Most people listen to this statement, understand it and yet do not hear it. As Realtors we deal with the reality of this statement each and every day. 
We deal with it in FSBO's, the customers fathers', brothers', uncles', cousins' (twice removed on the fathers side), neighbor who told them XXXXX. There is no doubt that we deal with and have to clean up the mess from amateurs and their advice regularly.

The new report on July foreclosure filings is out for Colorado and brings with it a decline in numbers for the fourth consecutive month. Compared to one year ago July, 2010 brought with it a 29.5% decline in foreclosure filings.
The good news does not stop there. When looking at foreclosure sales in auction, those numbers also fell 15.4% when comparing the same year over year periods.
Looking at the exact numbers will give you a better idea. July 2010 brought with it 2,718 new foreclosure filings compared with the 3,855 which were filed in July, 2009.

Recently I had a client decide to put in an offer on a short sale property. We had been looking for a while and though this home was not their ideal, if it worked out the price was attractive to the point they could make needed upgrades with the savings.
