&lt;p&gt;Last Tuesday, I attended our weekly Keller Williams/ Benchmark Property Advisors Sales Meeting regarding our Market Plan and&amp;nbsp;Stategies&amp;nbsp;in&amp;nbsp;going forward&amp;nbsp;within our market.&amp;nbsp; In the 7 years in the real estate marketplace, I have noticed that successful real estate professionals have defined their niche in the market.&amp;nbsp;&amp;nbsp;My partner Bruce is no different.&amp;nbsp; He has a clear picture of whom we are marketing to and what message we relay to our customers and keeps us focused.&amp;nbsp;&amp;nbsp;He has experience in the investing market, fix &amp;amp; flip opportunities, commercial property sales&amp;nbsp;and has tremendous&amp;nbsp;knowledge in 1031&amp;nbsp;Exchanges.&amp;nbsp; This is his passion and&amp;nbsp;is extremely important in todays competitive market place.&amp;nbsp; This is not to say we do not&amp;nbsp;focus on&amp;nbsp;two, three or even four niches in the market.&amp;nbsp; I&amp;nbsp;noticed that some agents and real estate&amp;nbsp;teams&amp;nbsp;waste their marketing dollars on advertising and activities which are not specifically targeted to their niche.&amp;nbsp;&lt;/p&gt;&lt;p&gt;In listening to my partner Bruce in the sales meeting and over the years, the first thing I can say is &amp;quot;do not fear creating a niche for yourself in the market&amp;quot;.&amp;nbsp; &lt;strong&gt;Benchmark Property Advisors/Keller Williams Real Estate, LLC&lt;/strong&gt; has focused&amp;nbsp;doing this for many years and have been very succesfull. Many Agents/Teams think that this will narrow their sales volume and clients, BUT on the contrary, they see an increase in&amp;nbsp;volume because they are establishing themsleves as a leader in that category.&amp;nbsp; (we do)&lt;/p&gt;&lt;p&gt;Being unique in the marketplace today is imperative for a real estate professional.&amp;nbsp; With so much competition for the same Sellers and Buyers,&amp;nbsp;our goal&amp;nbsp;is to carve out a niche or TWO and market&amp;nbsp;ourselves crazy - BUT in an intentional, targeted way.&amp;nbsp; This should be your goal as well.&amp;nbsp; Not just in real estate but life in general.&lt;/p&gt;&lt;p&gt;During a listing presentation, do you always dread the question, &amp;quot;So, why should we hire you instead of another agent?&amp;nbsp; What can you offer us that your colleagues can&amp;#39;t?&amp;nbsp; Personally, I look forward to those questions.&amp;nbsp; Simple because WE ARE FOCUSED on our clients needs.&amp;nbsp; A well defined niche will help answer these questions and will impress potential clients.&lt;/p&gt;&lt;p&gt;Like Burce, the key to being unique and successful is to assess yourself and determine in what areas of life you are most interested.&amp;nbsp; Bruce of course in interested in Investment properties for our clients, 1031 Exchange programs to help our clients on taxes gains, Fix &amp;amp; Flip opportunities,&amp;nbsp;and ways our clients can &lt;strong&gt;&amp;quot;Create Wealth Through Real Estate&amp;quot;&lt;/strong&gt;.&amp;nbsp; I ask myself all the time &amp;quot;What do our clients have in common?&amp;quot;&amp;nbsp;&amp;nbsp;We get to know what is important to our clients and provide it to them, often.&amp;nbsp; This&amp;nbsp;leads to more referrals within&amp;nbsp;our niche and helps establish us as a leader.&lt;/p&gt;&lt;p&gt;Benchmark Property Advisors does&amp;nbsp;a great deal of research in our marketing communities.&amp;nbsp; We&amp;nbsp;talk to the public, attend and hold community seminars and activities, host a Real Estate Today Radio Show every Saturday and give surveys and needed market information.&amp;nbsp; This helps us carve out and maintain &lt;strong&gt;our&lt;/strong&gt; niche.&amp;nbsp; Do you like horse back riding on the weekends?&amp;nbsp; My wife and I do.&amp;nbsp; A good niche for me has been&amp;nbsp;to establish myself as the real estate espert for sales on horse property.&amp;nbsp; Bruce hates horses.&amp;nbsp; Therefore, my niche in Benchmark Property Advisors is knowledge in Wells, Septic issues, Soil Problems, Leach Feld Issues, Toxic Grasses, Meth Issues, etc.&lt;/p&gt;&lt;p&gt;On the other hand, my other partner, James, has a passion niche in Suberban Living and First Time Home Buyers.&amp;nbsp; He has extensive knowledge in available State and County Grants, Money available for&amp;nbsp;First Time Buyers, Mortgage Programs,&amp;nbsp;High&amp;nbsp;End Home&amp;nbsp;marketing, Hi Tech Web marketing,&amp;nbsp;Teaching County Partnership Programs,&amp;nbsp;and much more.&lt;/p&gt;&lt;p&gt;ANYWAY, while I was sitting in our Sales Meeting my mind was wondering how diversified our team Benchmark Property Advisors really&amp;nbsp;is&amp;nbsp;and how proud that we all use&amp;nbsp;each others&amp;nbsp;assests for&amp;nbsp;the best interest of OUR clients.&amp;nbsp; We &lt;strong&gt;are&lt;/strong&gt; a success and will always help those who have any real estate needs and/or have any real estate questions.&amp;nbsp; Always feel free to call us at 303-350-1781 with your real estate needs.&amp;nbsp; If you find more than one niche that you are interested in life, It&amp;#39;s OK.&amp;nbsp; You, as us in Benchmark Properties Advisors, can have more than one but remember to have a passion&amp;nbsp;for each.&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;u&gt;We do&lt;/u&gt; and are successfully able to market ourselves in all of them and cover &lt;strong&gt;all &lt;/strong&gt;the needs that our clients are wanting.&amp;nbsp;&amp;nbsp;&lt;/p&gt;    </content>

    <title>KILL THE DEER-IN-THE-HEADLIGHTS</title>

&lt;p&gt;Attituede and Objections&lt;/p&gt;&lt;p&gt;It is amazing how an objection raised in the sales process can make most Agents look like a deer in the headlights:&amp;nbsp; They get that blank look of disbelief that you see just before the front grill of your car connects with deerskin at full speed.&amp;nbsp; If the deer manages to move at all, he or she does it at the last split second before fatal impact, leaving you to experience heart pounding adrenaline for the next 30 minutes.&amp;nbsp; Many Salespersons (Agents) treat objections the same way that a deer treats oncoming traffic.&amp;nbsp; They are frozen in terror and move only at the last second.&lt;/p&gt;&lt;p&gt;Often, Agents will view an objection as a big wall between them and the sales.........a wall so tall that they can see no way aroung, over, under or through.&amp;nbsp; But objections are really like a two-to-three-foot herdals.&amp;nbsp; There are, in fact, many ways over it; or you can walk down its length and find the gate.&amp;nbsp; An unskilled salesperson fears hearing an objection, but a &lt;strong&gt;great salesperson views objections as opportunities.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Your mental approach to an objection will determine your success or failure.&amp;nbsp; Most Agents dread hearing an objection, but most objections result from one of two situations. &lt;strong&gt;ONE&lt;/strong&gt; is the Seller or Buyer has legitimate concerns regarding the property and/or your skills to sell the home.&amp;nbsp; &lt;strong&gt;SECONDLY&lt;/strong&gt;, you did not convey the confidence that you are the person for the Seller to hire for the sale of his home.&amp;nbsp; You did not make a convincing enough presentation for the Buyer to purchase the home you showed.&amp;nbsp; The Clients&amp;#39; desire to work with you is a natural ending to a good presentation.&amp;nbsp; There are really only about 10-25 possible objections in the selling process within your market place.&amp;nbsp; The question is why haven&amp;#39;t you learned them during your process of presentations?&amp;nbsp; Why haven&amp;#39;t you learned all of them?&amp;nbsp; Again, depending on your market place and situations, if you wrote them all down and practiced them for half and hour a day for the next six months, you would know them automatically. &lt;strong&gt;&lt;u&gt;You would be prepared for any situation in selling.&lt;/u&gt;&lt;/strong&gt;&amp;nbsp; There are approximately about 5-15 most common objections that will stop uprepared Agents in their tacks 90% of the time.&amp;nbsp; How difficult would it be to learn just 10 in the next two months?&lt;/p&gt;&lt;p&gt;With the influx of non-sales persons coming into this industry, it must be realized this is and/or will be my livelyhood.&amp;nbsp; LEARN IT.&amp;nbsp; The problem is we do not regularly practice countering objections in Real Estate.&amp;nbsp; The Denver Broncos spend six to eight hours a day practicing football.&amp;nbsp; The players and coaches spend a couple more hours a day reviewing film and studying theri playbooks during a two month span in spring training, then they play four practice games in pre-season to prepare for the REAL NFL season.&amp;nbsp; They will spend 40 to 60 more times practicing and preparing for the game than actually playing the game.&amp;nbsp; How skilled in sales would you be if you adoped that regiment?&amp;nbsp; &lt;strong&gt;&lt;em&gt;you would become unstoppable.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Your attitude and mental approach to objections will determine your success level.&lt;strong&gt;&amp;nbsp; DO NO RELINQUISH CONTROL OF YOUR MIND T O YOUR CLIENT.&lt;/strong&gt;&amp;nbsp; &lt;em&gt;Practice, practice, practice, practice, practice, practice being successful.&lt;/em&gt;&lt;/p&gt;&lt;p&gt;We at BENCHMARK PROPERTY ADVISORS, affiliated with Keller Williams Real Estate, do this on a daily bases.&amp;nbsp; Our group identifies and uses each others assets&amp;nbsp;which helps&amp;nbsp;makes us&amp;nbsp;run our team like a well oiled machine.&amp;nbsp; We are always looking for talent that has this atribute to be successful.&amp;nbsp; Be honest with yourself and others you have contact with.&lt;/p&gt;    </content>

&lt;p&gt;They say that with a career in Real Estate "the sky is the limit."&amp;nbsp; This dream still remains a stong draw for those desiring to enter the wonderful world of Real Estate Sales.&amp;nbsp; The final two top 10 finalists for the Grand Prize Grant of $70,000 in real estate education products, service, education and mentoring contributed by benevolent companies desiring to help rookie agents make a success of&amp;nbsp;their new career in real estate.&amp;nbsp; By becoming Top 10 finalists, both are guaranteed grants of $7,000 regardless of whethe or not they become the Grand Prize Winner.&lt;/p&gt;

&lt;p&gt;Finalist #10, Nina Chen, was born and raised in the Greater Philadelphia area and has a similar story.&amp;nbsp; Her father is elderly, he mother has polio and is paralyzed from the waist down, and they were a very low-income family that at one point were supported by welfare.&lt;/p&gt;
&lt;p&gt;After graduating from college with a Bachelor of Tine Arts degree in Ceramics from Pennsylvania State University, Chen joined Shirley Hsi at ReMax Centre Realty and is currently working as a Buyers Agent.&amp;nbsp; In less than two months in the business, she had one listing and two closed transactions.&lt;/p&gt;
