11 04:30 PM
The MLS 24 hour watch (August 14, 2011) for the weekend has smaller numbers that it will have during the weekdays.  This shows that the inactives are high.  Being a real estate agent, special attention is given to the expireds and the inactives.
Inactives could mean that the listings are taken off the mls because these listings were lost to short sale denial or the homeowner just ran out of time before the property was foreclosured upon.  As an agent, it is my duty to check on these listings and see if there is an opportunity there for me to capture these inactive and expired listings.

Two California cities hit the Top 10 list...
San Jose sounds like the place to be if it is indeed the #1 city with the most job postings.  The only problem I see is if the job postings are not being filled.  San Jose is a lovely place to live - although it is an expensive place to live.  It is a melting pot and if you are a real estate agent, your listing prices are pretty high. So when is being the largest.. good? Can't be when you're rated the worst? Can it?
I think I can answer this question right now.  Sometimes being the largest just means that you caused more damaged to more homeowners.  Sometimes being the largest and having the most and being called the worst - is hard work to clean up.  Sometimes you just can't clean it completely up.  And all the time that is unfortunate when you can't clean it up.

I read a lot of MLS property descriptions and I noticed that "Motivated Seller" is a constant phase that is use.  It came to mind... is there ever a seller that is not motivated?  If yes, why are they not motivated to sell the property if it is listed?
During these trying times, I can see that some homeowners are not all that excited about selling although they agreed to list their property.  But in some cases you have to do what you have to do.

It is almost amazing how many homeowners do not know how the short sale process works - not even a little bit.  A small amount know that there is a lineup of hands in the candy dish.  Some believe that their bank is the one that decides if their short sale is approved or not.  A great deal of the agents do not know how this all works.
