Almost everyday I am hearing that the market is getting better! A change is in the air!!!  Of course this is good news and yes, I can see that the market is changing.  The inventory is low and that is or could be a sign that buyers are buying up all the inventory and therefore things are better for the economy and of course for those interested in buying it is a sweet and sour tone.

No this is not talking about the ground hog.  Anyways that is over until next year - and only on Feb 2nd. What I am talking about 'Shadow Inventory' The shadow I am talking about is "Shadow Inventory": A term that refers to real estate properties that are either in foreclosure and have not yet been sold or homes that owners are delaying putting on the market until prices improve. When you look at a 24 Hour market watch what do you think?  When its the weekend you see smaller number than when it is during the week.  Like on a Tuesday.. the numbers will probably be heavier than the weekend and some Monday are lower because Mondays are usually a day to get caught up from the weekend, but by Tuesday all your new listings should be in the system.
So yes, looking at a 24 Hour Market Watch can be a little confusing when you use it to measure what is going on in the market.  Check out … (0 comments)

Let's talk about Back on Market listings.  Usually when a property is put back on the market it means that it was either put in Short Sale Contingent or it in straight Pending status and it fell out and is now available for another buyer/offer.

NEWS FLASH!
Not that it is something smacking brand new....but it is something that agents, mortgage brokers and buyers should be informed about. 
By knowing this, it can help to save a deal.
I am finding that most REOs are requiring that the buyers that submit offers include a Pre-Approval or Acceptance from a Bank / Lender and that the Mortgage Broker letter of approval is just not sufficient.  Now to some this may not be News or EXTRA but it is to some.  The old way of just sending a pre-qual letter just may be over.  Some REOs are even requesting a … (8 comments)

Prime Real Estate Selling Season almost all over.... (prime time as we have come to know it -- these days and time)
