&lt;p&gt;&lt;strong&gt;BUYING A HOME? &lt;/strong&gt;&lt;strong&gt;NOW YOU CAN GET UP TO $8,000 BACK, THROUGH APRIL 30, 2010.&lt;/strong&gt;&lt;/p&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;Like any good thing, there must be rules. &lt;strong&gt;You have to buy before April 30, 2010, settle by &lt;/strong&gt;&lt;strong&gt;June 30, 2010, and live in the home as your principal residence for at least 3 years (&lt;/strong&gt;Military families are exempt). &lt;strong&gt;Transactions must close no more than 60 days after April 30, 2010&lt;/strong&gt;. &lt;p&gt;10% of the home price, up to $8,000 for qualied first-timehomebuyers, or people who have not owned a home in the preceding 3 years, or up to $6,500 for qualied existing homeowners who have lived in their home for 5 of the last 8 years.&lt;/p&gt;
&lt;p&gt;It's for principal &lt;strong&gt;single-family residences, including&lt;/strong&gt; condos and townhouses. It shows up as a credit on your income tax. &lt;strong&gt;The tax credit does not have to be repaid if you live in the &lt;/strong&gt;&lt;strong&gt;home for a minimum of 3 years.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Individuals with adjusted gross income up to $125,000 (or $225,000 if ling jointly) are eligible for the full tax credit. The credit is phased down for those earning more.&amp;nbsp;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;Art, the RVP of PA division of Long and Foster, has put together a brief synopis of the 2009 NAR buyers and sellers report.&amp;nbsp; Below are listed some of the many reasons for&amp;nbsp;and benefits to our clients when they decide to use a Realtor when purchasing or selling a home.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp; 47% of recent homebuyers were first-time.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;21% of recent homebuyers were single women.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;Typical homebuyer searched for 12 weeks and saw 12 homes before buying.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;20% of first time buyers found the mortgage process more difficult than expected.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;Recent sellers sold their home for 95% of asking and 60% had reduced the price at least .&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;42% of recent sellers offered incentives in terms of warranties and closing help.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;Sources recent buyers used in home search:&amp;nbsp; 90% internet, 87% agent, 59% yard sign.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;Most frequently used sources by buyers:&amp;nbsp; 76% internet, 68% agent, 24% yard sign.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;&quot;Most useful&quot; information for buyers was found:&amp;nbsp; 81% agent, 77% internet, 42% yard sign, 2%&amp;nbsp;&amp;nbsp; newspaper.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;Buyers found the home they purchaser using:&amp;nbsp; 36% agent, 36% internet, 12% yard sign, 2% newspaper.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;Website features buyers found &quot;very useful&quot;:&amp;nbsp; 84% photos, 825 detailed information, 63% virtual tours, 46% agent contact information, 43% interactive maps, 40% neighborhood information.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;What buyers want most from real estate agents:&amp;nbsp; 46% finding home, 16% negotiating terms, 13% negotiating price, 9% help with paperwork, 8% comps.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;What buyers considered benefits of using an agent:&amp;nbsp; 63% understand process, 53% pointing out unnoticed features/faults, 42% negotiate terms, 41% improve knowledge of search area, 41% improved list of vendors, 20% expanded buyers search area, 18% narrowed buyers search area.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;Number of agents interviewed by buyer:&amp;nbsp; 66% one, 19% two, 10% three.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;&quot;Most important&quot; factors for buyer agent selection:&amp;nbsp; 98% honesty/integrity, 95% knowledge of purchase process, 93% responsiveness, 92% market knowledge, 84% negotiating skills, 83% people skills.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;Methods used to find agent:&amp;nbsp; 40% referral, 24% used agent used previously, 5% met agent at an open house, 3% saw contact information on yard sign or open house sign, 1% calendar, magnet, etc.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;&quot;Most important&quot; factors for listing agent selection: 22% pricing help, 21% find a buyer, 19% marketing help, 19% selling home within specific timeframe, 10% find ways to fix-up home so it will sell for more.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;Negotiating commission with agent:&amp;nbsp; 44% agent brought up topic, 25% indicated they would lower their rate, 9% indicated they were not willing to negotiate, 10% of sellers did not ask, 13% of sellers didn't know rates were negotiable.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;85% of all FSBOs had an agent bring the buyer.&lt;/p&gt;

&lt;p&gt;As for the twin homes I would like to share some information with you if you are thinking about buying in Quakertown. Theses homes are over 30 years. There are different models and sizes none of them offer basements.&amp;nbsp; The street names are Hickory Drive, Dewsbury Lane, Braithwaite Lane, Pennington Lane, Roan Tree Drive, Fox Court, Berks Court, Naylor Court, Tierney Court, &amp;amp; Whittier Court, &amp;amp; Braxton Court. The Courts Are Cul-de-sac.&lt;/p&gt;

These models have a large family room located at the back of the home with a fireplace! There are 3 bedrooms models that have square footage of 1400-1500. Some were built with woodstoves. You will usually find these are are 1.5 baths. There were options that did provide a master bathroom, powder room, or a vanity sink with an 2nd closet. This could be renovated to provide a full bathroom. They offer fenced in small fenced in yards. Great for low maintenace since their is No Association fee!&lt;/p&gt;

&lt;p&gt;Prices Range from $142,500- $187,000.&amp;nbsp; Average Sold Price as of December 5, 2009 is $170,280.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;First-time home buyers have been eligible for tax credits of up to $8,000 since last January&lt;/strong&gt; as part of this year's economic stimulus package.&amp;nbsp; The newly backed program will expand the credit to include existing home owners.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Under the revised program, those who have owned a home for at least five years&lt;/strong&gt; will be able to apply for tax credits of up to $6,500 when they purchase their next home.&amp;nbsp;&amp;nbsp;To qualify, buyers will have to sign a purchase agreement by April 30, 2010 and close by June 30.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The maximum purchase price on a home will be $800,000 with vacation homes not eligible. Income limitations are $125,000 for single tax payers and $225,000 for joint filers.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The National Association of Realtors (NAR) and the National Association of Home Builders (NAHB)&lt;/strong&gt; have been lobbying hard for the extension and expansion of the tax credit.&amp;nbsp; NAR claims that so far, about 1.4 million first-time homebuyers have qualified for the program and they estimated that 350,000 of these buyers would not have otherwise purchased.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The tax credit is also set to be extended for another year for military personnel&lt;/strong&gt; serving outside of the United States until June 30, 2011.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Senator Johnny Isakson, who heavily pushed for the extension&lt;/strong&gt;, along with his own version that would have increased the credit to $15,000 stated, &quot;This is probably the last extension.&quot;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;But, is this really true?&lt;/strong&gt;&amp;nbsp; When April 2011 comes around and the housing market is still not in full recovery mode, will the politicians be able to let this go and actually come to an end, or could it possibly become a more permanent subsidy?&amp;nbsp;&lt;/p&gt;

Or know someone who is? Compared with a few years ago, today's lenders are looking for higher credit scores to approve mortgages and to offer the best rates. Getting the best interest rate on a mortgage means qualifying for a larger loan amount or a smaller monthly payment.&lt;br /&gt;&lt;br /&gt;Many of our clients today are looking to move -- or are helping a family member buy a home in today's market. No matter if you are the buyer -- or you're helping an adult child or grandchild or niece, nephew, in-law or other relative -- knowing the new rules of credit is critical. That's why it's more important than ever for you or any borrower to keep a close eye on credit reports and do everything to improve one's credit score.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;What's The Score?&lt;/strong&gt;&lt;br /&gt;Your credit score is an objective measure lenders use to assess your creditworthiness. It summarizes a number of different types of financial behaviors that can help predict whether you are likely to meet your repayment obligations. Information about you comes from the &quot;Big Three&quot; credit reporting agencies -- Equifax, Experian and TransUnion -- which receive reports from creditors (usually monthly) about how you pay your bills, what type of accounts you have, etc. That information is compiled and updated in your credit report.&lt;br /&gt;&lt;br /&gt;Your credit score is developed using a mathematical formula that &quot;weighs&quot; various types of information in your credit report, depending on how well each type of information tends to predict credit behavior. For example, defaulting on a loan will affect your credit score a lot more than, say, two 30-day-late payments.&lt;br /&gt;&lt;br /&gt;The scoring model most commonly used by lenders comes from FICO (formerly known as Fair Isaac &amp;amp; Co.). There are other scoring models, however.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;What's Possible?&lt;/strong&gt;&lt;br /&gt;FICO scores can range from a low of 300 to a perfect score of 850, but some other models have slightly different ranges. Because not all lenders and credit agencies use exactly the same scoring model, your score can be different from one to another. In addition, credit reporting agencies may not all have exactly the same information about you, so that even if they use the same scoring model, the differing sets of input data will produce somewhat different scores. It's not uncommon for lenders to pull scores for you from all three reporting agencies to compare.&lt;br /&gt;&lt;br /&gt;&lt;img src=&quot;http://www.yourhome123.com/assets/images/content/newsletters/eNewsletter/11/dart.jpg&quot; border=&quot;0&quot; alt=&quot;&quot; /&gt;&lt;strong&gt;What's Good?&lt;/strong&gt;&lt;br /&gt;It's up to individual lenders to define what they consider to be a good credit score. As of mid-July this year, FICO reported that, on a national average, FICO scores of 760 and higher earned the lowest interest rates for a 30-year mortgage. Scores of 700 to 759 earned the next lowest rate. If you score below the mid-600s, you can expect to pay significantly higher interest rates and have greater difficulty getting credit.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Can It Change?&lt;/strong&gt;&lt;br /&gt;Credit scores change all the time, reflecting your changing balances, payments, etc. What's better: You can improve your score by understanding how the scoring models work. Although more than 100 variables are used in calculating your credit score, there are five major categories of important credit information reflected in a FICO score, as ranked below in order of importance:&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;&lt;strong&gt;Late payments, delinquencies, bankruptcies&lt;/strong&gt; -- about 35% of your score. Failing to pay creditors as scheduled is a red flag to lenders. What guarantee do they have that you won't do so again? The more recent a late or missed payment is, the more it will affect your score, since it implies a current trend that could affect the new lender.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Tip:&lt;/strong&gt; If you can't make a payment, or if you've missed one by accident, notify the creditor immediately to see if something can be worked out to keep the incident off your credit report.&lt;br /&gt;&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Outstanding debt&lt;/strong&gt; -- about 30%. People who are heavily extended with too much outstanding credit tend to be higher risks than those who use credit conservatively. For example, someone using 75% of his or her available credit represents a greater risk than someone who is using only 20%.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Tip:&lt;/strong&gt; Pay down balances to keep credit use below 20% of your credit limits. Limit the number of open credit accounts to less than five or six.&lt;br /&gt;&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Length of credit history&lt;/strong&gt; -- about 15%. The longer your credit history, the better. Still, having a relatively brief record of credit doesn't automatically mean higher risk. What carries the most weight is how you pay bills and how extended you are on your available credit.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Tip:&lt;/strong&gt; If you're thinking of closing some credit accounts, keep the oldest ones open to show a long (and good) track record. Note, however, that closing an account will not remove it from your credit report, at least for several years.&lt;br /&gt;&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;New applications for credit (inquiries)&lt;/strong&gt; -- about 10%. When you are shopping for credit -- mortgage, car, credit card, etc. -- lenders will inquire about your credit history (only with your permission, of course). While a single lender inquiry could lower your score slightly, say by 5 points, a number of inquiries for different types of credit could lower your score much more. The reason: Lenders may suspect other credit obligations exist that have yet to appear on your credit report, or that you've been rejected by other lenders.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Tip:&lt;/strong&gt; Don't apply for credit accounts while you are trying to secure mortgage financing or before your mortgage is closed/settled. Also, to minimize the impact on the credit score, FICO recommends that consumers shopping for a particular type of credit should concentrate their efforts so all credit inquiries show up in a fairly compressed time frame -- not longer than 45 days -- and can be related to a single reason, such as a home purchase or refinancing.&lt;br /&gt;&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Other factors&lt;/strong&gt; -- about 10%. Some minor factors can also influence your score. For example, the FICO model adds points for having a mix of credit types, such as installment loans, credit cards and lines of credit (provided, of course, they've all been handled responsibly).&lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;&lt;strong&gt;Is It All About The Score?&lt;/strong&gt;&lt;br /&gt;Actually, lenders look at more than just your credit score when evaluating your loan application. Once your application is complete, it is usually examined by an automated underwriting system and by actual human beings! Both Freddie Mac and Fannie Mae (the nation's two largest mortgage funding entities) advise lenders that applications should not be approved or declined based only on credit scores.&lt;br /&gt;&lt;br /&gt;Just as you regularly take care of your health, your home and your car, make sure your credit stays in good repair by checking it periodically and attending to any problems or inaccuracies right away. Doing so could make all the difference when it comes time for you to buy a home.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Check Your Credit Reports&lt;/strong&gt;&lt;br /&gt;You are entitled to one free credit report annually from each of the major credit reporting companies -- Equifax, Experian, TransUnion.       <description>&lt;p&gt;The annual &lt;strong&gt;Halloween parade&lt;/strong&gt; that was scheduled for today, October 18 at 2PM has been postponed until next &lt;strong&gt;Sunday, October 25 at 2PM&lt;/strong&gt;.&amp;nbsp; This is always a fun time.&amp;nbsp; There are usually entries from the local fire departments, Miss Cindy's School of dance, local bands, local businesses and even politicians.&amp;nbsp; The parade participants throw lots of candy&amp;nbsp;to the children lining the roads to watch the parade, while businesses give out coupons or information from their business.&amp;nbsp; Marci and I will be handing out some &lt;strong&gt;trick or treat bags&lt;/strong&gt; and hope to see you there.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;If you are planning on attending the parade and want to help the community, you can drop off &lt;strong&gt;some can goods or other shelf staple foods at the Long &amp;amp; Foster Real Estate, located at 523 W. Broad St.&lt;/strong&gt;&amp;nbsp;&amp;nbsp; It is the drop off spot selected by the Bucks County&amp;nbsp;Association of Realtors.&amp;nbsp; The donations will be given to the local food banks and shelters.&lt;/p&gt;

      <title>In losing a house, they found a home.</title>

&lt;p&gt;If you think buying a home can be scary, &lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;try renting a house.&lt;/span&gt;&lt;/strong&gt;&amp;nbsp; We hear stories daily on the obstacles present when buying and then closing on a home.&amp;nbsp; The fact is that once you own it, &lt;em&gt;&lt;strong&gt;you freaking own it.&lt;/strong&gt;&lt;/em&gt;&amp;nbsp; You own its troubles, its grace, its everything... for the most part, it's your place.&amp;nbsp; But if you are renting it ...&lt;/p&gt;
&lt;p&gt;There's a little story I'd like to share.&amp;nbsp; The participants are Lee &amp;amp; Shannon.&amp;nbsp; They rented their house for five years.&amp;nbsp; During that time, their Landlord seemed difficult, if not totally obnoxious.&amp;nbsp; If something went wrong with the house, phone calls went ignored and any communication from said party&amp;nbsp;seemed obsolete.&amp;nbsp; However, when the rent was due, that Landlord was always available.&amp;nbsp; And&lt;em&gt; 'he would get back to them in a few days'&lt;/em&gt; concerning any problems with the house.&amp;nbsp; Of course that 'few days' turned into the next month when rent was due.&amp;nbsp; Yet again, the rent&amp;nbsp;would be paid and the landlord skated around handling any problem with the living conditions.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Patterns persist.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Leaky facets, clogged drains, faulty electrical outlets, and a lack of hot water were only minor&amp;nbsp;areas of inconvenience.&amp;nbsp; Luckily, Lee knew how to deal with most of that type of stuff.&amp;nbsp; But when the basement was flooded by a particularly feeble bout of rain and phone call after email after phone call to the Landlord went unanswered, the floodgates of change called their name.&amp;nbsp; When they got a letter from the Mortgage Company to start making their payments directly to them, &lt;em&gt;&lt;strong&gt;that calling started to scream&lt;/strong&gt;&lt;/em&gt;.&lt;/p&gt;
&lt;p&gt;Home-ownership had been a dirty word to Lee &amp;amp; Shannon for quite sometime.&amp;nbsp; They had been content with renting.&amp;nbsp; Truth be told, they had owned one over 5 years back and were put into an adjustable rate mortgage at the time.&amp;nbsp; While a nice option for some people, it didn't turn out that way for them.&amp;nbsp; It happened to be a&amp;nbsp;treatment for buying over their heads.&amp;nbsp; Lee &amp;amp; Shannon got out and thankfully suffered no severe credit ramifications from the experience.&amp;nbsp; But they did suffer a very bad taste of what owning a home is all about.&lt;/p&gt;
&lt;p&gt;With their rental situation in limbo, they opened all doors to make sure a roof was above their head.&lt;/p&gt;
&lt;p&gt;From this front, they&amp;nbsp;found a Mortgage Guy and I forget his name... though I remember the last name rhymed with 'Party'. ;)&amp;nbsp;&amp;nbsp;They compared the cost to rent vs. the cost to own in the price range of their particular area and financial ability to afford such.&amp;nbsp; Not surprisingly, the numbers weren't so different.&amp;nbsp; In fact, with lower home prices and interest rates to write your Aunt Susie about, it turned out that buying a home would be a cheaper expedition... at least in regards to monthly payment.&amp;nbsp; Sure, leaky facets, clogged drains, faulty electrical outlets, and a lack of hot water could become an issue down the road, yet a Home Inspection intertwined with Lee's ability to deal with such things left a better taste of what owning a home could become.&lt;/p&gt;
&lt;p&gt;They closed on their home on November 30th, 2009.&amp;nbsp;&lt;/p&gt;

After all, there's no shortage of competition from other home sellers who also hope to attract a purchase offer at a reasonable price.&lt;br /&gt;&lt;br /&gt;In working with home sellers in today's new market, we've seen what helps sellers accomplish their goal -- and what doesn't. Here are the key issues you should pay attention to so as not to undermine the sale of your home.&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;&lt;strong&gt;Overpricing.&lt;/strong&gt; The first few weeks on the market are critical to your home's sale. Buyers who've been comparison shopping for a home are eager to see new listings, hoping the home they seek (and can afford) will finally materialize. If your home comes on the market at a too-high price compared with other properties in the area, buyers will simply bypass your home. Days or weeks down the road you'll likely have to lower your price, perhaps even below market, to get any attention from buyers.&lt;br /&gt;&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Selling without representation.&lt;/strong&gt; Some home sellers are tempted to try the For Sale By Owner (FSBO) route in order to avoid paying a sales commission. While that is certainly understandable, testing the waters as a FSBO works to your disadvantage in the long run.&lt;br /&gt;&lt;br /&gt;First, buyers expect FSBOs to be priced lower than homes sold through a real estate broker.&lt;br /&gt;&lt;br /&gt;Second, few sellers are able to generate the kind of marketing exposure that brokers and agents (like us!) can give your home. That means a smaller pool of potential buyers and the headaches of marketing your home 24/7 without our professional network to back you up.&lt;br /&gt;&lt;br /&gt;Third, if you find you can't sell your home on your own at a price you can live with, your next choice is to contract for a real estate broker to represent you. The buyers who didn't purchase your home at the price you asked while it was a FSBO will certainly not consider your home at a better price simply because you re-market it with a broker.&lt;br /&gt;&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Poor condition.&lt;/strong&gt; With so many homes to choose from, buyers quickly cross a home off their list if it is not in good repair or even if it's simply &quot;showing its age.&quot; Make sure all systems, the roof, appliances, flooring and other components (windows, doors, lights, fans, electrical outlets, etc.) are in good shape and working properly. Also consider replacing treatments or fixtures that appear worn or out of style; replacing wallpaper with a neutral-color paint; repainting non-neutral-color walls.&lt;br /&gt;&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Too much stuff.&lt;/strong&gt; A home filled with too many pieces of furniture and too many knick-knacks feels crowded and messy. Pare your belongings down to declutter flat surfaces, open up traffic patterns, and create space in closets, cupboards and storage areas. (If you're not ready to part with things permanently, store them off the property -- a friend's place, portable storage, self-storage bay, etc. -- until it's time to move.) Be sure to put away personal items that associate you with the property (photos, awards, etc.) so potential buyers can better visualize the home as theirs, not yours.&lt;br /&gt;&lt;br /&gt;&lt;img src=&quot;http://www.yourhome123.com/assets/images/content/newsletters/eNewsletter/10/clutterdroom.jpg&quot; border=&quot;0&quot; alt=&quot;&quot; /&gt; &lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Uncleanliness.&lt;/strong&gt; Buyers are quickly turned off by dirt and odors. Give your home a thorough cleaning, top to bottom, inside and out. Then keep it that way. Don't forget the windows!&lt;br /&gt;&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Unattractive exterior.&lt;/strong&gt; Curb appeal is critical to getting buyers out of their cars for a look inside your home. A simple, clean, well-maintained look attracts interest. Less is more in most cases -- remove weeds and overgrown shrubs; keep the lawn clipped, edged, watered and fertilized; trim trees and shrubs; remove &quot;yard art&quot; and clutter. (A single pot of flowers and a fresh welcome mat near the front door may be all the decoration you need.) Consider power-washing your home's exterior or giving it a fresh coat of paint, if needed.&lt;br /&gt;&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Restricting access.&lt;/strong&gt; The more easily a potential buyer can tour your home, the more showings you are likely to have. Follow the norm in your area, and for your type of home, as far as what days and hours the home is available for showings, whether you request advance notification or that your agent be contacted first, whether to use a lock box, etc. (We'll be happy to make recommendations.)&lt;br /&gt;&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Being present during showings.&lt;/strong&gt; Today's buyers often feel uncomfortable examining a home while the sellers are present. Not only does your presence chill their inclination to take a thorough look, they'll also be less likely to verbalize their impressions of your home as they tour it. In addition, it isn't uncommon for sellers to impart information of one sort or another that buyers react unfavorably to or that hurt the sellers when it comes time to negotiate a contract. Even if you just step next door to a neighbor's home, make plans to be elsewhere when interested buyers come to visit.&lt;br /&gt;&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Misrepresenting your home.&lt;/strong&gt; Be sure to comply with local disclosure laws (we'll tell you what is required). Hiding a problem (e.g., placing a piece of furniture over a large water stain) only causes problems later, when your buyers have the home inspected or do a final walk-through before closing/settlement.&lt;br /&gt;&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Being inflexible.&lt;/strong&gt; It is particularly important at the negotiating table to consider all the elements of a purchase contract presented by the buyers -- and whether together they meet your needs. Resist the urge to get hung-up on small things -- such as which items convey with the property. It may help to assign an actual dollar amount to every item negotiated. For example, if the buyer wants occupancy a month earlier than you want to move, how much would it cost you to fulfill the buyer's request? Is that cost and inconvenience worth it -- given all the terms of the offer -- to get your home sold?&lt;/li&gt;
&lt;/ol&gt;

It is a tax credit of up to $8,000 for those who&amp;nbsp;settle on&amp;nbsp;a home before November 30th.&amp;nbsp; You can&amp;nbsp;choose to claim the tax credit on either&amp;nbsp;your 2008 or 2009 income tax return.&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;The credit is 10% of the purchase price of the home with a maximum of $8,000.&amp;nbsp; Vacation homes and rental property do not qualify, only your primary residence and only to taxpayers who have not owned another principal residence at any time during the 3 years prior to the date of purchase.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;There are income limits.&amp;nbsp; The credit is reduced or eliminated for high-income taxpayers.&amp;nbsp; The credit is phased out based on your modified adjusted gross income.&amp;nbsp; For a married couple filing jointly, the range is $150,000 - $170,000.&amp;nbsp; For other taxpayers filing individually, it is $75,000 - $95,000.&amp;nbsp; What this means is that the full credit is available for married couples filing jointly earning $150,000 or less and for individuals earning $75,000 or less.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Take advantage of this tax credit before it is too late.&amp;nbsp; This opportunity may pass you by forever!&lt;/p&gt;
