Real Estate Buyers Have an Advantage, BUT.....

The real estate market continues to show signs of improvement in the Tacoma and surrounding areas. With pending sales on the rise for the 6th straight month, and more sales since July of 2007, it appears things are changing.

It is important to note that the real estate market is always good for someone, whether buyers, sellers, or investors; someone always has an advantage.

Right now buyers have an advantage in negotiations, but the advantage buyers had just a few months ago is sliming down.

"We are seeing multiple offer situations again, especially on homes listed under $250,000" says Brian Solinsky, Keller Williams real estate specialist.

Buyers are on the verge of losing their advantage and sellers are able to be more firm with price and terms as the market shows signs of balancing.

With the termination of the first-time homebuyers tax credit set for Decemeber 1st, 2009, now is the time to buy.

Five Reasons for First-Time Homebuyers to BUY NOW!

5. Unemployment rates went down in the month of July for the first time this year.

4. Sales in July were up to the highest levels since May of 07.

3. Prices are at the same levels as 2005.

2. Interest rates are near historic lows, hovering around the low 5% for a 30-year fixed.

1. First-time homebuyers get an $8,000 tax credit if closed on a house by Dec. 1^st, 2009.

Inventory is being snatched up much more quickly. The good deals have offers on them right away. I have had two listings with full-price offers on them within 24 hours of putting it on the market.

I would just hate to have you miss out on the best market to buy. Already I would say March 09 was the best time to buy and we are on the up-curve now. Could we have another slight drop in the near future? Possibly around Dec - Feb, but probably not much and the $8,000 tax credit will be gone by then, unless the government reinstates it.

All indications show we are in recovery for the lower end real estate market in our area.

Now is the time!

South Sound Real Estate Market Shows Improvement

It seems everyone is talking about the ‘state of the economy' these days. Much of what has happened in the past year is a direct result of the real estate and banking industry, along with the Federal Government's attempts at "bail-out".

No wonder so many people are confused and struggling in today's economy.

Yet, there is hope! The South Sound Real Estate market is showing signs of improvement with pending sales up to the highest levels since May 2007.

Building starts are up 11%, showing that builders are able to get funds to build, and the confidence to do so is returning.

Sellers are able to negotiate with a bit more confidence and some are even receiving multiple offers. Though sellers are still competing with bank-owned homes and short sales, so pricing is very important on the road to selling.

The absorption rate, which measures what type of market it is, has slowly been creeping to equal. Six months of inventory is considered an equal market. In Dec. ‘08 the absorption rate was at 12 months of inventory, now it is at 8 months, still a buyer's market, but showing signs of improvement.

With only a couple months left for first - time homebuyers to take advantage of an $8,000 tax credit from the Federal Government, we should see more homes sold in the coming months.

Puyallup Real Estate Market Report - April 09

Spring is here and so is the real estate activity in Puyallup. After a dismal 2008 and a rough start to 2009, it seems that buyers are beginning to come out and actually purchase homes in Puyallup. Granted a majority of the sold homes in the past month are bank owned or short sales, the increase in activity is a welcome sight.

The biggest indicator of the increase in real estate activity is the number of pending sales in Puyallup, 143 as of this posting for the past 30 days. Compare that to 68 pendings in March of 2009 and 86 pendings in April 2008.

Now the question is how many of those will turn into SOLD properties. The ratio of pendings to solds has dropped in the past year, due to a number of factors, mainly financing difficulties. As underwriters of the loans continue to enforce strict guidelines, conditions imposed make it more challenging to close on a transaction. Appraisers are also under much scrutiny, so they are being more cautious with value estimates.

Overall, the indication is that we are either in the late stages of the down curve or the early stages of recovery. Either way, is appears we are near the bottom and it is a good time for qualified buyers to catch a good deal with low interest rates in Puyallup.

5 Reasons for a Refrigerator in the Office

As spring comes so do the clients. I have noticed a significant increase in business the past few weeks and so thankful for it.

What I have noticed is that with an increase in business, it is sometimes difficult to get out of the office. So, here are some reasons to have a refrigerator in your office:

1. Water - 8 servings a day. With a refrigerator, I can have my water bottle chilled throughout the day or fill it with bottled water (make sure the containers are green).

2. Snacks - having some nutritional snacks on hand helps make it through a day with the munchies.

3. Clients - no, I don't put my clients on ice, but I do like to have some beverage choices for appointments

4. Lunch - pack a sandwich or a salad and keep it cool for a working lunch on busy days.

5. Celebration- I have to admit there are times that a deal goes through and a cool one is a nice celebration treat!

Find a fridge that fits under your counter and has shelves and door pockets to maximize the space.

Brian Solinsky of Keller Williams Realty Puyallup has earned the prestigious Certified Distressed Property Expert (CDPE) designation, having completed extensive training in foreclosure avoidance and short sales. $50 to be the new $20

"What!!!!"

"Is our Congress nuts?"

Those were my thoughts when I saw the $15,000 non-refundable tax credit for all homebuyers had been reduced to $8,000 for first time homebuyers only.

Here I was looking for a dramtic increase in sales in the upcoming months with $15,000 to each home buyer. It was glee! Excitement! Finally some hope to get housing back on track.

Then, thud - in the second to last paragraph of an article in the News Tribune about the so-called, "Economic Stimulus Package" I saw it. The $15,000 stripped from the bill.

What does Congress think about the current real estate market? I don't think they think much about it. It appears they think more about spending our money for "programs" that fit within their political scope, than they do about getting our economy out of trouble.

I saw it said best in this quote by a colleague of mine, "When the president signs on this bill, $50 will be the new $20 in America."

Facing Missed House Payments? - What are your options?

Short Sales and Foreclosures seem to be everywhere right now and finding success with them can be quite a challenge. When considering your financial situation and the possibility of missing payments, it is best to get help early. The longer you wait the more difficult it is to find a solution.

At West Valley Home Team, we do all we can to help people stay in their home. In reality, homeowners have the following options when faced with financial difficulties involving house payments:

Option 1 - Refinance - always consider a refinance first

Benefits: Current interest rates on a 30 year fixed rate mortgage are averaging around 5%-5.25%

Drawbacks: Your home must appraise at a certain value and we are finding sometimes the current loan amount is greater than the home value, which will make it impossible to refinance unless you bring money to the table.

Option 2 - Loan Modification - take your current loan and adjust (modify) the terms

Benefits: Stay in the home with little or no harm to your credit score. There are a number of ways to modify a loan, depending on your lender.

Drawbacks: Loan Modification can be time-consuming and stressful as banks can be challenging to negotiate with. Sometimes lenders will modify the loan for a short time period, then it resets. Be wary of companies that charge a fee up-front for loan modification.

** We work with a third party to do loan modifications with NO up-front fees and do everything possible to wrap the loan modification fee into the modified loan amount so there are no out-of-pocket expenses.

Option 3 - Short Sale - sell the house with underlying lien holders approval to forgive a portion of what is owed.

Benefits: Reduce the harm to your credit score. Avoid foreclosure.

Drawbacks: You must move to a new location. Negative affect on credit.

** When the first two options are not available to clients, we then provide the option of a short sale.

Option 4 - Bankruptcy - file bankruptcy (talk with a bankruptcy attorney about benefits/drawbacks for you)

Option 5 - Foreclosure - bank "takes back" the home and attempts to sell at auction. If no sale at auction, it typically goes on the market as an REO (real estate owned) property. Bank owned.

Interest Rates Plummet - for a Moment

Thank the media for all the buyers that have been "holding out" for interest rates to drop to 4.5% on a 30 year fixed rate mortgage. A couple weeks ago, the media delivered the news that rates would hit 4.5%, which caused people that were starting to move towards locking on respectable rates of 5.25%, to "hold out".

Well, it finally happened. On Wednesday morning, December 17th interest rates dropped to 4.5% for about 2 hours, until servers could no longer handle the load of locks. By the end of the day, rates were back in the 5% range.

Were you one of the lucky ones to get that 4.5% rate?

Will it happen again?

I have heard talk of rates coming down and rates escalating. Who can tell?
