dawson county: If you dont want to hear the answer.... - 03/01/12 06:18 PM
Feedback is an important tool in the marketing and sale of a home. The Wells Team places a lot of importance in feedback as we work with our clients. We work hard to get feedback from other agents while we are very forthcoming with feedback on homes that we show buyers. Recently we were showing higher priced Lake Lanier properties. ($450,000 to $650,000). My partner had a request to give feedback on one such property. Her answers were honest and professional based on her buyers opinion. Comments included: Hand prints, from finger paint, on the garage doors Kitchen Counter tops

dawson county: We Know What We Are Doing! - 02/04/12 08:11 PM
I have had to emphasize this point for many years: THIS IS OUR PROFESSION. My partner Barb and I have had the pleasure to work with many well educated, business savvy, experienced clients. Some of them have bought and sold more houses than I have! However after 7 years of success in this real estate market we can say with confidence that we know what we are doing. Recently we had a client who was dealing with a possible mold issue in a home that he was lease/purchasing. A water leak occurred in the bathroom (nail in a pipe). The homeowner

dawson county: New Years Predictions: None! - 01/02/12 08:02 AM
After seven years in the real estate industry it would be safe to say that we have an idea what is going on in our local real estate market. Instead of making bold 2012 real estate predictions I have decided to decline. Why? Because every other real estate agent, real estate company, and professional organization has already published theirs! My clients have read some of them but not many. So my crystal ball stays in the closet with my ouija board, rabbits foot, and all other prognosticating devices that I own. All I tell my clients is to be realistic and

dawson county: I can call you anything I want! - 10/28/10 01:20 PM
The professionalism continues to decline. Recently I had a problem with an agent showing my listings. The agent would contact our sellers directly sometimes knocking on their door. Our showing instructions were clear that we needed to be contacted first. I wrote an email to this agent, and her broker. I thanked them for showing the property and looked forward to working with them. All I asked, nicely, was that they called me first. I have information on my clients, and their property, that could be beneficial to all sides. In return I received an email. It said that it was

dawson county: Professional Courtesy Seems to be Lacking! - 09/22/10 11:47 AM
We spent last night with one of our clients updating them on our local market. They understand what is transpiring in the economy and the housing market. What they do not understand is the lack of courtesy shown by other real estate agents. The past few showings have frustrated them. A 3pm appointment actually took place at 4:30pm. Another appointment actually transpired over two hours late. Others scheduled and did not show. Why? The agent who was 90 minutes late decided to show other vacant properties first. This individual did not put together a plan keeping in mind the inconvenience of our

dawson county: Be a Detective When you Look for a Home! - 08/06/10 06:49 PM
You are looking at houses. Over the weeks you have seen many of them and they start to look the same. How do you remember the difference? Stainless Steel Appliances, Crown Molding in the Dining Room, nice furniture, or maybe a built in Television. If that is how you remember one house vs another you need to look at the houses a different way. What is the square footage of the home? Does the floor plan work? Is the driveway/lot acceptable? How is the location? How is the price compared to others in the neighborhood? Is it propane, all electric, all gas, or

dawson county: 3 HOME SALES IN TWO DAYS! - 07/20/10 11:06 PM
Last week The Wells Team had a couple of days that all real estate agents would like to have: In a period of 48 hours we sold three homes! Our sales reflected three different aspects of the market: Foreclosure, lake location, and price driven. Throughout 2010 we have kept our clients informed about market conditions. What have we seen from potential buyers? 1) Continued interest in foreclosures. Foreclosures continue to appear, are generally in good shape, and represent great value. 2)Lake location. Lake Lanier looks continues to be near full pool. There are a lot of properties available on the lake.

dawson county: SPEND THE MONEY FOR A HOME INSPECTION! - 02/21/10 02:39 PM
There is nothing worse for The Wells Team that to receive this phone call: We are having _______ problem with that house you recently helped us purchase! Our heart begins to race, the throat constricts, and sweat starts to form on the forehead. Then we ask ourselves the following: Did we encourage them to get a home inspection? Did we give them multiple home inspectors to interview? Did we suggest a home warranty? Did we give our "home expertise" on home issues that we are not qualified to do so? Why do our buyers worry about the price of a

This is a common question that The Wells Team receives from prospective buyers looking in Dawson County. Are there any "tax breaks" for me? The easiest way to answer that question is to have you go directly to the source. Please go to the Dawson County Tax Assessors Website: http://www.dawsontaxassessors.org/ On the left side go to exemptions. This will explain all of the options available in the county. dawson county: WE SHARE YOUR FRUSTRATION! - 11/01/09 02:46 PM
WE SHARE YOUR FRUSTRATION! You cannot get your home to appraise. WE SHARE YOUR FRUSTRATION! You watch more foreclosures appear in your neighborhood. WE SHARE YOUR FRUSTRATION! The offer you received on your home was "insulting". WE SHARE YOUR FRUSTRATION! The buyer seems to have the advantage. WE SHARE YOUR FRUSTRATION! Why don't they understand how much I put in this home? WE SHARE YOUR FRUSTRATION! Why do they say they love my home then disappear? WE SHARE YOUR FRUSTRATION! They do not understand my situation. WE SHARE YOUR FRUSTRATION! This market continues to challenge us in ways we have not

dawson county: WE GET NO RESPECT! - 08/15/09 01:31 PM
I GET NO RESPECT! We all remember this line made famous by Rodney Dangerfield. This line is our theme for today. So before you read on take your drum out and place it by your side. After each line make a drum roll and hit the cymbal. Not as good as Dangerfield but you get the idea. Why is it that real estate agents get no respect? We are so ugly that... (drum roll)We are so big that... (drum roll)We are so dumb that...(drum roll) Unfortunately The Wells Team has been dealing with sellers, buyers, and fellow agents who put this

dawson county: SO FAR IT IS A CONFUSING YEAR! - 07/01/09 03:41 PM
We have seen the first six months of 2009 speed pass us as time has a tendency to do. As Barb and I communicate with our clients on the North Atlanta market, and what has transpired this year, we find ourselves trying to grasp what has actually happened. In other words: THE ATTACK OF THE QUESTION MARK! As we write this we are working on three different contracts with prices varying from approximately $150,000 to approximately $750,000. We show foreclosures to prospective buyers. On some occasions they feel inclined to put in a "low ball" offer on a home that

dawson county: NOW WE KNOW HOW THE AFLAC DUCK FEELS! - 03/31/09 02:42 PM
Remember the AFLAC commercial where Yogi Berra is in a barber shop giving his words of wisdom. By the end of the commercial the AFLAC duck walks out of the barber shop shaking his head in total disbelief of what he has just heard. Barb and I are starting to imitate the AFLAC duck. (No bill or wings but close). We have listened to potential buyers and are just lost in what they want. They have been looking in our area, specifically our neighborhood, for years but will not buy. They have no house to sell but

dawson county: You Need to be Fully Exposed in This Real Estate Market - 03/15/09 02:13 PM
We realize that the current real estate market is very competitive. Things will turn around and when they do exposure is important. What do we mean by exposure? Simply having your house available in many different forms of marketing. Our primary source of marketing is the internet. According approximately 84% of potential buyers start their search on the internet. We feel that the internet becomes more important as people have less time to look for houses and gas prices will go back up. The Wells Team takes great pride in their internet exposure. Our listings our on 5 of the top
