The market continues to be fairly active for the first week in March, now that the clocks have gone forward the feeling of Spring should be in the air. Traditionally this is the start of the selling season.

Just 4 closings this past week this is left over from a slow month in December. This week 15 properties went under contract which is a good week for January. So far this year in the first 3 weeks 37 resdential properties have gone under contract. The market is busy for the time of year.

Last month April 2008. The home sales numbers for Montrose Colorado were only down slightly from April 2007 Last month there were 43 homes sold compared to 53 in Apr 2007 The average price of a home last month was $216,594 compared to $226,117 a year ago. Residential lot sales continue to be almost non exsistant. Inventory levels of homes currently for sale have already surpassed last years high at 564. What have you done for your client lately? In Oct 2006 I closed on a listing I had, I also had the buyer. My seller was about 65 retired Army Vietnam Vet. He was an alcholic and chain smoker. He owned the home free of any mortgage. The reason we were having to sell it was he was getting ready to lose the property to unpaid back property taxes. Just in the past week since the temperatures stared to warm up and the clocks went forward that the inventory of homes for sale has started to increase. Since last Monday March 10th the number of homes for sale has increased in my area from a steady 465 since the begining of the year to 492 today that is just since last week. Last summer at the peak there were 564 homes for sale. Hopefully this year there will be a few more buyers around. Last Monday I wrote about a great week I had just had. Fortunately it has continued that way. I wrote an offer on a property yesterday haven't heard a response yet. Today I wrote an offer on a piece of property which I'll find out in the next day or two if we have a deal, I suspect with a little negotiating we will. Both actually. Today I closed on a listing of mine that I have had listed for 18 months. A brand new home no less, at least it was in 2006 When It was orginally finished. Who knew at that time it would take this long to sell. It orginally listed for $879,000 Closing sale price today $775,000. Best of all it was my buyer. Here are the sales numbers for Montrose City and County for Feb 2008 as compared to Feb 2007. Feb 2008 24 Homes Sold Avg Price:$200,762. Avg Days on Mkt: 167 Feb 2007 51 Homes Sold Avg Price $231,266. Avg Days on Mkt: 130 Lot sales Feb 2008: 0 Feb 2007: 10 So the numbers are way down over last year. In my opinion our cold snowy Jan & Feb has not helped here. Sign of encouragement.....I have had a brand new home listed for sale for 18 months at a list price of $879,000 which 18 months ago seemed close to the fair market value. By the way that price in my market is the very top. A month ago the seller asked me what it was going to take to sell the house. I advised him to lower the price to $795,000 and hope we get an offer.
