It will be similar to the tests we've seen & hear for years, but it is the first nationwide test. Mosty will see or hear the usual test preamble, but it is expected that some areas will not see the TEST ribbon on the TV screen or may not properly be advised verbally on local radio stations.</p> <p>The system has been used regionally & locally by NOAA (National Oceanic & Atmospheric Association) and State agencies. As of this writing, the eye of the storm is expected to pass very close to the NJ shoreline, just a few miles East of Howell NJ. I understand Irene is bareky still a hurricane and made landfall at about 5:30am at Little Egg Harbor Inlet. Little Egg Harbor is in Ocean County, NJ about 15 miles North of Atlantic City and about 40 miles South of Howell.<br><br>The winds are  blowing here, but not with much of the force of earlier. I guess <strong>Irene is here!</strong> <br><br>We've not yet lost power. Lots of leaves on the ground and it is pouring rain.and from what I can hear "the usual" places are flooding as expected. In addition to a nightmare for residents, this is leavign many traffic lights out as well. Many intersection crossings are simply blocked off forcing drivers to go off course without direction. Those in business know there is a separate charge on their bill for any street or area lights they have requested be put in place. This includes Townships and Counties - in other words - our tax dollars!! Doesn't matter whether they are are on or off, it is $x.xx per month for each light. I learned LOTS, kind of think I've forgotten a bunch, and listened to & met some amazing people. It was an awesome day!</p> <p>I came to RainCamp again Washington, DC today for a refresher. I heard much of the same information and<img title="Raincamp at Gallaudet University, Washington DC June 2010" src="http://activerain.com/image_store/uploads/3/3/0/6/4/ar127628551046033.jpg" height="194" alt="Raincamp at Gallaudet University, Washington DC June 2010" width="268" style="margin: 10px; float: right;">LOTS of new stuff, too.  Just as the social media scene and what works changes, so does the RainCamp content.</p> <p>As with the first RainCamp, I've come away again today with a greater appreciation of my potential - and an excitement toward growing.  I've been given a great set of tools and now it's up to me to put them to good use. Time to check on my Facebook, Twitter, LinkedIn, and other accounts. Localism. Longtails. SEO. So many websites. Video. wow... Time to revisit lead generation tools and CRM for follow-up.  It's mind boggling to me.  Some things will fit better than others, but it's amazing how it seems most of the best are reasonably priced - many are free. The time I'll save with today's suggestions is immeasurable. I need to stop just lurking (although I learn so much more than I could share by doing that), leaving a few comments, and begin to create posts with good content - and the proper mix of juice!  Comfort with it will follow they say.</p> <p><strong>Of all the things I came away with again today, I think the feeling that really hits home the most is that of  ActiveRain being a caring community of real people.</strong>  I am new to (and not good at) blogging, but as I'm heading home on the Acela (exciting in itself!) I feel compelled to share. Kind of mushy, I know, but very true. The house just needs too much work.</strong></span><br>This applies to REO's, foreclosures, and short sales... sure they're good deal, but the financing can be rough.  Any broken windows, bad appliances, leaking roof, water damage, obvious mold, health or safety issues, structural problems and of course any liens.</p> <p><span style="color: #6600cc;"><strong>2. Low Appraisal</strong></span><br>Appraisal used to be a "rubber stamp"... those days are long gone and best forgotten.  Today, appraisers are trying hard to "prove up" your purchase price... and standards have become tougher (good!).  If the appraiser can't, in good faith, shore up your purchase price... they're just not gonna.  Re-negotiations (post appraisal) are becoming much more common.</p> <p><span style="color: #6600cc;"><strong>3. Borrower has too much debt</strong>.</span><br>Back in the day, large debt/income ratios were given a "blind eye"... no more.  35-40% debt ratios are the top end... the guidelines have become very tight... and if your buyer does qualify... make sure they don't make any large purchases just prior to closing, as many lenders are pulling credit just before closing... and if something has changed.... weee doggies, lookout!</p> <p><span style="color: #6600cc;"><strong>4. Buyer is self-employed.</strong></span><br>Lenders today are looking for 2 years of tax returns for those who are self employed.  And they look at you cross-eyed if your income is declining.  Real income will not be used <em>(such as a Waiter who doesn't report all his tips)</em>... they're going to be based on the income shown on your tax return.</p> <p><span style="color: #6600cc;"><strong>5. Borrower has just started being paid by commission only.</strong></span><br>In an effort to save money, some companies have switched their long term employees to commission.  Lenders will not count commissions unless they can show a history of at least 2 years.</p> <p><span style="color: #6600cc;"><strong>6. Your tax return doesn't match your IRS transcript.</strong></span><br>Oh, this is a fun one.  Used to be that you submitted a printout of your tax return, and the lenders just "believed" you.  Sometimes they would pull a copy of the return for their files, but only after closing.  Today, they are pulling transcripts prior to closing, and if they don't match up.. .(in other words, you "doctored" your printout)... that's fraud, and the deal is off, the loan is dead.  (<em>And keep in mind that lying on a mortgage application is a federal offense, punishable by time in your local penitentiary!!)</em></p> <p><span style="color: #6600cc;"><strong>7. You can't get PMI.</strong></span><br>Again, PMI (Private Mortgage Insurance) used to be a "given"... no more.  There are only two or three PMI companies nationwide, and they are picky, picky, picky.  It is possible, today, to be approved for your loan, and yet denied PMI.  Your credit needs to be good... you need to have low debt, and the better your down-payment, the happier they are.</p> <p><span style="color: #6600cc;"><strong>8. The condominium has issues.</strong><img src="http://activerain.com/image_store/uploads/5/8/1/2/0/ar12743820002185.gif" height="158" alt="" style="margin: 3px 4px; float: right;" width="135"></span><br>Lenders are looking closer and closer at condo budgets, reserves and their general financial health.  They're concerned about any pending litigation, and upcoming special assessments.  Lenders have recently been pushing condo boards to increase their Fidelity bond... enough to cover at least 3 months of residents not paying their assessments.  And they're taking a hard look at any owners (other than the developer) who owns more than 10% of the units.</p> <p><span style="color: #6600cc;"><strong>9. You haven't allowed enough time for your loan processing.</strong></span><br>All of these tighter guidelines are causing long approval times.  The loan papers are often only good for 90 days or so... and if you get to that deadline, and have to rework the papers, that could cause a delay.  If you're purchasing a HUD property... a delay could cost you the property entirely.  Allow plenty of time for short-sale approvals, and even for standard mortgages.  Realtors need to be hands-on with the lender and loan officers.</p> <p><span style="color: #6600cc;"><strong>10. Until Governor Corzine's crew raided the NJ Emergency Medical Technician Training Fund (EMTTF), the costs for the courses were nominal for the Volunteer EMT. Now the EMTTF cannot afford payments for Elective CEU classes. This converts to $10/hour or more that is now the EMT's responsibility... Neither of us had realized and a frantic search for the key was fruitless. Now what??</p> <p>We call <strong>AAA</strong> and the call taker is pleasant and accommodating. We're figuring on a night like this, we'll be waiting for a while, but about 15 minutes later the <strong>AAA Road Mechanic</strong>arrives to change the tire. He, too, is pleasant and accommodating as the sleet & snow are driven into us. He understands about the wheel lock (we're apparently not the 1st to be keyless) and will give it his best try. The stress lowers a bit. Unfortunately, he cannot get the tire off with the tools he has, so he needs to call us a tow truck. Not a problem, but more waiting. And where do we take it too? </p> <p>While we waited for the tow truck, we figured out that Heather had bought the tires at <strong>PepBoys in Howell</strong>, <img title="3 Cheers for AAA, Brick-Howell Towing and PepBoys of Howell, NJ" src="http://activerain.com/image_store/uploads/3/1/6/0/1/ar126877963310613.jpg" height="97" alt="AAA & Brick-Howell Towing to our rescue!" width="130" style="margin: 10px; float: right;">NJ. They never had asked for a wheel nut key so perhaps they can handle it. When the tow truck ( from Brick-Howell Towing) gets there, he too is very pleasant & accommodating. Getting the car to <strong>PepBoys</strong> is not a problem for him and the cost is all covered by <strong>AAA</strong>.</p> <p>We get to <strong>PepBoys</strong>at about 7:30pm. They actually are still open, but not many people are still there (most people are smart enough to stay or go home in this kind of weather). <strong>PepBoys</strong> can handle it tomorrow. We don't have the receipt for the tires, but the service writer finds the information on the sale (8 months prior) in their computer and states the tires should be covered by a road hazard warranty. Wow. Hadn't thought about that! We leave the car, get another for Heather to borrow and we go our separate ways.</p> <p>The following morning, Heather gets the good news that the tire was covered by the road hazard warranty. All together, getting the new tire cost her about $60. While it does cost to have the <strong>AAA</strong> and Road Hazard coverage, it's pretty nice when it all works out like it should.</p> <p>So many times being stranded turns into a nightmare. This time was different. The way all involved treated us and did their jobs was absolutely wonderful. It is 6am, the air is crisp and fresh, and I am standing in the dark awaiting <a href="http://www.njtransit.com/hp/hp_servlet.srv?hdnPageAction=HomePageTo" title="NJ Transit Trip Planner" target="_blank">the bus</a> from Howell, NJ. to the <a href="http://www.panynj.gov/bus-terminals/port-authority-bus-terminal.html" title="Port Authority Bus Terminal" target="_blank">Port Authority Bus Terminal (PABT)</a> in New York City. Traffic is already starting to build. I am excited and apprehensive at the same time about the day to come. You see, I've driven and taken the train into the City, this is my first bus ride and my first visit to the PABT. Of course I've picked a rush hour time to get my feet wet...</p> <p><img src="http://activerain.com/image_store/uploads/2/1/0/5/2/ar126387184025012.jpg" height="99" alt="Confusion" width="123" style="float: left; margin: 10px;">•  The bus ride is smooth and relatively traffic free one. I am seated in the front just taking it all in. It is a good morning and we are in the massive PABT building by about 7:40. I follow the others off the bus and down the stairs into the main terminal area. Wow! There are all kinds of people going in all kinds of directions. Most here are clearly experienced and know their ways well - scurrying to where they need to go rather mechanically. I on the other hand am in awe of the size and energy of this place and in need of direction. After a few minutes to take it in, and with the help of a Port Authority employee and some signage, I make it out to the street for the next part of this adventure.</p> <p>•  As I exit the terminal onto 8th Avenue, I get another taste of the crisp & fresh morning air. The sun is shining now and the sky is clear. The energy of the City on this beautiful day is evident. I know where I am now and where I'm going. I note how even a little bit of familiarity is so comforting. It's going to be a good day.</p> <p>•  The walk to the Marriott is a brief one. Once on the 5th floor, the <strong><a href="http://raincamp.com/" title="RainCamp.com" target="_blank">RainCamp</a></strong> registration people were friendly, accommodating and genuinely excited to be there. So was everyone else! Inside our room, <a href="http://activerain.com/blogs/arbob" title="AR Bob's Blog" target="_blank">Bob Stewart</a> was darting around handling last minute issues and making sure everyone who wanted to was able make their wireless network connections - like he had nothing else to do! <a href="http://www.benkinney.com/" title="Ben Kinney, Bellingham's #1!" target="_blank">Ben Kinney</a> was introduced and sharing his knowledge throughout a fast paced, informative, entertaining and interactive day. <a href="http://activerain.com/blogs/activebrad" title="Active Brad's Blog" target="_blank">Brad Andersohn</a> provided a list of Realtor Tools (all Free) and moderated the Social Media Success Panel (<a href="http://activerain.com/blogs/cijones52" title="Cindy Jones Blog" target="_blank">Cindy Jones</a>, <a href="http://activerain.com/blogs/housepat" title="Patricia Kennedy's Blog" target="_blank">Patricia Kennedy</a>, & <a href="http://activerain.com/blogs/shelbrit" title="Seldon Neal's Blog" target="_blank">Sheldon Neal</a> shared insight into why they are the leaders they are). Spencer Rascoff explained <a href="http://www.zillow.com/howto/DataCoverageZestimateAccuracy.htm" title="All About Zillow Zestimate" target="_blank">Zillow's Zestimate</a> and answered a bunch of questions about <a href="http://www.zillow.com" title="Zillow.com" target="_blank">Zillow</a>. Wow! I find myself in awe again. These masters of Social Media and Social Networking are here sharing their expertise with me. There was so much information shared and it was all backed up with facts and numbers that made it interesting, understandable, realistic, & fun. It's starting to make sense. It felt good.</p> <p>•  As if all the information, knowledge and camaraderie at the Marriott wasn't enough, the Platinum participants were treated to a lunch at either <a href="http://www.obriensnyc.com/home.html" title="O'Brien's Irish Pub & Restaurant" target="_blank">O'Brien's</a> or the <a href="http://www.pignwhistlets.com/" title="Pig & Whistle NYC" target="_blank">Pig & Whistle</a> and then an ‘after hours party' at <a href="http://www.latitudebarnyc.com/" title="Latitude Bar & Grille" target="_blank">Latitude</a>. More chances to interact!</p> <p>•  After all that, I'm heading home feeling so much more comfortable. My day of firsts is over. As I walk <img src="http://activerain.com/image_store/uploads/4/0/0/3/9/ar126387466893004.jpg" height="112" alt="The pieces are coming together!" width="150" style="float: right; margin: 5px 15px;">back to the <a href="http://www.panynj.gov/bus-terminals/port-authority-bus-terminal.html" title="Port Authority Bus Terminal" target="_blank">Port Authority Bus Terminal</a> for the trip home, it was a much less scary place than just a few hours ago. I find my terminal and know I'm in the right place. So much more makes sense. The ride home is time to sort out a lot of the things I've experienced today.
