Short Sales - The Banks need to get with the times - 11/23/07 04:20 PM
Short Sales
I was just reading another Rainer blog and thought of how antiquated some banks are in the loss mitigation departments.  Get this you have to fax (fax- is the machine that can't make copies and has a phone line attached to it) the short sale packet and wait two weeks for a letter in the mail that they received it. 
No wonder we expect the delay to cause the banks to loss additional money.

Yesterday I visited a neighbors house- He had many very nice things from Europe- he made a comment that the stuff might be worth more then the house- he might be right - but he didn't know.
Any number of things could cause a disaster for your valuables.  Money many times can't replace them but money will sure help start over.  Insurance companies often times guess or "factor" the valuable when issuing a policy but you should "Know" the value so your not over nor under insured.

  Here is the news sales are down 29% since this time last year.  A smaller pie for Realtors, red flag for sellers and a Green flag for buyers.

St. Lucie County Area has experienced a large increase in the time it takes to sell a house.  In the peak of the market houses sold in about very quickly.  Now indicated in green days on market have toped out at 178 days.  I think this number is inaccurate.  The reason is most agents list a house for 180 days.  Six months.  When a listing goes from one agent to another to another the days on market DOM is inaccurate.  St. Lucie county has had an increased inventory for over a year now.  This equates to longer marketing time … (0 comments)

rather a check list.  My partner has taken on the task of organizing my systems and service into check lists.

Chasing The Declining Market-
More then two price reductions is Chasing in my mind.  I recently received an offer on one of my listings, so I opened the file and pulled out the history log from MLS and realized we did 9 nine yes nine, price reductions.
About six months ago our Broker attended a meeting a talked about his personal story of chasing the market and how he lost money.
The point I'm getting at is the tough love talk with clients will save thousands of dollars in the long run.  A lets try this first price doesn't.

I started looking the number of viewings my listed properties received for the week, and I noticed that the views drop was quite large. 
This can't be, I just started working on Active Rain, I must have more exposure not less, I've added more information to my listings, I hired a partner to help get the word out, whats wrong!
THEN I remembered last year.  YES.... last year the same thing happened, property views dropped

Commercial Real Estate In Saint Lucie County Vacancy Rate - 11/17/07 02:18 PM
Talking with another agent at All Florida Realty yesterday, the topic of vacancy rate for commercial property came up.  He showed me a report for the area suggesting the vacancy rate was 34%.  Could this be I asked- well it is.
 Back in 2005 NAR expected that vacancy rates would decline.  At the time the rate was around 16% (can't confirm) that means we have twice as much available now. 
You can't beleive the construction going up in this area.  Never mind the future plans.  Lets get to work

The media is at it again bashing Real Estate as if this is the only thing bringing down the economy.  I think the press is.  Starbuck reported a reduction in traffic and the news attached it to the houseing market slump.  What about the fact that gas prices are climbing and maybe one cup of Starbucks might keep the gas tank full every week.

Improved tax reform - 11/16/07 12:11 PM
The new tax refor is expected to save property owners over $11 billion in the next four years.
 Here is sone highlights of the new bill sent to me by Jose Cancela- Cochair, Floridians for property tax reform:
Preserves Save our Homes
Allows Portability of accumulated SOH benefits
Guaranteed SOH benefit equial to 40% of median values
5% assesment cap on non-SOH property
Tangible Personal property exemption of $25,000
Limits on assessed values of properties
 Personally I was happy with the old new tax proposal as my taxes would have be half, not bad.

Expired Listings- How do you figure out expired rates? - 11/16/07 10:44 AM
How do you figure the expired rate in your area?
I've been calculating statistics in the market area for about three years now.  I've learned many agents figure the expired rate in many different ways.
I have added the property sold and the expired property together for a period of time the divided the expired from the total, leaving a percentage that I believe tells you the odds of expired as opposed to sold.
Saint Lucie county area average expired rate is 75% as of 11/01/2007.  Odds are the client/customer will not go ahead with plans to sell unless they get aggressive with the price.

Do you think you need a short sale?
If you purchase your house within the last two years chances are you might need to sell short.  Not all short sales need bank approval many times if its just a few thousand dollars the seller may just pay the difference but if they dones have the money...
That's when a short sale with bank approval comes in.  The best thing I can say about selling short is do your homework- get an agent that has the knowledge in dealing with short sales.

ICE- Your PHONE no I don't mean put it in the freezer - 11/15/07 09:01 PM
In Case of Emergency-  Add the number of the loved one you would want to be notified should you be unable to communicate in an accident in your phone with the name as ICE.
Police and other emergency responders are being trained to check your phone under the name ICE.
Simple way to protect yourself just In Case of Emergency.
Telling clients you care is one thing showing them is another.  Try it and hope they never have to use it.
