Once you have found the right house, you have the funding, and the seller has accepted your offer, you should have it inspected before you close the deal. The reason that you should do this is to prevent you from finding on down the road that the home has some major defects.
A home inspection will normally cover an examination of the air conditioning and heating systems, electrical systems, plumbing, attic, roof, floors, walls, ceiling, visible insulations, foundations, windows, and basements. So I listed and marketed the home to bring a quick offer to the seller. They accept and we are under contract. One of the things that I do now is provide the seller with a list of pre-inspection items that they need to check prior to the buyers inspection. Why give them this list? Because all the items here are frequently noted during home inspections.
So why wait for the inspector? Save time and headaches later by checking and addressing them now prior to them becoming an issue.
