Sign of encouragement.....I have had a brand new home listed for sale for 18 months at a list price of $879,000 which 18 months ago seemed close to the fair market value. By the way that price in my market is the very top. A month ago the seller asked me what it was going to take to sell the house. I advised him to lower the price to $795,000 and hope we get an offer. Which he was reluctant to do. After a few days he told me to lower it to $829,000. Within 10 days we had 2 offers … (1 comments)

One of the best ones you can use for today's market is the one you can give potential sellers to watch about the importance of pricing their home right. In January 2008 there were only 21 homes that sold in the Montrose Colorado market as compared to January 2007 when 42 homes sold, hopefully this is more weather related (lots of snow and cold) than any sign of buyer weakness. Now that interest rates are hitting very low points maybe things will pick up. … (3 comments)
