How Did Robo-Signing Affect the Market?
The robo-signing problem surfaced when Ally Bank (formerly GMAC) admitted to pushing through about 10,000 foreclosure files a month, a number which signaled that files were barely being glanced at, let alone properly reviewed. As the practice surfaced, Ally Bank halted foreclosures in order to figure out the best plan of action. Monster lenders JP Morgan and Bank of America also temporarily halted their foreclosure process in 23 states, although as of this writing. Bank of America has announced a resumption of efforts.

My friends have gotten used to my obvious statement. They often hear it as traveling across the John Ringling Bridge from downtown Sarasota to Lido Key. From high atop the bridge, the water views are amazing, and I am overcome that this is my home, and not some travel brochure. But the sentiment hits me all over town – walking out onto Siesta Key at sunset, gliding past Sarasota’s downtown skyline by boat, or canoeing through the mangrove tunnels. Siesta Key, Florida Enjoys Revival! With oil spill fears, economy woes and hot northern temperatures, Sarasota and Siesta Key were remarkably quiet. Although we rely on and love tourism, residents enjoyed a relatively peaceful summer- gorgeous crystal clear water, and wide open sand.
It seems, however, that overnight folks have remembered the powder sands and sweeping views; perhaps spurred on by low interest rates and low prices. Siesta Key, once headed for “rich and famous” status, has again returned to its status as paradise for everyone – and everyone is noticing. (Check out the Siesta Key Webcam!)

The tried and true real estate mantra holds true in Sarasota real estate as well. Not only because Sarasota itself is an amazing location, but within Sarasota, location is key.
We are very fortunate that the vast majority of our city is in a desirable real estate location. When looking at Sarasota real estate, the closer you are to the beach/Gulf, the Bay front, or downtown proper - the more expensive the property is bound to be.

Low Ball Offer? When it comes time to make an offer on a home, we go into research mode to determine what a home is really worth based on recent sales in the area. Unfortunately, in the current Sarasota real estate market, there are usually a few distress sales no matter what price range you are in. When a home was sold significantly under market, it drags the comparable value of the other homes down around it.

The Gulf oil spill has tempers flaring as BP is slow to react on even the most basic levels. The Sarasota real estate market is unaffected but, along with Louisiana, Mississippi, and Alabama, the Florida Panhandle may not be so lucky.
Aside from the environmental disaster, economic conditions and the loss of income for many professions, including those in the real estate business, are starting to take their toll. Compensation from BP has been slow and inadequate.

Recently I blogged about one of the jewels of Sarasota real estate, Alta Mer. Given the spectacular location of the complex on Golden Gate Point, I thought it only fair to add a blog about Pier 550. This little complex offers the same great location at a fraction of the price.
Although the units are very small, only about 600 square feet, they give buyers the opportunity to live in this million dollar community for far less. Residents have cozy units with open air balconies, and enjoy both a community pool and boat docks.
