Labor day weekend, four and a half days of fun in San Diego. We started off driving down from Roseville, CA. Because it was my daughter and I driving and we left on Thursday afternoon, I decided to go by way of 99 through the Central Valley of California. Brought back memories of childhood family vacations from San Diego to Redding. Lots of country to drive through, with small towns along the way. Some of those small towns have gotten pretty big in the last 30 years!

Crystal Pier Hotel Cottages

So, first stop in San Diego after checking into our hotel was Pacific Beach right next to the Crystal Pier. If you want a unique overnight experience at the beach check into the Crystal Pier Hotel and stay in one of the cottages on the pier. You actually get to park ON THE PIER!!!


Little Italy Mercato

Saturday started early with a trip to Little Italy Mercato. Four whole blocks fresh fruits, vegetables, pastries, eggs, whatever you might want to cook for dinner that night. Lots of locals with their dogs, live music, great sights.

The highlight of Saturday was time spent on the Midway Aircraft Carrier and seeing all the boats on San Diego Bay.

Balboa Park Visitor Info

Sunday once again was bright and early and off to the famous Balboa Park Museums. The Stay for the Day Pass was a wonderful bargain and we visited 3 museums, saw two movies, one of them IMAX, and visited the Internation Houses at the end of the day. The House of Hospitality was a great stop for lunch. All in all a great weekend and a wonderful way to visit my hometown and share it with my husband and daughter. Living in Placer County is very much like living in San Diego, lots of activities, lots of towns to visit and instead of the ocean there is the American River and Folsom Lake. I love my life...

Fourth of July- Roseville CA Style Roseville is a great little city. With a population of just over 100,000, you feel like you know everyone in town. Same familiar faces seen at the grocery stores, Targets, and Wal-Marts in each neighborhood and some super specialty stores that are only in the local area. Fourth of July in a town like this is special too. Starting with a fun run 10K through Miner's Ravine (start time at the Sculpture Garden), concert in Royer Park from 11:00- and ending the day with a great fireworks display to be viewed from the Placer County Fairgrounds... Don't forget to bring your picnics, chairs and blankets (sparklers for the kids, too). See you there!!!!

Here are the details: City of Roseville's Fourth of July festivities are from 11 a.m. to 2 p.m. Sunday, July 4, at Royer Park, 190 Park Drive in Roseville. Bring lawn chairs or blankets and listen to the patriotic sounds of Capitol Pops concert beginning at noon. There will be food vendors, bounce houses and children's games. And it's free.

The main event — a nighttime fireworks show — starts at 9:30 p.m. Sunday, July 4. The city has partnered with Sierra View Country Club to light up the night sky. Public viewing to watch the fireworks is from the grandstands at the Placer County Fairgrounds, 800 All America City Blvd. in Roseville. Gates open at 7 p.m.

Last night we watched the movie "Up In The Air" starring George Clooney. Now, this is not a movie review, although I will say I was pleasantly surprised with the quality of the movie, story and acting. Actually, there was one sentence that was repeated many times in the movie that has particular relevance to today's real estate market. George Clooney makes the statement quoted above to almost every person he fires. It got me thinking. What challenges do we face right now that will provide a benefit to us in the future?

Foreclosures and short sales allow those ready to purchase a home greater ability to find one that is affordable and in the areas they want to live.

Neighborhoods once in decline are now being spruced up by first time buyers and investors willing to take over distressed homes and breathe new life in them.

Those who have lost jobs are able to review their dreams, use their imaginations and have a fresh start doing something they love.

Those of us who are professionals in real estate are able to reconnect with clients on more personal level, helping them find solutions, meeting their needs, and creating a solid working relationship with all of our partners.

Challenges are not always obstacles, think of all those people who created/invented something new because of a challenge. Then go out and conquer the world....

Today is rainy and wet, a storm front covering most of Northern California into the Sierras. I love rainy days, especially this time of year in anticipation of the Spring flowering. The first thing I see every morning when I look outside my window is this:

In the summer it is bright green and in the fall the leaves turn golden. But this is popcorn right outside... I see these trees and beautiful pink flowering trees all over Roseville and Sacramento right now and I am grateful to be living in an area with seasons. Don't you love it?

Caught this post and it is great information on HOME buying at this time. Although Gabe is in Florida, it applies to the Greater Sacramento area as well. If the experts are looking to buy a HOME for themselves at this time, those who are looking for the first time should use this simple formula mentioned below to see if it works for them as well...

Home prices have hit bottom in most areas of the country, but they're not like a rubber ball. Sellers can't expect much of a bounce.

At the Center for Economic Policy Research, in Washington D.C., analysts are predicting that the pricing arrow is pointing up, but not very far. There are still too many foreclosed homes on the market.

So, what did the center's co-director do? He bought a house. He doesn't expect its value to rise much in the foreseeable future. But the home had features he loved. The price was affordable, and the loan's interest rate was below 5 percent.

This set of circumstances encouraged him to take the plunge and acquire a place his family could call home for many years to come.

Today's reasonable prices can make a good case for buying rather than renting, say advisors quoted in USA Today. While many first-timers are leery of making a long-term contract, here is a way you could determine if the move is a wise one.

* Divide the price of a home you are considering by the annual rent for a comparable place. If the number falls below 15, buying starts to look like a good idea.

* Consider whether you will stay in the home long enough to make the purchase worthwhile. Closing costs are high. If you intend to sell the house and buy another in two or three years, you could take a loss.

* Analysts say it's reasonable to buy a home only if you plan to stay in it for five to seven years.

Moving is Such FUN!!!!

We are moving!!!

Those three words can strike terror in the hearts of even the most organized and calm people. Especially when there are only two and a half weeks to plan and execute the move.

It started in the middle of May with a career change for my husband. He had an opportunity in the Sacramento, CA area that just couldn’t be turned down. So, we decided to split the household for the summer. It worked for a little while, but by mid July, he was tired of the plane commute and we all missed each other. Sooooo, here comes the fun part.

1)   Put the house up for lease (easy to do on line)

2)      Get estimates for movers (I refuse to move over 300 miles in a U-Haul)

3)      Find boxes, sort belongings, hold moving sale, pack, find housing in new area, etc., etc., etc.

I am now an expert on moving logistics and would like to share my checklist with all those new homeowners, both buyers and sellers to make the transition a little easier. Especially if children are involved.

At time of Move Decision

1)      Research area moving to and determine if buying or renting to start

2)      List all services that need to be discontinued in old neighborhood and restarted in new one

a.      Gas

b.      Electric

c.       Water

d.      Sewage

e.      Trash

f.        Cable/Television services

g.      Telephone

3)      Locate school district and register children.

a.      See if orientation or school tours are available to make transition easier

4)      Search for moving company or truck rentals for move

a.      Get estimates and compare

2 weeks prior to move

1)      Sort all items in household for packing, selling, giving away

2)      Purchase or find boxes for packing

a.      Make sure you label by room and contents, easier for unpacking

b.      Pack one room at a time for efficiency

c.       Most movers provide wardrobe boxes for free, pack clothes last

3)      Schedule moving sale for weekend prior to move.

a.      Remember, pricing is important, price to sell easily and be ready to bargain

b.      Clean any items for sale that need it

4)      Contact charity group to pick up any items being given away or that don’t sell

a.      Goodwill

b.      Salvation Army

c.       ARC

d.      Disable Veterans of America

e.      Some Boy Scout Troops and other community groups and churches need items for rummage sales as well

Week before move

1)      Advertise moving sale in local paper, on line and with neighborhood flyers

2)      Call all utilities and set up termination dates

3)      Set up forwarding address with post office

a.      You can do this online at www.usps.com

4)      Stage all boxes to be moved in one or two main rooms or garage for ease of loading

5)      Continue packing

6)      Hold moving sale weekend just before move

7)      Check with vet for any preparations needed to make the move easy for pets

Day of move

1)      Put all animals in a secure place in the house

a.      Cats should be put in an empty room with food, water, litter box Include the cat carrier in the same room so the cat can’t escape

b.      Dogs can be in the same room if the animals get along or secured in the yard or other empty room

2)      Coordinate with the movers which boxes need to be placed in the house first

a.      Bedrooms are always the most important to unpack as you would like a place to sleep that first night

3)      After all furniture and boxes are moved, do one last search through the house and garage to make sure that all items needed are on the truck

4)      If charities have not picked up unwanted items, have it scheduled for moving day

a.      Place all unwanted items in the driveway for pick up

5)      Make sure trash cans will be placed on the curb for weekly pick up

a.      Ask a friend or neighbor to put trash out for last pick up and put them back

Day after move

Enjoy your new home and unpacking. Make sure you take some time out during the chaos to explore your new neighborhood and make friends. Also, try to get the kitchen put together quickly, home cooked meals are always better for you then takeout and you will feel at home faster.

Fourth of July Weekend in Simi Valley

Okay so it is after Independence Day, but I have been thinking about this past weekend and how much fun my family and I had enjoying the celebration. From a picnic on Saturday afternoon to the evening events it was a great weekend.

What is more fun then watching fireworks in your hometown? Every year I have to see, hear and feel the fireworks on the Fourth of July. Fortunately, I can see the local fireworks show from my neighborhood. Not to mention all the other fireworks that neighbors set off around the area.

Those colors, the sounds, the excitement, the neighbors standing in the street, it is all so much fun.

The Rotary Club in Simi Valley does a great job with the show. The activities and music in the afternoon create a great sense of community. I just love this All American celebration.

Here's to our freedom, our town spirit and fun summer days.

Organization 101

That sounds really boring doesn't, Organization 101? Well, I have been thinking about my first time buyers, short sales, REOs and the need to explain how all the timelines work.

I currently have a buyer of a short sale who has become testy. The offer was made in March, we have been waiting for a decision what seems like forever. The listing agent is in constant contact with the lender, they took two months to assign a negotiator (went through a takeover in the middle of all this), etc, etc, etc. Still no word, and my buyer is NOT happy!

I have first time buyers very excited about purchasing their home. After four months of viewing short sales and REOS and making five offers that were rejected, we are finally in escrow. Again, their lender is slow with the underwriting and I now have to request an extension.

My conclusion is writing a flexible timeline for these kinds of transactions to give my buyers. This way I can set expectations, remind them to look at the timeline and make sure they know what they need to do when.

We all work with timelines ourselves in order to close the deal. I think our buyers need the same transperency and tool to help them understand the process.

Spring in Simi Valley

Well, it is spring in Simi Valley. The trees are in full bloom (here come the allergies), skies are blue, it's the ideal tempurature and daylight savings time means kids outside playing longer, evening bike rides and dog walks.

Along with spring comes the time to spruce up your house. After a California winter, (I know, not much change in weather), it is nice to do a little update. Maybe a few rooms need to be updated, or a few extra throw pillows in the family room. Even a new bedspread and curtains. Don't forget to de-clutter and clear out all those months of unread magazines and coupons you've been saving.

It doesn't hurt to inspect the filter on the heater and air conditioner, maybe get a tune up before it gets really hot.

And don't forget your yard Check the sprinklers, plant bright flowers and plan your vegetable garden. You may even want to paint your house and make everything look brand new.

I am looking forward to summer barbeques, baseball games and beach trips and all those Open Houses!!

Current market woes

I have to say I am getting so tired of the pessimistic real estate articles in the local newspapers. It seems that every day there is another article about sub-prime fallout, more foreclosures, people losing their houses/retirement/investment due to overextending. Is there any good news out there?

Well, I keep hearing bits and pieces of good news. A friend who sold his house 2 years ago at a substantial profit is now looking to buy a better place for less. Another colleague is viewing the downturn as an opportunity to buy income properties for a good price.

I know it is hard to get listings, buyers want to do the legwork and look at the internet themselves, but I am optimistic about the future. I love this website for ideas and feedback and I have received great information and ideas.

So, this is my affirmation today:

I will smile at everyone I meet, I will be positive in my outlook and I will not buy into the doom and gloom.

Well, this is my first blog ever. I thought I should start with my new career as a Realtor in the California Real Estate Market. I know, Iknow, everyone keeps telling me the market is very tough, especially in CA where the prices are still high, BUT what better time to learn the business? All those tricky short sales, learning how to market myself and finding the great deals for my buyers as well as honing the skills to sell in a buyer's market.

Any suggestions from all of you experienced agents (especially in CA) are DEFINITELY welcome. I am networking heavily to get my name out there, working at getting both active buyers (may be easier to start with in this market) and the all important listings. Luckily, I have lived in So. CA all my life and have been in this community for almost 10 years.
