A week ago I linked my website www.briansolinsky.com using a tab, Brian's Blog, with my Active Rain blog at www.activerain.com/blogs/bsolinsky and had to make a choice. Would I write to professionals or consumers, because the way it was set up consumers would be able to read everything I wrote, even if it was meant for professionals. This was a terrifying dilemna. Do I stop writing to professionals and focus on consumers or do I set up a whole separate blog site for consumers so I can write to both. Then, just when I was about to start a whole new blog

As more and more REO and Short Sale properties come on the market, I'm noticing an increase in agents teaming up to co-list these properties. Often times deals are found and where there are deals, there are buyers. It seems to me with more buyers there is more business, so following this logic it makes sense to team with someone who can co-list, then in turn work the buyers side. I'm sure there are multiple ways to do splits and referral fees in the process. With this new-found idea, I have contacted a couple agents who work the Bank owned/Short Sale

What a novel concept. On Sunday, I was chatting with one of my former wrestlers from the junior high where I used to teach and coach. It was his brother's graduation party and a perfect opportunity to connect with some of my former students and athletes. Now in the real estate business, I am finding all sorts of ways to connect with people. An idea came up while talking to this former athlete, now 21 and attending college. The time has come to cancel my listing. In a post back in May, I asked the Active Rain world whether to cancel or not. With a plethora of ideas at hand from the community, we embarked on a new venture. Now three weeks later, it has come time to call it quits. At Keller Williams in Puyallup there is a group meeting on a regular basis to discuss how to make a better internet presence. After a couple weeks, the group has provided some accountability to implement changes to personal websites, blogs, and social groups in an attempt to generate leads. It is exciting to hear what others are doing and share what I'm doing while coming together to build community and generate ideas. We'll see what comes of it. Would love to hear your ideas to improve internet presence.

Wow, what a concept - team with a lender, or more than one lender. Different people need different programs, so why not team with a lender that offers a niche program and a differnent lender for another. Currently, I am teamed up with four different lenders, doing marketing strategies with each one. I have my go to lender for conventional, another for FHA, still another for those difficult to finance clients (because she goes the extra mile to make something work), and one for straight team-marketing (he will get the loan if a client calls from his specific co-marketing brochures). Actions speak louder than words and when I actually follow-through with my action plans it speaks louder than my talk about following up. Today, I had one quarterly contact to make and instead of putting it off 'til tomorrow, I picked up the phone and made the call. Good thing I did, because the couple is looking to move in the next couple months and had I not made the call, there is a good chance I would have never known. Keeping a solid database has become more like a hobby for me. With every new person that is added, there are a number of steps I follow to make sure I do not lose touch with them. Gather all the information possible, name/address/phone/email are basic, but even just name and one of the other three, I'll add to my database. Once added, I make sure to put contact types in place. On Top Producer, I make good use of the Contact Types to easily filter through my database. Doing this work up-front makes a big difference and saves time down the

Buyers are so fun to work with, especially in this market where they can get "a deal". Everyone loves a deal and finding deals these days is pretty simple. Still, it takes a concentrated effort to find "the deal" that matches what the buyer desires. With internet search tools, buyers do much of the searching on their own and call me when they find something to see up-close and personal. As I was driving aimlessly around an unfamiliar part of King County, it dawned on me that I have yet to purchase a GPS system. I'm pretty good with maps and like to think I know the area fairly well. However, my clients joked about my lack of a GPS system when I could not find a property. Now I am turning to you - what have you found useful or not so useful with a GPS system. What brand is the best, what features do I need? I have five days to get one before touring with these clients again.

How do you take a vacation as a Real Estate Professional? Seems everyday brings new challenges, inquiries, or something comes up. I'm on vacation right now, but have had a number of calls, emails, etc. that it seems 'just can't wait'. What's an agent to do? How do you get some time AWAY? Mind you, I'm not complaining - I'm so glad to have clients and really enjoy serving them, even on vacation. Just looking for ideas on how others, 'take a break'.

Recently, I have been asked by some people that are FSBO sellers to find a buyer and they will give me x% commission or a flat fee of X dollars. Each situation is a little different, but in all situations the sellers are not going to list right now. One of the properties, in particular, I would like to try and sell. But there is one last thing about my open house experience. You see, the sellers were out of town and they left the cat in the house. Well, I'm not much of a cat guy, so when the cat started meowing like a banshee and rubbing up against my leg it was a bit disturbing. Okay - so, you were anxiously awaiting the rest of the story. The open house did produce more visitors than the last two combined. I had ONE visitor, actually it was a couple, so maybe that's two visitors. Anyway, the couple LOVED the home, but they needed a one-story and my listing is a two-story.
