I felt compelled to write this blog about a most horrifying case of animal cruelty in my own city of Pembroke Pines recently.  Someone beat a Pomeranian to death and left the dog on the owners porch with a note stating that they beat it to death, thus taunting the owner.  Why someone would do this is beyond my comprehension, but I am starting to hear about beatings and killings like this more and more.  And it's not just about the Pomeranian or the lion in Africa;  It's also about all the animals down … (2 comments)

When I take a listing part of my attraction to potential clients is the fact that their listing will be advertised on the web.  We start with the reputable websites like realtor.com or the company's site, but somehow without our aid the listing takes on a life of its own like the blob and continues to grow and grow until it is on over 100 websites.

I have been to numerous homes where the homeowner would spend a fortune on their dream kitchen only to ignore the rest of the house.  And although I am in favor of a kitchen remodel above all else when it comes to the pecking order of things to do to sell a home, if that is all you do then you are probably headed for a loss.

So my seller's lawyer calls me and says that he wants to eliminate the clause that states the buyer can purchase via cash or mortgage loan and replace it with cash only.  Now, you would think that if this guy is as smart and savvy a lawyer as he represents then he would know that by eliminating the mortgage clause you are eliminating most of your primary buyers.

The foreclosure crisis has spawned a new and even more sinister monster in the housing market - skyrocketing rental prices.  The 4.6 million foreclosures during the housing meltdown has added to the already burgeoning rental market, thus creating a shortage of rental housing and an increase in pricing.

Approved short sale price means full price.  I just summed up an approved short sale in one sentence, but you would be surprised at how many buyers and their agents seem to think that these are like foreclosures and they can come in with a low ball offer. 
When a bank approves a price that they are comfortable with accepting for a listing as a buyer you have to come up with that money or move on to an unappoved short sale.  With those you can offer whatever you like, but beware of wasting a lot of your precious time … (0 comments)

South Florida has four seasons too; the only diference is that those four seasons are relegated to hot, hotter, hottest, and hotter than hades.
I love reading posts where other agents talk about the change in seasons where they work and it makes me quite jealous because we only get a lot of heat.  Our heat is probably the equivalant of the cold in Green Bay. When it comes to choosing a tenant it's quality, not quantity.  Jerry McGuire was right.  I have a rental listing that I originally put in the MLS at $2000., market rate for Weston, Florida.  Nobody made an offer except one deadbeat who never paid his bills.  So I went to plan B and lowered the price to $1800., now the lowest priced single family home in Weston, and the phone rang off the hook.
