Have you ever seen something written, heard someone say something, or seen something that rubbed you the wrong way? Sure! I know I have, many, many times. Depending on the circumstances you're probably wavering between wanting to strangle the author/speaker/person and taking the more civilized route of trying to understand why they're saying or doing whatever it is that's making you mad. Just like in elementary school, we all have to be nice to one another even if we aren't exactly on the same page. If Case-Shiller shows growth. What does that mean for other real estate markets? - 08/30/11 01:53 PM
The latest Case-Shiller results are in and they show broad increases in prices in nearly all the markets they track but with slower sales. It's the first really good news in a long time but the report leaves out massive details. There's a lot of undercover good news that's not contained in that report that I hope people will see. If you read my articles I'm not a big fan of the Case-Shiller Index. It has a lot of flaws, including the fact that it leaves out so much data on major metro areas and paints a very incomplete picture.

The latest news from the National Association of REALTORS® is that sales of existing homes dropped 1.3% in July. Lawrence Yun, chief economist, points out that sales activity would improve with "...consumers having the necessary confidence to enter the market." There has been some controversy about the latest contest in which anyone writing 3 market reports will get 3000 points per month. Lloyd Binen wrote an article about coercing members to write good content. He makes a good point, why do we need an incentive to write good articles. Just like all the other contests for points, Activerain is inspiring us to write good articles. The concern voiced by many is that all these contests and extra points DILUTE the value of the points and possibly the value of Activerain in Google rankings. I disagree. In the news today is the announcement that Andronico's Markets has filed for bankruptcy protection with assets and debts that are nearly a match. The market, a family owned local chain open since 1929, will continue operations. As with many businesses, they tried to expand during the economic downturn and got caught with too much debt. I'm a news junkie. However it seems, for whatever reason, that no matter what real estate news article I read the bias is ALMOST ALWAYS negative. It's as if the reporters out there can't find a bright spot anywhere. If I were a consumer, it would be really hard to justify buying or selling a home when, based on the news, it appears that prices all across the country continue to drop and there's no hope in sight. The San Jose Mercury News is, once again, telling only part of the story about local real estate. Their latest article states that the sales and prices of homes dropped in July about 5.5%. Yes, that's right, the house used to make the famous horror movie is on the market at a moderate (at least by west coast standards) $1,350,000. It's got 3000 square feet, a theatre, gourmet kitchen, pool, and waterfront location. It's actually located in New Jersey instead of Long Island, the location in the movie. As REALTORS® we spend a lot of time scanning documents into PDF files to shuttle them off to clients, title companies, lawyers, etc. The irony is that often times we only have the ability to create a PDF file and seldom the ability to edit them. While I love the Adobe PDF file format, I can't stand Adobe Acrobat because it's "bloatware" - massive software that eats up lots of memory and disk space. Today from 9:30AM to 1:00PM was the local broker tour, a chance for agents from all over the area to see what's new on the market. Well, today's tour was extremely light on new homes. Only 12 homes were being shown in Los Altos (2 in Los Altos Hills) and of those 7 were newly listed homes and 5 were re-tours (homes being shown to brokers again). It all depends on how much, if any, of the money used to buy a home comes from stock. There's also the factor of how much of a buyer's portfolio is in the stock market and how that impacts their perception of the market. Los Altos Hills real estate market report for July 2011 - 08/03/11 05:42 PM
Most of my readers know by now that the local real estate market has made huge strides in recovering this year. Los Altos Hills is continuing the trend last month with 11 closed sales with an average selling price of $3,107,273. This compares favorably to the July 2010 when there were 9 sales at about the same average selling price. These numbers are a sugnificant jump from last month when only 9 homes sold at an average of $2,557,500. The average selling price (ASP) often fluctuates wildly and isn't an indication that prices will continue to rise in such dramatic fashion.

The real estate market in Los Altos held up well in July, considering that we have substantially fewer homes to sell than last month or even this time last year. The average and median homes prices were about the same as last year (the median was actually up substantially) at $1,651,342 and $1,635,000. The most important factor is that the sales price was 101.4% of the listing price, that confirms that overbidding was a strong part of the July market. When a homeowner puts their house on the market, they should get a stern warning from their REALTOR - protect your valuables, keep all your doors and windows locked at all times. This, of course, applies to the agents who hold an open house. When the many visitors come through they'll open all sorts of doors, cabinets, etc while they poke around investigating the home. Some visitors are not all they seem. Some of the folks that visit an open house are there for another purpose altogether.
