Rocky Has a Great Time at the Dog Park - 01/30/12 11:27 AM
Rocky Has a Great Time at the Dog Park
My 22 month old golden retriever, Rocky, made his first trip to a dog park yesterday.
We met some friends there along with their white standard poodle, Annie. It was love at first sight for Rocky. It reminded me of the movie “Lady and the Tramp”. She was such a lady and he was a big clumsy boy.
He ran around the park for an hour sniffing everything he could and visiting with all the other dogs.
When we arrived at the car, his legs and

When Do You Put Up An Under Contract Sign? - 01/25/12 03:49 PM
When Do You Put Up An Under Contract Sign?
My business partner, Will Hamm, and I are having a disagreement. I know you are all shocked by that statement. We took a new listing last week which started showing last Friday. Last night, I submitted an offer for the home for some buyers I have been working with. The home is now under contract in just 5 days.
I think we should put an Under Contract sign on the yard sign so the world will see how quickly we sold this home. There aren’t many opportunities to brag to

Sometimes a Bird's Eye View is the BEST - 01/22/12 05:27 PM
While out showing homes today, we came across this young hawk sitting in a tree. He was keeping a close hawk eye on us. I thought it was kind of funny how we were looking at the house and he was looking at us. I'm sure we interrupted his lunch plans because we certainly scared off all the little furry critters that he had his eye on. Hopefully he found a nice snack to get him through the day.
Dropbox is an Amazing Tool When Working With Out of Town Clients - 01/21/12 10:38 AM
Dropbox is an Amazing Tool When Working With Out of Town Clients
I have been working with some out of town buyers who have had me out previewing homes for them. I try to take as many pictures as possible to send to them. They weren’t getting a feel for the layout of the home with only pictures, so yesterday I decided to take videos of the homes to send their way.
I took short videos of each area of the house, but some of the file sizes turned out to be rather large and wouldn’t go
As The Busy Season Arrives, We Need to Stay Sharp and Stay Focused - 01/20/12 10:16 AM
As The Busy Season Arrives, We Need to Stay Sharp and Stay Focused
The slow season is over! At least in Colorado it is. The phones are ringing and signs are going in the ground.
I am lucky enough to work in a team with Will Hamm who I am sure you all know. With two of us, it should be easier to stay on point and focused on the task at hand. That is sometimes easier said than done.
We have come up with a pretty good system for allocating duties to each of us. This
I Wonder Why Some Agents Take Listings - 01/19/12 12:14 PM
I Wonder Why Some Agents Take Listings
I was looking for properties for a new buyer this morning and came across a listing that I THINK I would like to show him. I’m not real sure because I have no idea what the property looks like or what the condition is inside.
First, we have the famous “No Photo Available”. Really? Don’t almost all cell phones have picture taking capabilities these days? At least shoot a picture of the outside.
I thought, well let me read the description. Maybe that will give me a better sense of

I’m Not Here to be Your Friend. I’m Here to Sell Your House. - 01/17/12 10:39 AM
I’m Not Here to be Your Friend. I’m Here to Sell Your House.
Those are words that come out of my mouth many times. Whenever Will and I go on a listing appointment, I finish the appointment talking about staging with the sellers. I always recommend that they hire a professional stager to make their home look its best for perspective buyers. In the meantime, I walk through the home with the owners and suggest some minor changes that I feel will make a difference.
I warn the people ahead of time not to take anything that
Listing to Live the Dream - 01/15/12 12:33 PM
Listing to Live the Dream
When I got my real estate license in 1996, the seasoned successful agents told me that I needed to List to Live in real estate. Those words have stuck in my head ever since.
Listings are my favorite part of real estate. It gives me a chance to be creative with descriptions, pictures and brochures. The best part of listings is the residual business you pick up off of the listing.
My business partner, Will Hamm and I have picked up so much business off of our listings. We
Slip Sliding Away - Don’t Forget to Shovel The Walks - 01/13/12 10:25 AM
Don’t Forget to Shovel The Walks
It is still winter and snow is still falling in Colorado. I have been on some appointments lately where the sellers have not shoveled the snow off the walks. Not only have I almost busted my tail walking to the door, but I’m sure I tracked some of the white stuff in the house with me far enough to remove my shoes.
What message is a snow covered walkway sending to perspective buyers? In my opinion, it reflects on the ongoing maintenance of the home. If the seller can’t be bothered to
Please Leave the Water and Heat On - 01/12/12 11:16 AM
Please Leave the Water and Heat On
Lately, it seems that we have had our share of vacant home listings. Part of me prefers vacant homes because the sellers are not inconvenienced during showings and there are no pets to worry about.
One thing I have noticed lately is that the sellers want to turn off the water to the house and turn the heat down to 50 degrees.
Turning the water off is never a good idea. Many buyers are families with little ones who need to use the little girl’s or boy’s room.
Adding Character to a Vacant Home is So Important - 01/11/12 04:20 PM
Adding Character to a Vacant Home is So Important
I recently went on a couple of listing appointments, with my business partner Will Hamm, where the homes to be sold were sitting vacant. There wasn’t one thing in the home, not even a roll of paper towels.
Many homeowners feel that the best way to sell their vacant home is to remove every last item from the home. This isn’t always a good idea and here’s why.
Buying a home is always an emotional experience as well as financial. The buyers need to feel some emotion

Ring Ring Ring – Is This a Sign of Things To Come? - 01/08/12 11:37 AM
Ring Ring Ring – Is This a Sign of Things To Come?
Since January 3rd, my phone has been ringing off the hook with sellers ready to get their homes on the market. Usually the flurry of activity occurs in mid-February in Colorado for me, but January is showing signs of a great year in real estate.
We have been on three listing appointments already this week and going back to one this afternoon to put the sign in the ground and take photos.
The number of homes for sale in Colorado is down drastically
Rocky the Golden Retriever Is Mr. July 2012 - 01/07/12 03:01 PM
Rocky Is Mr. July 2012
Many of you know the love of my life, Rocky, my golden retriever. We found Rocky at a great breeder here in Colorado and every year they take some of their family (dogs) and make calendars which they send out to the proud mama’s and papa’s.
I sent them the picture of Rocky donating $20 to the homeless pets at PetSmart. Rocky loves PetSmart and all the staff there knows him as well. He immediately heads to the cashier when we enter the store because he knows that is where the good stuff
Shorts or Parkas? Only in Colorado - 01/05/12 11:02 AM
Shorts or Parkas? Only in Colorado
The weather in Colorado is certainly unpredictable. Last week we were bundled up in parkas and snow boots. We have received about twice the average snowfall in Denver so far this year. The mountains on the other hand have a shortage of snow in the ski resorts.
There are still huge mounds of snow right outside my house. My front yard is still buried in at least a foot of snow. Usually in Denver, the snow is melted and gone within a day of falling due to

The Holidays Are Over and it’s Time for Some Real Estate
Thanksgiving, Christmas and New Years are behind us. We have begun a new year with new opportunities and new found energy. Without distraction, it is now time to focus on real estate and filling the pipeline for the months ahead.
Thanksgiving to New Year’s has been rather slow in real estate for me. It gave me a chance to get caught up on some things and spend some time with my family, but as soon as the ball dropped in Times Square, I

Russel Ray Photos January Contest – In the Clouds
Eric Cooper and Russel Ray are running a great January contest where the winner will receive a copy of Corel PaintShop Pro X4.
Here is my first entry into the contest. Eric is nice enough to allow us to post one picture per week for the next 4 weeks.
I liked this cloud picture but wasn’t crazy about the sign and power lines cluttering up the picture. Let’s see what Eric can do with this one.
