If you've been watching some of the markets in the area, you'll notice that stories of multiple offers, rising prices, and few choices are once again standard. The luxury market took a beating in the 2008-2010 timeframe but bounced back last year. I'm here to point out some market trends so you understand what's happening in the various markets. My definition of the luxury market is for homes priced at $1,500,000 and above. The high-end real estate market of Los Altos Hills continues to show sustained strength, even going into Q4. In Q4 2010, the market started to turn around and showed substantial improvement after years of falling prices. In October 2011, the average and median selling prices were $2,934,000 and $1,950,000, respectively. That's a 13.7% increase over last month (for the ASP) but a decline on the median. According to the latest CNNMoney, Los Altos Hills ranks as the #2 town in the country in which to live. The article listed the top 25 towns in the United States and covers the entire country. The article will appear in the September issue of Money Magazine. Having lived in neighboring Los Altos most of my life, it's no surprise to see this list. Most of my readers know by now that the local real estate market has made huge strides in recovering this year. Los Altos Hills is continuing the trend last month with 11 closed sales with an average selling price of $3,107,273. This compares favorably to the July 2010 when there were 9 sales at about the same average selling price. These numbers are a sugnificant jump from last month when only 9 homes sold at an average of $2,557,500. The average selling price (ASP) often fluctuates wildly and isn't an indication that prices will continue to rise in such dramatic fashion. (1 comments)

The real estate market in Los Altos Hills has been very strong this year, up 13.3% in the first 6 months with a significant number of high-end sales pulling up the rest of the market. Inventory has been light, new listings have come on at a normal pace, and buyers are being realistic with their offers. The critical factor driving activity this year was a series of high-end home sales in the $4 million to $10 million range that gave buyers throughout the market the confidence to step up and buy. I've had several buyers in recent months ask about price trends in Los Altos Hills. This segment of the buyer pool is usually looking in the $2.5 million to $3.0 million price range, are moving up, and looking for a deal. Most of these buyers are looking at trend information from Zillow, Trulia and/or Redfin and trying to see if the average selling price is going down so they can drive a hard deal on a current listing. The are a large number of private roads in Los Altos Hills that have been created over the years as large lots were subdivided and new homes built. What many buyers don't know when buying a home in Los Altos Hills is that the street they're buying on may, in fact, be a private road. Depending on the road, there may or may not be an agreement with the neighbors on long-term maintenance and care of the road. The Tax Assessor for Santa Clara County has revised the values of homes and property in Los Altos Hills so that the gross loss is $1,362,000,000. Yes, that's right, the values have dropped $1.362 billion. The reduction impacted 471 homes. In addition, the assessor said that approximately 20% of the 2,899 homes in Los Altos Hills are now underwater. However, knowing the market as I do, this does not mean that those homes have loans and have any chance of being short sales. As of June, 2011 there are only two short sales in both markets, one in Los Altos and one in Los Altos Hills. In Los Altos there are two short sales pending and in Los Altos Hills there are also two pending. When compared with the overall market and number of units sold, these numbers are very low. Short sales in Los Altos are rare and few have ever taken place. The one short sale available right now has been on and off the market since August, 2008. The current price is an incredible deal considering the size of the home (2 comments)
