How do you figure the expired rate in your area?
I've been calculating statistics in the market area for about eight years now.  I've learned many agents figure the expired rate in many different ways.
I have added the property sold and the expired property together for a period of time the divided the expired from the total, leaving a percentage that I believe tells you the odds of expired as opposed to sold.
Saint Lucie county area average expired rate is now 24%.
That means 1/4 of the sellers will not be able to go ahead with plans to sell.
