Should Realtors Advise Their Clients to Not Accept Offers from Buyers Pre-Approved for USDA Financing? If you don't know by now, USDA plans to be out of funds by the end of April of this year. So the question begs to be asked; Should listing agents advise their sellers go under contract with buyers purchasing using a USDA mortgage?
Without doubt there is a portion of buyers that can only finance a home using 100% USDA financing. Even the 3.5% FHA required down-payment is too much for some buyers. So should buyers be required to also be approved for alternate financing? Some lenders … (16 comments)

South Jersey Wildlife: White-Tailed Deer If there is one thing South Jersey has enough of, it is deer. With the development of new homes and neighborhoods throughout South Jersey, deer only have so many places to go.
The other day I was able to count 19 in my backyard, all at once. We had fun looking and laughing, including a young deer that decided to run the full length of my yard and ajoining field, full speed, several times. (Once I get a chance to edit the video I will post it).

Title companies were scrambling, this NJ loan officer was working overtime, and attorneys were getting ready to duke-it-out if need be.

If you have never been to the Gloucester County 4H fair you are missing out. 4H fairs aren't just about watching horses and pigs stand in stalls; it is about fresh fruit, fresh home-made peach ice cream, and loads of fun for the kids.

I finally got around to working on the yard, something that was WELL over due. We took the time to purchase some mulch and topsoil and have it delivered. I'm at the office finishing up work on Friday afternoon and get one of those "frantic wife" calls. Can you wonder why?

The other day my dad and I put up a bluebird house in my backyard. We had seen about 6 bluebirds flying around as a group for a few weeks, and figured we'd give it a try. So he found a design and graciously built one for me. He brought it over and we spent a few minutes digging a hole for the post and putting it up.
