Gold Key Lake is a 120-acre natural, glacial lake with a beach including lifegaurds, swim area, floating platforms and paddleboats. Enjoy a meal overlooking the lake at the Chatterbox or stay overnight at the Lodge. Use the boat launch at South Beach for your non-gasoline powered boat - sailing, fishing, canoes, etc. There is excellent fishing on Fawn and Autumn Lakes for bass, crappies, perch and other fresh water fish.

The community also features a baseball field, tennis courts, basketball courts, and much more for family fun and entertainment. A full time security force is on site.

The Gold Key Lodge has many facilities including the Chatterbox Restaurant, Adult Lounge, Youth Center and a large deck in the rear for parties and outdoor restaurant seating.

The Lodge has ten 'hotel style' guest rooms for residents' guests to use. The rooms have been completely remodeled and refurbished by Gold Key volunteers. All rooms have new carpeting, bedding, ceiling fans and cable TV. Room rates are $50 plus tax per night. All guests have access to the Restaurant along with full use of the lifeguard supervised Beach with swim area, floating platforms and paddleboats, Children's Play Area , Tennis Court and Baseball field. Because the rooms are in great demand, you should make your reservations early.

Hemlock Farms is located in a spectacular 4,500 acre wildlife sanctuary a nd surrounded by over 84,000 acres of pristine state forest and gamelands, and is managed by its own community association. This association, whose members are the lot and home owners, offer a Public Works Department for maintenance, a 24-hour Public Safety Security Patrol, garbage removal, 24-hour manned entrance gates and a wonderful fire & ambulance team that not only serves Hemlock Farms, but our surrounding neighbors when needed.

Our community boasts four beaches, two outdoor pools, tennis courts, basketball, volleyball, two baseball fields, a brand new playground, a library, a church and Jewish Fellowship, and a clubhouse complete with an indoor pool, fitness center, sauna, steamroom, and oversized Jacuzzi whirlpool.

Hemlock Farms offers a full range of amenities and services.

1. Make a list of all of the amenities that are close by in the neighborhood you are considering as your new residence. Keep in mind what distances and routes to each of these places are acceptable and what are not.

2. Determine what the best features of the neighborhoods are. This is especially helpful if you are deciding between a few different neighborhoods.

Are there parks nearby?
Is it scenic and visually appealing?
Are there quiet areas, streets, culs de sac?
Are the people friendly in the neighborhood?
Is the neighborhood clean? Yards, streets, parks?
Are there nice trees and foliage?
Do the lots have large or small yards?
Are there walkways and are they easily accessible?
Is it a safe neighborhood?

DINGMANS FALLS - The trail along Dingmans Creek affords a beautiful view of falling waters plummeting through strands of hemlock and rhododendron. Off of Route 209 at Dingmans Ferry.

DINGMANS FERRY BRIDGE - The last privately owned toll bridge in Pennsylvania, constructed in 1900 where ferries once crossed the Delaware. 8 miles south of Milford Route 209 at Dingmans Ferry.

KITTATINNY CANOES - Rafting, canoeing, and camping on the Delaware River. Dingmans Ferry, 1-800 356-2852.

LAKE WALLENPAUPACK - 14 miles long, 2 miles wide, with 52 miles of shoreline straddling the Wayne/Pike county line. Water skiing, boating, fishing, swimming, lake tours, public and private beaches. LEDGEDALE NATURAL AREA - A beautiful natural area maintained by PP&L, affording a splendid view of the inlet area of Lake Wallenpaupack.

PINCHOT INSTITUTE/GREY TOWERS/ PINCHOT FALLS -A National Historic Site, the former home of America's first chief of USDA Forest Service, Gifford Pinchot, built in 1885-87 in the French chateauesque-style of architecture. Dedicated as the "Pinchot Institute for Conservation" in September of 1963 by President John F. Kennedy. Roaring waterfalls easily accessible at the estate. Milford, 296-6401.

PP&L VISITORS CENTER - A covered audio-visual tour of the Wallenpaupack hydroelectric project, featuring lake history, the production of electricity, and recreation on the lake. Route 6 near junction of 590, Hawley. (570) 226-3702.

RAYMODSKILL FALLS - Provided early settlers with the water power needed for industries, including a cotton mill, saw mill, and tannery. 3 miles south of Milford off of Route 209.

ROEBLING BRIDGE/DELAWARE AQUEDUCT - Spanning the Delaware river at Lackawaxen, this National Historic Landmark carried canal boats full of coal from the mines of the Lackawanna Valley east to New York City during the 1800¹s. Built by John s. Roebling, who later designed the Brooklyn Bridge, it was the first suspension bridge built in America, Lackawaxen,685-4871.

DELAWARE STATE FOREST - Located in Carbon, Pike, and Monroe counties, the Delaware State Forest System is managed under a multiple use philosophy to produce crops of timber, protect watersheds and provide recreational opportunities for millions of people. Picnic areas have been established at Snow hill Dam and Pecks Pond. Also 80 miles of roads and trails within the forest are designated each winter for snowmobiling.

HOMEstead Downpayment and Closing Cost Assistance Loan

Homebuyers eligible for the HOMEstead program may qualify for up to $35,000 in downpayment and closing cost assistance in the form of a no-interest, second mortgage loan. HOMEstead funds in an amount up to $14,999 are forgiven at 20 percent per year over five years. Funds between $15,000 and $35,000 are forgiven at ten percent per year over a ten year period. The minimum loan amount is $1,000. A fee of one percent plus $300 is applicable, but may be financed by the HOMEstead loan.

Borrowers must have sufficient funds to make a downpayment of at least three percent of the purchase price. HOMEstead funds provide the remainder of the downpayment and the closing costs. In certain cases, based upon family need, the funds may provide additional down money to make the property affordable to the buyer. (This would be based upon front-end ratio and payment shock.)

Buyers participating in the Keystone Home Loan Program are eligible to apply if they meet certain Program Income Limits and home Program Acquisition Cost Limits that vary by county. Most major cities and seven counties are wholly excluded from the program because they receive their own federal allocation. Eligible areas are noted on the limits above. The home must also meet other property guidelines specified by federal rules. Federal regulations for Lead-Based Paint Hazard Reduction (24 CFR Part 35) are applicable to HOMEstead Second Mortgage Program applicants.

You are not a first-time homebuyer, but you plan to buy a home in a Targeted county or area. Target counties are indicated by a "T" in the listing of Purchase Price and Income Limits. Please note that some Non-Target counties have targeted neighborhoods within them. Those areas are listed by county and census tract starting on page three of the purchase price and the income limits above. To determine the census tract of a specific property.
OR
You and all other adults who intend to live in the home within 12 months from closing are first-time homebuyers. This is defined as someone who has not owned (had Title to) their principal residence during the previous three years.
The gross annual household income for all adults that intend to occupy the home within one year from loan closing does not exceed the Keystone Home Loan Program income limit. All sources of income must be included, except for income received by persons under age 18 and income received by dependants enrolled in a full-time undergraduate program.
The purchase price of your prospective home does not exceed the Keystone Home Loan Program purchase price limit. This includes all costs for a complete home. It is also known as the total acquisition cost. The appraised value of land owned outright for more than two years does not need to be included.
You have an acceptable credit history and the ability to make monthly payments on the home you expect to buy. Generally, you should plan to use no more than 30 percent of your income for your monthly mortgage payment. A participating lender can help you determine how much of a home you can afford, as well as any credit issues you may need to work on.
You have sufficient funds to pay standard mortgage application and closing fees. Check with a participating lender to determine the specific costs. These would commonly include such things as credit reports, appraisals, title fees, etc.
You have sufficient funds for a downpayment on your prospective home. Borrowers who have a downpayment of less than 20 percent of the home's purchase price or appraised value are required to obtain mortgage insurance to protect the lender in the event that the mortgage becomes delinquent (you fall behind on your payments). The amount of the downpayment differs according to the loan type as listed below.

Conventional loans: This is the term for a loan that is not insured or guaranteed by the government. In this case, borrowers with a middle FICO credit score of at least 660 can put as little as three percent down (this would include the co-borrower's score, too). Of that amount, the lesser of $1,000 or two percent of the sales price must be verified in your bank account for at least three months. The remainder can come from a gift from a member of your immediate family (parent, sibling, child, grandparent, aunt, or uncle) or a nonprofit organization.

For buyers with credit scores below 660, a downpayment of five percent is required for conventional loans. At least three percent must be verified in your bank account for at least three months. The additional two percent can be a gift from a source mentioned above.

FHA loans: These loans are insured by the Federal Housing Administration (FHA) and require a borrower to have a three percent minimum investment.

VA and RHS loan: Loans guaranteed by either the Veterans' Administration (VA) or Rural Housing Services (RHS) require no downpayment in most cases. RHS loans are not available in Philadelphia and Delaware counties or other major cities.

Borrowers should be aware that not all participating lenders offer FHA, VA, or RHS loans. Also, those loan types may have additional eligibility requirements regarding the buyer and/or the property.

In a Buyer's Market... You Should Be BUYING!!!!!

How many times have you heard recently that " The Market is Bad" It's not bad. It's a buyer's market. That means that there are more sellers than buyers in the market for available homes. I don't hear anyone say it's a bad market when houses are selling fast and above the asking price. That's a bad market. Buyers get caught up in a frenzy and find themselves in a bidding war for an over priced home.

Now is the best time to buy a home within the last 8 years! Interest rates are near record lows. Banks want to lend now when there are less deals being written. Sellers are more apt to reduce their prices or may be willing to help pay the buyer's closing costs.

So, whether you're an investor or first time home buyer, now is definitely the time to jump off the fence and buy some real estate in this "Bad" market!

Are there still good homes under $200,000?

In today's real estate market, the magic number is $200,000 for many first time home buyers. In New Jersey, it's virtually impossible to find a home at this price and even more impossible to find one that meets the buyers needs.

My average sale is $230,000. I currently listed a 3 bedroom, 2 bath, full basement ranch home in Sunrise lakes. The home has not been completed yet and already I have an offer on the home.
