Stanislaus County: See a HUD home you like? If yes, give me a call. These come out weekly and will be going pretty fast. The good thing about a HUD home is that you know the list price and you know you must at least match that price in order to get the property. The competition is stiff and there is no time to lag -- so check them out and let me know if you would like to see and purchase a HUD home. stanislaus: Got R-E-O Countered? - 04/25/08 02:49 AM
You submit an offer and you get countered? What does it mean? Some buyers mistake a counter for a turn down or that it is etched in stone. It is not. It is an opportunity to open up the negotiations or it can be. Don't mistake a counter as a turn downDon't mistake a counter as an opportunity to go under what you originally offered!Don't mistake a counter as something you can sit on for several days - act on it if you want it!Don't over look what the bank is countering... read carefullyIf you want something - ask for it BEFORE you

stanislaus: What's so SHORT about a Short Sale? - 01/12/08 02:34 PM
Short sale - Can anyone tell me why they call it a short sale? Is it short? Is it close to short? Here is why I am questioning the name: SHORT Sale. The only thing that is SHORT is your Equity, Value of your home and the lender getting paid short of what is owed. Maybe they should change the name to (Short on Equity Sale, FMV Short Sale, Negative Payoff, or Short of Debt Sale or Lender Short Sale or something like that). Because the process is usually not SHORT. The time it takes to complete the sale is not SHORT!Owner having

stanislaus: Are you Short on Equity and Low on Cash? - 12/31/07 11:27 PM
This is a very important question. Here are some more important questions: Are you in trouble with your mortgage because you have had or are in a hardship? Are you in default with your mortgage? How is your credit? Have you contacted your lender to try to work out a plan to help you in this situation?Do you want to avoid foreclosure?Do you have to sell? Short Sale: Noted BenefitsIf you a yes to the questions above....You might want to consider a short sale. A short sale is when you owe more than the market value of your home. You fall short

stanislaus: When being #1 is bad! - 12/27/07 01:20 AM
California Foreclosure stats Usually holding first place is an honor... however being #1 in Foreclosures is not an honor that we here in Stockton, California are proud of. Up until the mortgage meltdown, Stockton was hardly heard of. Now I have people calling me from other states and they mention and remind me that Stockton is #1 in number of foreclosures over all other cities. California total foreclosure filings hit 39,992 with the household per filing is 325. California foreclosure filings have been at #1 for 10 straight months. 20% of the 201,950 foreclosure filings reported nationwide for the month of November

stanislaus: Loose Lips might sink the ship! - 12/11/07 11:56 AM
Disclose, Disclose, Disclose! BUT.....................Be careful how and what you disclose. Scenerio: There are numerous homeowners that use their home as facilities in the San Joaquin/Stanislaus and other California neighborhoods to provide licensed care for children, Foster care, seniors, recovering alcoholic or drugs, VA vets, etc. that are either a Day Care, Foster Care, Senior home, AA recovery or etc., home at some time or other, but that in itself is not a nuisance. Do you need to disclose this to a potential buyer? The law says -- no need to disclose this. Should the question be asked of you, you have to tell the truth about the

stanislaus: Sellers: Don't know why your house is still on the market? - 12/10/07 11:36 PM
House on the market too long? Don't know why? Feel like you have the worst house in the area because it is not selling? Or do you blame your agent? HINT: -------Lower your price. This just might help!!! If your home is already in the best condition possible, and you've already raised the commission and offered the buyer a premium, you may have to accept the fact that your home is overpriced. That doesn't mean someone, some where, wouldn't offer you your dream price. You may just grow old waiting for that day to come. Lets take a closer look at todays MLS numbers

stanislaus: Anybody got a bandaid? - 12/09/07 03:25 PM
Good news for a small few --- not even a bandaid for most! As I wrote in a previous post Who will get help? there seems to be a problem with coming up with a plan that will really help the foreclosure problems. I mean we are hearing that there are plans to help but then you see where they cut out the majority of people that really need help with all the criteria requirements that must me be meet before the homeowner can get help -- meanwhile you have numerous amounts of owners that are being totally ignored and this
