Today Central Valley Realtist Association hosted an imformational education event.  The guest line-up was excellent!

As an agent, I never want to turn business down - so I don't.  I don't turn it down but I surely can put it on a temporary hold until the ducks are all lined up.  I mean I have to be smart about this business right? 
So when I get someone that calls me because they saw a house listed on the exact street that they would love to live on or they saw a listing that sounded like the house for them..... but they are not pre-approved or not even sure what their credit is like - … (6 comments)

Tenants living in the property is not as easy as the close of escrow!  Tenants have "Tenants Rights" and those right must be observed.  You would hope that the homeowner (especially with a short sale) would have already updated their tenants on what is going on and how much time they have.  It is especially important that the agent make sure that the tenants have been advised in the proper way - according to the state's laws.  If this is done in the proper way... it could cause some serious "after closing problems" that I am sure neither the agent, the … (14 comments)

Don't purchase without it!!
Its no secret, most of the homes on the market - while are in pretty good shape:  They just may have older appliances and other items that are covered under a home warranty - that may break within a fairly short period after purchase.  Its kind of like a pre-existing condition but in some cases - not really.  I mean all things wear out and will need to be replaced.  So don't purchase a home, thinking its the perfect home and not cover yourself for future breakdowns.  Get a home warranty!

The question that I keep hearing is can I short sale my home now and my mate purchase another home and if yes - how soon after can this be done?  This is the situation: One of the married couple has the name of the troubled home in their name - the other does not.  The question is - can the one that does not have the home in their name and they are working... can they purchase a home without having the one with the troubled mortgage being involved in the transaction?
