sarasota real estate: Fun with the MLS: Disappearing Listings - 11/23/10 11:16 PM
Fun with the MLS: Disappearing Listings

One of the most common questions we receive is “Where did the listing go?”  A listing will drop off the active MLS when it’s status has been changed by the listing agent. Different status include Pending, Sold, Withdrawm, etc. When you are utilizing the MLS, the information is somewhat real-time. Unfortunately, in all areas including the Sarasota real estate market,  many third party sites do not update regularly, so the data is often outdated. We will also be asked why the fees for a particular home or condo seem so low compared to others in the … (1 comments)

sarasota real estate: Top Five Reasons to Consider a Short Sale - 11/10/10 02:05 AM
Top Five Reasons to Consider a Short Sale There are times when a short sale is a prudent and smart real estate transaction, occasions when the potential savings on the home make the process worth it, if.....
1) You view the transaction as strictly business, not get emotionally involved, looking only at the bottom line.
2) You have time and patience on your side, able to wait long periods of time, likely have to process lots of paperwork, all with no guaranty of the transaction ever closing.
3) You are an seasoned investor with long term goals and an overall strategy … (1 comments)

sarasota real estate: The Robo-Signing Debacle - 10/21/10 01:02 AM
How Did Robo-Signing Affect the Market?
The robo-signing problem surfaced when Ally Bank (formerly GMAC) admitted to pushing through about 10,000 foreclosure files a month, a number which signaled that files were barely being glanced at, let alone properly reviewed. As the practice surfaced, Ally Bank halted foreclosures in order to figure out the best plan of action. Monster lenders JP Morgan and Bank of America also temporarily halted their foreclosure process in 23 states, although as of this writing. Bank of America has announced a resumption of efforts.
Experts doubt the scandal will lead to many more people keeping … (0 comments)

sarasota real estate: The Killer Deal! - 09/10/10 02:05 AM
The Killer Deal! As a buyers broker, I have several clients watching beachfront property. Many others watching the downtown Sarasota real estate market. The golfers are looking for the perfect home on a golf course. They are all waiting, and hoping, for “the Killer Deal” to emerge – that one ridiculously low priced , crazy deal.
As you may expect, these future buyers are not the only ones waiting. It is happening across the country. But contrary to the gloom and doom media reports, a well priced home in Sarasota will sell, and rather quickly at that. Waiting for the amazing … (0 comments)

sarasota real estate: The Naked Truth about Listings! - 09/08/10 11:29 PM
The Naked Truth about Listings!
As exclusive buyer agents, we get many calls and emails regarding properties and wondering why a listing is worded a certain way; or perhaps why certain key information seems to be left out. In general, if a key component of the home seems to be missing, it may be a detractor. Here are a few instances of red flags when Sarasota real estate listings are exposed:
* Listings with gorgeous interior photos, but not one shot of the backyard. Understand that if there is an expansive lake view, or a very private large yard, there will … (116 comments)

sarasota real estate: "Crazy" Sarasota Real Estate - 08/24/10 08:26 AM
"Crazy" Sarasota Real Estate "Crazy" Sarasota Real Estate? It’s a common sentiment these days. “Those people are crazy, they have no concept of the current market!”
Ironically, I hear it from both buyers and sellers – in the same deal.  Buyers think that everything is still overpriced, while sellers know how much they have cut their price. So who is right?
We have all heard that the price the market  is willing to pay for something is what it is worth. In Sarasota real estate, we live and die on comparable values and appraisals. If you follow this blog, you know that … (0 comments)

sarasota real estate: Living in Paradise, Sarasota, Florida - 08/23/10 12:28 AM
Living in Paradise, Sarasota, Florida “We LIVE here!”
My friends have gotten used to my obvious statement. They often hear it as traveling across the John Ringling Bridge from downtown Sarasota to Lido Key. From high atop the bridge, the water views are amazing, and I am overcome that this is my home, and not some travel brochure. But the sentiment hits me all over town – walking out onto Siesta Key at sunset, gliding past Sarasota’s downtown skyline by boat, or canoeing through the mangrove tunnels. Forget that the #1 destination in the country, Disney World, is a day trip away. The amazement that I live … (1 comments)

sarasota real estate: Sarasota Buyer Agents Don’t Set Real Estate Prices… - 08/19/10 11:01 PM
Sarasota Buyer Agents Don’t Set Real Estate Prices… …but we can tell you if that price is realistic.
One of the hardest things to grab a hold of in this market is actual value of a property. With assessed values all over the spectrum, short sales and REO’s dragging down property values daily, and sellers weary of facing yet another gash to their equity – it’s truly difficult to reason a fair price for a home.
As Sarasota buyer agents, we have seen this from all sides. The Sarasota real estate market was one of the first hit, and the hardest … (2 comments)

sarasota real estate: Siesta Key, Florida Enjoys Revival! - 08/19/10 05:50 AM
Siesta Key, Florida Enjoys Revival! With oil spill fears, economy woes and hot northern temperatures, Sarasota and Siesta Key were remarkably quiet. Although we rely on and love tourism, residents enjoyed a relatively peaceful summer- gorgeous crystal clear water, and wide open sand.
It seems, however, that overnight folks have remembered the powder sands and sweeping views; perhaps spurred on by low interest rates and low prices. Siesta Key, once headed for “rich and famous” status, has again returned to its status as paradise for everyone – and everyone is noticing.  (Check out the Siesta Key Webcam!)

sarasota real estate: Location is still King in Sarasota - 08/19/10 05:19 AM
Location is still King in Sarasota You’ve heard it a thousand times – location, location, location. Location is still King.
The tried and true real estate mantra holds true in Sarasota real estate as well. Not only because Sarasota itself is an amazing location, but within Sarasota, location is key.
We are very fortunate that the vast majority of our city is in a desirable real estate location. When looking at Sarasota real estate, the closer you are to the beach/Gulf, the Bay front, or downtown proper - the more expensive the property is bound to be.
This market has seen … (0 comments)

sarasota real estate: Low Ball Offer? - 08/10/10 01:21 AM
Low Ball Offer? When it comes time to make an offer on a home, we go into research mode to determine what a home is really worth based on recent sales in the area. Unfortunately, in the current Sarasota real estate market, there are usually a few distress sales no matter what price range you are in. When a home was sold significantly under market, it drags the comparable value of the other homes down around it.
Less dramatic is simply the continued drop in values in some areas of Sarasota real estate. Where there is a lot of property available … (3 comments)

sarasota real estate: Determining the value of a home - 07/06/10 04:26 AM
Determining the Value of a Home As Exclusive Buyer Agents, we also are constantly figuring out the value of property. The fact is, even with the best of intentions by the listing agent, the list price of a home is simply a gauge for what the seller hopes to receive for their home – not necessarily what it is truly worth, or what you should pay for your Sarasota real estate purchase.
Several values are readily available to end users on the internet, and although information is important, it can be misleading if it is not complete. For a detailed description … (0 comments)

sarasota real estate: Realtor Compensation for Lost Income Due to BP Oil Spill BP - 06/05/10 02:18 AM

BP slow to react
The Gulf oil spill has tempers flaring as BP is slow to react on even the most basic levels. The Sarasota real estate market is unaffected but, along with Louisiana, Mississippi, and Alabama, the Florida Panhandle may not be so lucky.
Aside from the environmental disaster, economic conditions and the loss of income for many professions, including those in  the real estate business, are starting to take their toll. Compensation from BP has been slow and inadequate.

From the cover, this looks like BP MAY be doing something right.  Hope this helps my fellow Realtors … (1 comments)

sarasota real estate: Pier 550, Golden Gate Point, Sarasota, Florida - 05/24/10 05:52 AM
Pier 550, Golden Gate Point, Sarasota, Florida
Recently I blogged about one of the jewels of Sarasota real estate, Alta Mer.  Given the spectacular location of the complex on Golden Gate Point, I thought it only fair to add a blog about Pier 550. This little complex offers the same great location at a fraction of the price.
Although the units are very small, only about 600 square feet, they give buyers the opportunity to live in this million dollar community for far less. Residents have cozy units with open air balconies, and enjoy both a community pool and boat docks.

sarasota real estate: Alta Mer, Golden Gate Point, Sarasota, Florida - 05/24/10 05:28 AM
Alta Mer, Golden Gate Point, Sarasota, Florida
There are few opportunities in Sarasota real estate to truly have it all, but you can at Alta Mer. Golden Gate Point is a spectacular location which allows for sweeping Bay AND Gulf views, skyline vistas, and proximity to beaches, all the sophistication of downtown, and world famous St. Armand's Circle.
Golden Gate Point is a private enclave located on a tiny peninsula in Sarasota Bay. Situated just east of the John Ringling Bridge, which leads to Lido & Longboat Keys and St. Armand's, residents can walk or bike to all these areas. Nearly surrounded by water, it is a short walk … (0 comments)

sarasota real estate: Sarasota Horse Ranches & Real Estate, Sarasota, Florida - 04/13/10 11:49 PM
Sarasota Horse Ranches & Real Estate, Sarasota, Florida
When people think of Sarasota, their thoughts understandably go straight to the beach. But one of the reasons that Sarasota is so unique is the diversity of lifestyle available here  - from trendy downtown to green suburbia; from beach cottages to equestrian ranches.   Horse ranches in Sarasota? Absolutely. A little known aspect is the Sarasota equestrian community, primarily located to the east of the highway where the land sprawls. Horse communities abound in Sarasota, offering anywhere from two acres to many hundreds of acres; communities which not only welcome horses but also … (2 comments)

sarasota real estate: Sarasota real estate: Hillview District and "Flower Streets" - 04/13/10 02:01 AM
Sarasota real estate: Hillview District and "Flower Streets"
Just a few miles south of official "downtown" is an extremely desirable community simply known as "the Flower Streets" or the Hillview district. As its nickname would imply, the streets surrounding this part of town bear names such as Magnolia, Oleander, Orchid and Rose. These streets, primarily west of US 41, offer a wide variety of home options, from new, grand Spanish Mediterranean homes to older, Victorian looking homes. What they all share is a terrific location - close to downtown, the beaches, and all the amenities on 41, yet on quiet, tree … (1 comments)
