Sun City - The Mariposa

Georgetown TX Goodwater Loop Trail

One of the great things about Georgetown is the local hike and bike trail system. The City maintains a several trails that essentially begin at San Gabriel Park. From here you can take the South fork trail to the downtown area and visit the square for shopping or dining or continue to follow the trail to Blue Hole swimming area.

For those a bit more energetic, The North fork of the San Gabriel river trail will take from the San Gabriel park all the way to the Dam at Lake Georgetown. From there you can visit several LCRA parks or connect to the Goodwater trail, a 26 mile trail around the lake.

There are several trail heads and multiple access points to the Goodwater Trail system allowing for short day hikes or multi day trips. The most common starting point for a hike along Lake Georgetown is at Cedar Breaks Park, at the southeastern corner of the lake. Here the trail starts off on a well maintained surface of crushed stone, but within a quarter mile turns rocky and rough as it approaches the lake shore. Some of the best views of the lake occur near mile marker 1 on the trail and thereafter. This past weekend I hiked to Crockett Gardens, about 2.5 miles in. There is a nice oasis with a stream, lots of shade and just a very pleasant area to stop for lunch or take a break.

Georgetown Commercial Real Estate

Commercial real estate in the Georgetown area has been generally slow primarily due to the economy and the availability of commercial financing. This should be no big suprise however there seems to be a few exceptions:

1. Income producing properties with cap rates around 8% are attractive to investors.
We recently closed on a free standing building with multiple offices and fully leased.

2. Other retail or office buildings with space partially leased to a complimentary business can also be attractive to a small business looking to own their building instead of lease. Additional revenue from this business tenant can offset some of the building or related monthly expenses and is especially attractive to new start ups concerned with the expense of owning property. Medical Space in Georgetown

Driving down South Austin Avenue I was struck by how fast the construction on the new Austn Avenue Professional Plazais proceeding. Groundbreaking was only several months ago and already they have the site prep work complete and the walls are up. This facility is planned to be over 90,000 SF for phase one and some of the tenants include a Pathology lab, radiology, pharmacy and various medical specialties. According to the time line on their web site, phase one will be ready for occupancy in the winter of 09 or spring of 2010.

This new medical facility is located smack in the middle of the fast growing medical triangle area which consists of existing or new medical or medical support related facilities including The Fountains at Georgetown South,a extremely nice professional office park and one of my favorite properties.

Other medical facilities within the medical triangle include the new A&M medical school, Texas State Nursing School, Scott and White, Seton, St. Davids Hospital, Tamiro Plaza and others. This area will look a lot different a few years from now.

Georgetown / Round Rock - The Medical Triangle?

There are so many medical facilities in the area including those that have been recently built and proposed that I thought it would be helpful to map their location. It's interesting to note that many of them are actually quite close to each other and seem to form a triangle from hwy 1431 in Round Rock to Senic Drive in Georgetown. This "Medical Triangle" contains the following facilities: Texas Life Science Center, Georgetown St. David's Hospital, The Fountains at Georgetown South, Scott and White, Seton Hospital, Proposed Texas A&M Medical School and Texas State (Nursing) School. While other facilities certainly exist outside this Medical Triangle, the majority appear to be in this area and is a strong indication that there is enough growth to sustain medical services and related medical technology development.

Berry Springs Park

While researching a new listing, I discovered one of Georgetown's best kept secrets, Berry Springs Park and Preserve. It opened October 2005 and is hidden just east of Georgetown off County Road 152.

The park is utilized for passive recreational activities and features playgrounds, barbecue grills, picnic tables and pavilions which can be rented. Berry Springs provides a fresh water lake for fishing. There are camp sites and hike and bike trails which may eventually be connected to the Georgetown park and receration trails. The park has a large, serene pecan grove with stately Pecan and Oak trees. There are clean restrooms.

According to the park website, it was named after John Berry, a veteran of the War of 1812, who settled on this land in 1846. He built a spring-driven grist mill, blacksmith and gun shop. Some of the buildings of the Berry farm are preserved on the park grounds. There is a small family cemetery also located within the park

My visits to the park have been extremly pleasant and the park is certainly not crowded.

Two RV parks, Berry Springs RV Park and New Life RV Park, are located within two miles of Berry Springs Park and Preserve.

The New Sun City Models

I had the opportunity to tour the new Sun City Model Park last week. They have 9 new model homes on display varying in size, features and price. The homes are classified into 3 groups: the Villas, The Classics and The Estates. the Villas are the smaller homes ranging in size from 1,393 SF to 1,465 SF. The Classic series are 1,553 SF to 1,896 SF and the Estates start at 2,112 SF up to 2,848 SF. As of 10/11/07, according to the Sun City literature, the pricing started in the low $140's and are subject to change without notice.

Whitetail Estates Subdivision: General Information

Located in Williamson County just off FM 2243 almost halfway between Georgetown and Leander TX with easy access to I-35, hwy 183 and Parmer Lane. There are approx. 200 homes in the neighborhood which is known for it's large, beautiful homesites and abundant wildlife including Road Runner, Wild Turkey and, of course, Whitetail Deer are everywhere. The Subdivision maintains that country living feel yet the proximity to major highways make it an ideal location for those commuting to Austin or the surrounding communities.

The average size Lot for homes sold so far this year is 3.7 acres with the largest tract being 7.9 acres and the smallest at 2 acres. The relatively large lots and great location make this a desirable community especially for those wanting some elbow room or interested in horses or goats. The age of the homes vary from the late 70's to those recently built in 2006. The average home size is 2665 SF.

Pedernales Electric and Time Warner Cable serve the neighborhood. Private wells are the primary water source for the homesites.

Horses and other livestock are permitted with some restrictions so if you're looking for a home with a large yard and country ambience, you've found it.
