So here I go again with my tape measure and talking about - the flood gates of REOs that we have been told for years now - "are coming".  At one point, I was really believing that there was a slut of REOs out there that would come in such large numbers that even I would get a few of them!  I waited and waited and - to my surprise year after year (since about 2008) nothing showed up in such large numbers.  Oh there was a few but nothing to match the rumors that we had better watch out … (0 comments)

Some buyers are determined to bid lower than the list price. I believe it is called bargain shopping - but is it reality?  No matter if it is a short sale, REO or traditional listing.  They love the house but want to pay less for it.  The fear is that the market is going to go down lower and lower and they do not want to pay too much for the house.  They have this idea that the sellers are more than anxious to get the property sold and will accept any offer you shove at them. I am glad to say that there are more choices for the Stockton, Central Valley and Northern California home buyers.  . 
New Homes are back!  That's right some builders in the Central Valley are now building homes.  This is great news and implies that the economy is coming back alive - a few homes at a time.  New homes are usually built to suit, and takes about 3 months to build.  Some are already built.  The builders are offering incentives if you purchase a new home.  Just remember to let your agent know if you are interested so that the agent … (1 comments)

I know that this market is confusing, up and then down, down then a little up.  It is not exactly the "real estate friendly" market, but we have to keep moving forward.  I know this and I strive to be the best I can be during these challenging times. 
I also know that I need to have more than 1 niche and I do.

Sure things have changed a bit, and by right they needed change.  Especially when it comes to the lending process.  This does not mean that you give up on your dream of owning a home.  It simply mean you need to do your homework, be ready and get set to go and find your dream home - the right way.
Here are few tips
Just know that it is not better to rent, unless you are not serious about homeownership.

So I read that even Zillow is admitting the housing prices are going down!  Now you remember the days when you go to the homeowner and do your listing presentation (after you have completed a CMA (compariable market analysis) and the homeowner doubts your evaluation of their property value because they said you were too low?  Well, we had Zillow to than for "zestimate" being much higher than the CMA that you did!

Negotiating or in contract.  Are you still negotiating or are you in contract? When do we shake hands? Or do we?....
This is a very important difference to know when you are in the process of purchasing a property.  Just because you have just submitted an offer does not mean that you have a deal.  It does not mean that the seller is going to take your offer - just because you have submitted a CASH offer.
For example, coming in too low at the beginning may turn off the seller so much they may refuse to deal with you altogether.  … (2 comments)

If you are in the market to purchase or sell a property.  Take your time and chose an agent that know about what they are doing.  I mean if you have mortgage problems and want to find out what your  options are... pick the right agent to tell you what the options are or where to go to find out about your options. 
If you are ready to purchase a property (regular purchase, short sale, foreclosure) get an agent that knows how the process works.  Knowing the pre-foreclosure process is a great attribute for an agent in this market condition to have.  Its a must!

Every agent has things that they can't do well, maybe its buyers or maybe its listing.  It could even be that an agent is not a people's person ~ and if this is the case ~ man are you in trouble!  It's a lot easier to be mad about the things you can't do than to just give thanks for the things you are blessed to be able to do. Waiting for the bottom - but why?? If you are waiting for interest rates to hit bottom, you'll never move until rates start to rise. The bottom of any market can only be seen in hindsight. Buy a home because it's cheaper than renting, you are financially prepared for homeownership, and the move fits your lifestyle plans.
So if you need hindsight to see the bottom --- you won't know it was really the bottom until it is over!  So if you are thinking about purchasing a home >>>>>> do it now!  This is the bottom!

So how many pre-approvals does one buyer really need?
One of the frustrations that agents and buyers experience is that while searching listings, you run into properties that require that the buyer get an additional pre-approval from that seller's preferred lender.
Now this does not sound like a big deal if you only had to do that with one other lender, HOWEVER.... Although not just in California, these cities have adapted City Ordinances to cover vacant properties (Stockton, Sacramento,  Merced, Fresno, Chula Vista, Santee, Palmdale, Murrieta, Temecula, Lake Elsinore, Hemet, Indio, Desert Hot Springs) -- and the issues related to these - foreclosed properties that are left vacant and unkept.  Some of these cities require that the bank register the vacant property, however, Stockton only require that the agent put a sign on the property that states that the property is bank owned, give the agent's information and a 24 hr /7 day a week number to contact the agent if there are any problems with that … (13 comments)

Not sure how it is in your neck of the woods............ but here in San Joaquin Central Valley.... there are birds and their (droppings) everywhere!  I am not talking about the tweety bird....
 
Have you experienced the "birds" and has it been a problem with potential buyers that you were showing a house?
