Kayaking Lido Key's mangrove tunnels, Sarasota style!
Last weekend we went for a great paddle through the famous mangrove tunnels on the bay side of Lido Key, just off Sarasota, Florida. Wildlife is abundant, with fish practically jumping in the boat and many species of birds including herons, osprey, and bald eagle.
There are five main tunnels that are some heavily canopies by mangroves, it is almost dark inside! After that, we went to Crescent Beach on Siesta Key.

Currently funds have run out for FEMA's flood insurance program, leaving many consumers unable to get flood insurance and therefore unable to qualify for a mortgage.
As a Sarasota buyer agent, I had a home buyer who ran into this problem. If this is affecting the Sarasota real estate market, I'm sure other parts of the country are feeling it as well.

Scam alert: Beware of crooks posing as PGE employees - 06/18/10 02:19 PM
Whenever the economy is suffering the first thing to rear its ugly head is the scam artist. Scams like these have been going on for years and I have heard of them occuring in the Sarasota real estate market before. The best way to avoid getting ripped off is to ask for identification and call the company if you have even the slightest suspicion.

Via Chris Livingston (Pillar To Post):
Recently, criminals have tried to trick PGE customers by pretending to be PGE employees and demanding money. Other times, crooks have posed as utility workers to try to gain access to homes.

The Home Buyer Tax Credit Extension Has Not Been Passed Into Law (Yet) - 06/18/10 01:06 PM

Many people, consumers and real estate agents alike, got broadsided by the rumor that the home buyer tax credit has been extended. Several large publications even picked up on the propaganda. All over nothing, although it would be nice if the extension were to occur.
But it is not clear, nor is it likely the extension will ever happen. Sales are still strong in the Sarasota real estate market and current prices are tempting many a buyer. An extension is always welcome, but many of those who would take advantage of it already have.

Are Builder Incentives just Bait and Switch? - 06/08/10 12:52 PM
Are Builder Incentives just Bait and Switch?
These days builders are pulling all the stops to try to motivate home buyers to pull the trigger. Competitive environments like the Sarasota real estate market exasperate this trend.
What seems up front to be a legitimate incentive offered by a builder may often be overshadowed when they make up for it on the back end from options, upgrades and even financing adding to their profit margins.

Dual Agency?? NOT FOR ME! - 06/08/10 09:09 AM

Dual Agency unlawful in Florida
Dual agency is against the law in most states now. In Florida real estate agents commonly practice as "transaction brokers", meaning the represent neither the buyer or the seller. As Sarasota buyer agents, we always act as "single agents". A single agent actually represents their client and has fiduciary duties. Unfortunately for consumers, in the Sarasota real estate market, this is not commonly found.

Ten Things First Time Homebuyers Should Know.... - 06/07/10 02:15 PM
First time home buyers need to be concerned of many factors. Unless they intend to pay cash, financing is probably the most important. A licensed mortgage broker can assist you in determining how much you can afford. The next step is to find an exclusive buyer agent who is an expert in your area. The easiest way to do this is Google the name of the city followed by "buyer agent". For example, Sarasota Buyer Agent. Always consider experience, education and knowledge when hiring an agent in the Sarasota real estate market.

Things To Have in Place When You Own a Home - 06/07/10 02:02 PM
