My 22 month old golden retriever, Rocky, made his first trip to a dog park yesterday.
 
We met some friends there along with their white standard poodle, Annie.  It was love at first sight for Rocky.  It reminded me of the movie “Lady and the Tramp”.  She was such a lady and he was a big clumsy boy.
 
He ran around the park for an hour sniffing everything he could and visiting with all the other dogs.

While out showing homes today, we came across this young hawk sitting in a tree.  He was keeping a close hawk eye on us.  I thought it was kind of funny how we were looking at the house and he was looking at us.  I'm sure we interrupted his lunch plans because we certainly scared off all the little furry critters that he had his eye on.  Hopefully he found a nice snack to get him through the day.

I have been working with some out of town buyers who have had me out previewing homes for them.  I try to take as many pictures as possible to send to them.  They weren’t getting a feel for the layout of the home with only pictures, so yesterday I decided to take videos of the homes to send their way.

Those are words that come out of my mouth many times.  Whenever Will and I go on a listing appointment, I finish the appointment talking about staging with the sellers.  I always recommend that they hire a professional stager to make their home look its best for perspective buyers.  In the meantime, I walk through the home with the owners and suggest some minor changes that I feel will make a difference.

It is still winter and snow is still falling in Colorado.  I have been on some appointments lately where the sellers have not shoveled the snow off the walks.  Not only have I almost busted my tail walking to the door, but I’m sure I tracked some of the white stuff in the house with me far enough to remove my shoes.

Lately, it seems that we have had our share of vacant home listings.  Part of me prefers vacant homes because the sellers are not inconvenienced during showings and there are no pets to worry about. 
 
One thing I have noticed lately is that the sellers want to turn off the water to the house and turn the heat down to 50 degrees.

Since January 3rd, my phone has been ringing off the hook with sellers ready to get their homes on the market.  Usually the flurry of activity occurs in mid-February in Colorado for me, but January is showing signs of a great year in real estate. 
 
We have been on three listing appointments already this week and going back to one this afternoon to put the sign in the ground and take photos.

Many of you know the love of my life, Rocky, my golden retriever.  We found Rocky at a great breeder here in Colorado and every year they take some of their family (dogs) and make calendars which they send out to the proud mama’s and papa’s.

The weather in Colorado is certainly unpredictable.  Last week we were bundled up in parkas and snow boots.  We have received about twice the average snowfall in Denver so far this year.  The mountains on the other hand have a shortage of snow in the ski resorts.
