What a beautiful day this turned out to be in Stockton, CA.  We (Rosemary Brooks and D'Adrea Davie - the Mother and Daughter Realty Team) held a First Time Homebuyers Training Class for buyers that are in escrow and need the HUD Certification in order to qualify for the Down Payment Assistance programs that Lodi and Stockton are offering.  Rosemary and D'Adrea are the instructors.

After the shock of this huge foreclosure crisis... comes the procedures for making it go away.  Making it go away is harder than you may think.  One of the reasons that it is so hard to get rid of is the procedures that are set in place!!! Having your home checked for safety issues is the best ideal after deciding to purchase a home.  As a Stockton, CA Real Estate Agentl, I always advise my buyers to have a home inspection.  Most will agree but some just don't want to give up the money to get the inspection.  I have them sign a waiver but not before I give them the "you really should reconsider" and have the inspection.  I know you will be glad you did, the moment something goes wrong in your new home!

Modification:  an agreement between you and your mortgage company to change the original terms of your mortgage-such as payment amount, length of loan, interest rate, etc.
       Modification may be an option if:

The following time-line is applicable for non-judicial California Foreclosures under a Deed of Trust. Foreclosures begin with the Trustor (borrower) not making the monthly payments to the Beneficiary (Lender), the first missed payment is technical default, but in practical terms, most Beneficiaries do not begin the process until the third payment is missed. If the Beneficiary cannot resolve the defaulted payment amount with the Trustor through Forbearance or other Loss Mitigation measures, the Beneficiary will instruct the Trustee to begin Foreclosure proceedings.

CalHFA is not taking applications or maintaining waiting lists for the Keep Your Home California programs at this time.

I had the pleasure of speaking with Bank of America regarding the National Homeownership Retention Program (NHRP) - Principal Reduction.  I like it when the banks puts in the effort to help the homeowners!
I was told that it is an old program just coming to live.  It started in 2008, with the last attempt being back in May 2010.  It seem to have died but now it is back in the forefront.

There is question of when it is best to figure out your costs when you are planning to sell your home.  In a traditional sale, I'd say right away before you put it on the market.  However, during these economic times, where short sales are the most common, with so many homeowners under water on their mortgage, in default and not able to afford the property. 
There is some good news.... there is no costs - the homeowner's part associated with a short sale.  By cost, I mean no cost such as closing costs.
