Remember how easy it was for a husband or wife to purchase a home and not have to use the other spouse’s credit to pull it off. Remember the term “separate”? Well with the changes in lending – look out for this to change. Change could be considered not for the good because it will no longer be possible to leave out the spouse’s credit when you are purchasing a home and you are married. This is the 24 hour watch for August 2, 2011 for the greater Metrolist area - Central Valley and San Joaquin County is included in these numbers. What caught my eye was that there are - no Expireds and a large amount are back on market. I wondered if those listings were the ones that were tallied as expired prior. I head a whole sermon on targeting the expireds. I have not worked them yet... YET because they are on my list of things to do. Check out the expireds in your area and lets see if they are worth looking

Are you sill stuck as if it was still back in the 2005-2007 timeframe or have you found a solution that you can live with and not lose everything in the process? What is your loan type of choice and do you have it? This loan type for a while there (since back in 2005-2007 or so)knocked out the plain old 30-year, fully amortizing, fixed rate loan, because it was unattainable, as some people couldn't qualify for this financing given that their income couldn't keep up with the appreciation of housing stock. This is why the Option-Arm became so popular... they had to come up

It takes 9 months to have a baby and unless you're lucky... a whole lot of pain comes with the delivery! Sometimes and it seems more than often, Short Sales can take just as long or longer and the pain level measures close - and the stress level can exceed delivery in some cases. We know this is not "cool" and it is certainly not "fair" either. There has been much talk about shortening, streamlining and improving the process ... however, if you're not entertaining a Wachovia Fast Track Short Sale... you may be in it for the long haul. What is a Supplemental Assessment? State law requires the Assessor to reappraise property, immediately upon change-in-ownership or completion of new construction. The Assessor's Office must issue a supplemental assessment that reflects the difference between the prior assessed value and the new assessment. This value is then prorated based on the number of months remaining in the fiscal year ending June 30. This supplemental is in addition to the regular tax bill. To appeal a supplemental assessment, an application must be filed with the Clerk of the Board within 60 days from the mailing of notice of the supplemental assessment.

While the City of Stockton banned Wal-mart Superstores -- the regular size Walmart will be a part of the proposed planning of the Weston Ranch Towne Center at the corner of I5, French Camp and Manthley! Althought it is not the news most wanted, it is still great news for the City of Stockton and most important for the Weston Ranch community. This will mean more jobs and a better selection of shopping. This is also a great way to help re-build the Weston Ranch community. Everybody loves Wal-mart! If its a good meal.. I love leftovers. But if its about left over paint cans all over the place... its not a pretty site. Someone said they had too much paint left over! Left over paint is a huge problem: Californians waste more than $90 million per year buying excess paint! Question: This is starting to be more of a common question rather than an obvious answer before you ask the question. When the owners go to their lender(s) and ask for a loan modification or other workable options and the lender take their time about telling you they cannot help you and the best option you have is doing a short sale. And in the same breathe they tell you that you should list the property at what you owe them on the property!!!! This my friend.....is bad advise. And the Answer: In this market you cannot afford to list the house
