      <title>Sun City  - The Mariposa</title>
      <description>&lt;p&gt;&lt;a href="http://www.sedlorproperties.com/102/203" target="_blank"&gt;Sun City, Georgetown TX&lt;/a&gt;&amp;nbsp;recently announced the addition of the new Mariposa&amp;nbsp;floor plan.&amp;nbsp;This model will be part of their Garden Series&amp;nbsp;of&amp;nbsp;homes which also include the&amp;nbsp;Grey Mist and Pine Springs.&lt;/p&gt;
&lt;p&gt;This&amp;nbsp;Model is a two bedroom, two bath home. It features an oversized kitchen and island; a large walk-in closet and a nice size garage. The A/C portion of the home is 1099 SqFt.&lt;strong&gt;&amp;nbsp;&lt;/strong&gt;&amp;nbsp;The expected&amp;nbsp;price will be around $137K&amp;nbsp;&lt;/p&gt;

      <title>Georgetown TX Goodwater Loop Trail</title>
      <description>&lt;p&gt;One of the&amp;nbsp;great things about Georgetown is the&amp;nbsp;local hike and bike trail system. The City maintains&amp;nbsp;a&amp;nbsp;several&amp;nbsp;trails that essentially begin at&amp;nbsp;San Gabriel Park. From&amp;nbsp;here you can take the&amp;nbsp;South fork trail&amp;nbsp;to the downtown area and visit the square for shopping or dining&amp;nbsp;or continue to follow the trail to&amp;nbsp;Blue Hole swimming area.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;For those a bit more energetic, The North fork of the San Gabriel river trail will take&amp;nbsp;from the San Gabriel park&amp;nbsp;all the way to the Dam at Lake Georgetown. From there&amp;nbsp;you can visit several LCRA parks or connect to the Goodwater trail,&amp;nbsp;a 26 mile&amp;nbsp;trail around the&amp;nbsp;lake.&lt;/p&gt;

&lt;p&gt;There are several trail heads and multiple access points to the Goodwater Trail system allowing for short day hikes or&amp;nbsp;multi day trips.&amp;nbsp;The most common starting point for a hike along Lake Georgetown is at Cedar Breaks Park, at the southeastern corner of the lake. Here the trail starts off on a well maintained surface of crushed stone, but within a quarter mile turns rocky and rough as it approaches the lake shore. Some of the best views of the lake occur near mile marker 1 on the trail and thereafter. This past weekend I hiked to Crockett Gardens, about 2.5 miles in. There is a nice&amp;nbsp;oasis with a stream, lots of shade and just a very pleasant area to stop for lunch or&amp;nbsp;take a break.&lt;/p&gt;

      <description>&lt;p&gt;Driving down South Austin Avenue I was struck by how fast the construction on the new &lt;a href="http://www.gtownplaza.com/" title="Austin Avenue Professional Plaza" target="_blank"&gt;Austn Avenue Professional Plaza&lt;/a&gt;is proceeding. Groundbreaking was only several months ago and already they have the site prep work complete and the walls are up.&amp;nbsp; This facility is planned to be over 90,000 SF for phase one and some of the tenants include a Pathology lab, radiology, pharmacy and various medical specialties. According to the time line on their web site, phase one&amp;nbsp;will be ready for&amp;nbsp;occupancy&amp;nbsp;in the winter of 09 or spring of 2010.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;This new medical facility is located smack in the middle of the fast growing &lt;a href="http://www.medicaltriangle.com" title="The Medical Triangle Map" target="_blank"&gt;medical triangle&lt;/a&gt;&amp;nbsp;area which consists of&amp;nbsp;existing or new medical or medical support related facilities including &lt;a href="http://www.georgetowncommercial.com" title="The Fountians" target="_blank"&gt;The Fountains at Georgetown South,&lt;/a&gt;a extremely nice professional office park and one of my favorite properties.&lt;/p&gt;

      <title>Berry Springs Park</title>
      <description>&lt;p&gt;While researching a new listing, I&amp;nbsp;discovered one of Georgetown's best kept secrets, Berry Springs Park and Preserve. It opened&amp;nbsp;October&amp;nbsp;2005 and is&amp;nbsp;hidden just east of Georgetown&amp;nbsp;off County Road 152.&lt;/p&gt;&lt;p&gt;The park is utilized for passive recreational activities and features&amp;nbsp;playgrounds, barbecue grills, picnic tables and pavilions which can be rented. Berry Springs provides a fresh water lake for fishing.&amp;nbsp;There are camp sites and hike and bike trails which&amp;nbsp;may eventually be connected to the Georgetown park and receration trails. The park has a large, serene pecan grove with&amp;nbsp;stately&amp;nbsp;Pecan and Oak trees. There are clean restrooms.&lt;/p&gt;&lt;p&gt;According to the park website, it was&amp;nbsp;named after John Berry, a veteran of the War of 1812, who settled on this land in 1846. He built a spring-driven grist mill, blacksmith and gun shop.       <description>&lt;p&gt;I had the opportunity to tour the new Sun City Model Park last week.&amp;nbsp;They have 9 new model homes on display varying in size,&amp;nbsp;features and price. The homes are classified into 3 groups: the Villas, The Classics and The Estates. the Villas are the smaller homes&amp;nbsp;ranging in size from 1,393 SF to 1,465 SF. The Classic series&amp;nbsp;are 1,553 SF to 1,896 SF and the Estates start at 2,112 SF up to 2,848 SF.&amp;nbsp;As of 10/11/07, according&amp;nbsp;to the&amp;nbsp;Sun City literature, the pricing started in the low $140's&amp;nbsp;and are subject&amp;nbsp;to change without notice.&lt;/p&gt;&lt;p&gt;All the&amp;nbsp;homes are&amp;nbsp;gorgeous but my favorite is the Chamberlain.
