Whenever I take a new listing, I post it on RealBird.com.  This is a great tool for listors providing more internet exposure for those buyers who look on the web before they call an agent.  It is also a marketing feature to tell your potential sellers about in listing appointments.  Today's sellers know that the internet is paramount in selling their home.  The more exposure you can provide for them, the more impressed they are. Over are the days of saying,  "Your home will be listed on Realtor.com".   Sellers want an edge these days.

I was in Ellsworth, Kansas last week with my husband and daughter.  We stepped out of our motel room and my daughter and I heard a strange noise coming from the side of the road.  It was dusk so we couldn't see clearly, but we saw three livestock carriers pulled over and heard a loud squealing noise coming from that direction.  Even though my husband was ready for us to get in the car and head out to dinner, my daughter and I ran over to the trucks and found they were full of pigs (hogs). Photos From Ellsworth Kansas - A Different Way Of Life - 01/30/11 04:14 PM
We just made another trip to Ellsworth, Kansas and the weather was absolutely beautiful.  I took a few pictures that might be found interesting. 
The first picture is from downtown Wakeaney, Kansas where we stopped at a Dairy Queen.  It's amazing how in the center of town is a grain elevator.  This is very common in Kansas.  Why they call it an "elevator" I'm not real sure.  Being a California - then Colorado girl, these sights are somewhat different for me.

Rocky Can't Resist His Bed Eating Fetish - 01/25/11 12:58 PM
Last night, I was working at my computer with my golden retriever, Rocky, by my side.  Suddenly I heard something ..... SILENCE. I knew this could be bad.  I got up and looked over the cat-walk into the family room and there it was!

Metro Brokers Marina Square - A Top Notch Office! - 01/25/11 12:39 AM
I am lucky enough to work at the Metro Broker office located in Marina Square in the Denver Tech Center.  This is such a great office. The landlord and managing broker of record is Joe Bingham.  Joe is one of those guys who genuinely cares about everyone.  He has done so much for our office, it is truly a pleasure to work there.

Pictures From A Cold Day in Kansas - 01/22/11 04:04 PM
I was in central Kansas last week where it is was very cold and humid. We are talking like 90% humidity!!!  I was helping my family load some things in the car while everyone was complaining about the cold and how awful the day was.  I put my hand in my coat pocket and realized I had my camera in my pocket.  I took a few minutes and took some cool pictures of the surroundings.  Even in terrible weather, we can find beauty in nature if we look for it.

I Love Being A Member of my Realtor Association - 01/21/11 12:05 PM
Being a Realtor and belonging to a local "Board of Realtors" is a great benefit for me.  I belong to the National Association of Realtors (NAR) and am able to enjoy all of their resources available to me.  All of my listings automatically get entered into the www.realtor.com website for the public to view at their convenience.  There are many other benefits offered to members of NAR such as discounts from national vendors which include everything from pencils to hotel rooms.
There are multiple Realtor Associations in the Denver Metro Area, but I chose to join the Aurora Association of Realtors … (7 comments)

I recently went to my husband's hometown of Ellsworth, Kansas from Denver, Colorado and was reminded of the quaintness and charm of small towns in the United States.  The 400 mile drive across Eastern Colorado and Western Kansas was anything but memorable, but the town itself held some charm for me and reminded me that there are people out there living a much simpler life than I.
 
Ellsworth was formed in 1864 and was a bustling cattle town until the 1880's.  Lawman, Wyatt Earp even served in Ellsworth, Kansas during his career.

Rocky Gets Furminated at PetSmart - 01/16/11 12:58 PM
My ten month old golden retriever "Rocky" is such a hairbag!  It looks like we have small little puppies hanging out in the corners of the house unless I vacuum multiples times per week.  He doesn't love getting brushed unless he can bite the bristles after each brush. Well that's not very convenient, so about every 5 weeks he gets to go visit the friendly groomers at PetSmart.

Yes I am spoiled sometimes.  I remember waking up on Christmas morning as a kid and finding my first 2-wheeler big girl bike under the tree complete with streamers attached to the handlebars. Last night my husband took me out to pick out a new car. It's always that same kind of feeling for me although I didn't see Santa or a Christmas tree.  Don't you wish you could just bottle that new car smell and pop the lid whenever your car gets dirty?  Everything is so fresh and clean and smells absolutely wonderful.

Lennar's Grand Opening at Sorrel Ranch Was a Blast! And it Paid Off For Me! - 01/14/11 05:52 PM
Yesterday we attended the grand opening for Lennar's new community at Sorrel Ranch in Aurora, Colorado.  They are featuring their Inaugural Collection with new homes starting in the $270's.  Skip Wilcox and Rod Dutcher greeted everyone with a warm smile and a handshake (except me - I get hugs).
There were a large number of Realtors there to preview the homes.  We saw lots of familiar faces, especially members of the Aurora Board of Realtors.
Lennar had a nice spread with their freshly bakes Otis cookies and a nice spread from Qdoba Mexican Food (one of my favorites).  Everyone dropped business … (3 comments)

In Colorado, we have three types of title vesting: Tenant in Severalty, Tenants in Common and Joint Tenants. 
Tenant in Severalty is when one person holds title to the property solely. 
Tenants in Common is when two or more individuals own a piece of real estate. The proportionate ownership of each tenant does not have to be equal. Each tenant can will their interest to their heirs. Upon death, interest passes on the the person named on the will and the heir becomes the new tenant in common with the existing tenants in common.

It is another snowy day in Denver, Colorado with a balmy 21 degree temperature outside right now.  The snow flakes are flying like crazy across the frigid sky. Of course, that doesn't even begin to discourage my golden retriever Rocky from going outside to frolick in the snow.  He is only 10 months old and has become quite fascinated with the white fluffy stuff this year.

Friday I had a closing where I was the buyer's agent and Duke Fyffe was the listing agent.  This is the first real estate transaction I have had where Duke was the other agent.  I was so impressed with the integrity, honesty and level of service he provided, I had to share that with the rest of you.
