As an agent, I often get asked that question...so I wanted to share, with you, the consumer...what every agent should share with you before you sign the listing contract.
When you set the appointment, are they sending you a pre-listing packet?  Most agents do send something out ahead of time, but it often contains, everything about them and how great they are.  I call these packets fish wrapping.
A pre-listing packet should include the following:

Let's face it, we get those folks all the time that want us to cut our commissions.  We always get asked, "what do you do to earn your 6 percent?"
Well, I don't know about you, but I'm done justifying what I do for my 6.  It's either work with me and take advantage of the programs I offer, or find someone else.  No more 5 percent listings, not that I have had that many anyway...but there have been a few.  Of course, there are exceptions if you can get a good priced property, and have a buyer for it when you walk in … (2 comments)

It was only $150,000.  But, you know what, it still felt GREAT.
When you're working with unmotivated people (they disconnected their phone twice and didn't give me the new number) it's almost justifying to give one back.
I'm a Mike Ferry One-On-One client, and I love Mike's philosophy.  If they don't have to sell, I shouldn't even bother.
Think about it, if every agent out there gave back those listings that make no sense to have in the first place, we'd have less inventory, higher sales prices (lower supply), and shorter days on market.

Online broker Redfin took a look at how to sell homes more quickly and for more money. The folks at Redfin call themselves  "the real estate scientists" because they're data-driven number crunchers,  not intuition-minded salespeople.

Market the property in multiple places online.
This is a no-brainer in today's world, but promoting a listing on websites beyond the local Multiple Listing Service can drive a significant number of new online visits to a property.

marketing: Dumping the Talking House - 01/10/08 05:10 AM
I got it, I tried it, I'm sending it back.
While the idea is cool, after toying around with them (now I am a radio pro), I decided they're too low tech.
The limited range combined with the other technology that is out there today, makes it far more attractive to use other avenues such as 800 hotlines or increasing the web exposure (virtual tours, etc.).
 
Just wanted to follow up on a previous blog I had written asking if anyone had tried it.

I was given this at a sales meeting and wanted to share with my AR peeps.  Here's to great success in 2008! 
Knowing "what to do" and "how to" is easy! The problem is not with the strategies and techniques of how to do something; the problem is that we don't "do" what we know. We don't use the knowledge that we have. And even if we step out and use what we know, most people tend to give up too easily. So with the market the way it is, these companies are going crazy to get agents to use their products to advertise.  I currently subscribe to one of those 800 capture hotlines, and have seen some results, but people apparently are getting smarter and are more hesitant to call the 24 hour recorded info lines.
I've been researching the Talking House program, and being from a radio background, I think it could really work for me with the "pipes" I have.
Anyone have any comments about it...those that have used it?
