Just 4 closings this past week this is left over from a slow month in December. This week 15 properties went under contract which is a good week for January. So far this year in the first 3 weeks 37 resdential properties have gone under contract. The market is busy for the time of year.

first time home buyers: Giving Back To The Community - 03/30/09 12:07 PM
In the last 18 months I have been donating part of my commission at closing to a charity/church.
I inform my buyers/sellers before the closing that instead of giving them a closing gift I would like to donate x amount of dollars in their name to an organization of their choosing. Everyone thinks that is a wonderful idea. It is a great way to give back to the community and help other people.
I believe that the more you give the more that comes back to you in rewards far greater than monetary.

Here are the stats on the few homes that did sell during January 2009 as compared to January 2008.
Year Number Sold Avg Sales Price Days on Mkt
2008 23 $221,952 150
2009 12 $227,191 208
As you can see the number sold dropped in half and the days on the market increased but the average sales price increased a little. It will be interesting to see what happens this month. first time home buyers: Wells Fargo...Las Vegas Trip A Win/Wynn? - 02/04/09 09:34 AM
So Wells Fargo cancelled their Sales conference trip to the Wynn in Las Vegas under media scrutiny. I for one am concerned that they did that and that they were not more vocal in defending the trip. I believe they should have kept it in place.
I hear many of you saying absolutely not, they shouldn't be allowed to use bailout money for such things.
I disagree. This wasn't some getaway for top executives, this was a sales conference for their top 100 or so Mortgage Consultants who have generated millions of dollars of income for the company in the … (0 comments)

first time home buyers: Senior Property Tax Exemption Colorado - 01/11/09 09:16 PM
Did you know that there is a senior tax exemption in the State of Colorado?
It is availableto senior citizens and the surviving spouses of senior citizens. The State reimburses the local governments for the loss in revenue. For those who qualify 50% of the first $200,000 of actual value of the applicant's primary residence is exempted. The applicant may apply for the exemption on only one property. No more than one exemption per tax year shall be allowed.
Qualifying Senior Citizen
1. The applicant is at least 65 years old on Jan 1 of the year in which they apply.

The first week of the New Year has started off with a definite pick up in the calls and showings our office has been receiving. This is encouraging news if you are looking to sell your home, whether it is on the market currently or you are thinking of putting your home up for sale in the near future.
