After 18 years selling Real Estate you have encountered many things. This one is new to me. A couple of months ago I did a drive by CMA on a home owned by a man who lives out of state, he didn't want to alert the tenants to a possible sale. Now 2 months later he calls me to list it. The tenants are his mother and step dad. I call them to gain access....No way are you coming in this house neither is my son and a whole tiraid of other unspeakables. Just yesterday in the Grand Junction Daily Sentinel newspaper there was an article about the Cities of Grand Junction and Montrose Colorado. These numbers are according to the U.S. Census Bureau just released Wednesday. The article said that Grand Junction Colorado grew by 3.7% in the past year from 134,061 to 139,082 in population which makes it the 9th fastest growing metro area in the nation out of 363 metro areas. Montrose Colorado which is 65 miles southwest of Grand Junction where I live and sell Real Estate, also grew by 3.7% from 38,109 to 39,527 in population. This makes Montrose … (2 comments)

Just in the past week since the temperatures stared to warm up and the clocks went forward that the inventory of homes for sale has started to increase. Since last Monday March 10th the number of homes for sale has increased in my area from a steady 465 since the begining of the year to 492 today that is just since last week. Last summer at the peak there were 564 homes for sale. Hopefully this year there will be a few more buyers around. Today I made a 70 mile round trip to show an old mobile home on a lot listed for $59,000 to a long time investor client of mine. He is going to make an offer on it. Unfortunately it will be low but probably won't amount to sale. Here are the sales numbers for Montrose City and County for Feb 2008 as compared to Feb 2007. Feb 2008 24 Homes Sold Avg Price:$200,762. Avg Days on Mkt: 167 Feb 2007 51 Homes Sold Avg Price $231,266. Avg Days on Mkt: 130 Lot sales Feb 2008: 0 Feb 2007: 10 So the numbers are way down over last year. In my opinion our cold snowy Jan & Feb has not helped here.
