In Lake County,Illinois, the real estate tax assessments were just recently mailed to all of the homeowners. The scenerio in most households goes like this.
You can't believe it- your real estate taxes have increased, but your real estate property values have decreased.
If you want to protest your Lake County real estate taxes, do it now!
In Lake County Illinois, there are only 30 days after you receive your notice of assessment,(not 30 days after you receive your real estate bill),to file an appeal for that year. In other words, it is imperative at this time to act fast since the assessments were already mailed to the owners of record at the beginning of November, and the due date of the appeals would be at the beginning of December. If you snooze - you will lose! ( your shirt)
An expert can help you appeal your taxes if you don't feel that you have been fairly assessed. According to Carl Peterson, (see below) it is important to verify that your real estate property record card reflects accurate information when you receive the reassessment form. The number of baths, basement area, finished lower level, gross building area, garage type, etc. are important components of your total market value. If you find an error, contact your particular township to discuss these errors and if they agree with your findings, they will correct the property record card to reflect your changes.
If your property record card is already accurate, and you believe your assessment is too high, it is important to find 3 or more comparable properties from your neighborhood which are the most identical to your home. The homes you choose should be the same style, i.e. ranch, split level, 2-story, etc. as your home; be of similar size and have similar amenities, such as bath count, fireplace, garage size, etc. Next, compare the assessments of these properties to yours to determine if you are equitably assessed. If it appears that your assessment is higher than the comparables, you may consider contesting or appealing your assessment. This appeal needs to be filed on the County RESIDENTIAL REAL ESTATE ASSESSMENT APPEAL FORM FOR TAX YEAR 2009
Carl Peterson has been a real estate appraiser for over 30 years and for the past 15 years has been actively involved in the real estate tax assessment field, as a Certified Illinois Assessing Officer (CIAO). He has reviewed thousands of parcels and has worked on correcting the assessment of homes that have been assessed incorrectly. If you would like help in protesting your taxes, please free to contact Carl Peterson of The Third Principal Meridian (708) 826-2101 or by email at The3rdPM@aol.com

I was browsing my Facebook, account today and got some good information from my friend, Lyn Scalzitti. She pointed me to a web page entitled "How To Set Your Facebook News Feed And Wall Settings." Needless to say, the page is a 101 on getting beyond the basics of Facebook. Check out:
Has so many things to offer. The biggest thing for me was to control what comes down on my wall.
Here's the post from today's "Facebook Insider:
Today Facebook released their new homepage design and while it can be beneficial for those just wanting updates from close friends and family, it is not so friendly for those who have a large number of regularly updating friends.
One major beef that many are having already is the automatic posting onto your news feed of almost everything you do - that now ALSO appears in the news feed of all your friends.
I don't know about you, but I really don't need to know who became friends with who, and other people definitely do not need to know who I suddenly became friends with!
If you are want to stop these updates from posting to everyone's news feed, follow these few simple steps:
Select the Privacy Settings link from your Settings Menu
Select The News Feed & Wall link
Uncheck each of the boxes that automatically post to your news feed, wall and your friends news feed.
You may have also noticed that you have "Live Feed" and "News Feed" links at the top of your homepage. The difference between the two at this point is all jumbled.
However, your Live Feed may be blocking much of want you actually WANT to see. Scroll down to the bottom of your Live Feed page and click on Edit Options:
NOTE: If you have never put a friend or application on HIDE, you will NOT see the Edit Options link at the bottom of your page. Simply pick someone, click on the HIDE button that will appear in the top right corner of their update, then unhide by clicking the "x" beside their name in the steps below.
Make note of the line "Live Feed automatically determines which friends to include based on who Facebook thinks you want to hear from most." I am a little unsure as to how Facebook thinks they know me and my friends and family so well, but....
Also, if you have more than 250 friends and family, you will see that Facebook either selectively, or randomly (we are not sure which yet), cuts them off at 250. You will want to change this number to accommodate your friends total, as shown below. We recommend putting it up to 5000.
Following the above steps will help reduce the amount of mumbo jumbo appearing everywhere. I am sure Facebook felt the split feed was a step in the right direction of reducing clutter for some, but it may have slightly backfired on them at this point...
UPDATE: Some people seem to be experiencing a problem seeing the correct Edit Options pop up when they are trying to change the number of friends shown on their Live Feed. We have found a solution, albeit a goofy one, but it works.
If you do not see the correct pop up as shown above, follow these steps:
1. Make sure you are on the Live Feed tab. 2. If the pop up is only a list of friends, close it. 3. Switch to News Feed. 4. Click the Edit Options link at the bottom of the News Feed, then close it. 5. Switch back to Live Feed 6. Now when you click the Edit Options link again, it should be the correct window.
UPDATE #2
We would appreciate everyone sharing this page with their Facebook friends to help spread the solution around. Thanks guys!!

Just when some people were thinking that Twtter was never going to be as popular as Facebook, doesn't Google and Microsoft make the big announcement this week that they will be integrating Tweets into their search results. Very interesting news. Google says it has come to an agreement with Twitter and plans to go live in a few months and Microsoft has already launched a new beta feature on Bing.
So now in addition to searching Google for "just the facts ma'am", you will also be able to search for thoughts and feelings. Huh? Well isn't that how a vast number of Twits or Twitterers use the forum?
Real time updates in 140 characters or less. Instant communication with whoever cares to listen (follow). Yes, many current world events and major news stories are spreading like wildfire through the Twittersphere. But have you had a really good look at some of the gobbledy goop that is being tweeted daily? This is what is going to end up on Google?
Pick a subject, any subject. Go onto Twitter and someone will be discussing it. If they like something they will retweet it. Every other tweet contains a link to somethng else, or so it seems. Want spam? Lots of it there also. Many people claim they are using Twitter very successfully for business. It is a social networking tool that some use very effectively.
You can be sure that many of your followers would also love to sell you something. Twitter is a free, open marketplace. How many adult content followers have you had to block? Hint: When you see someone who wants to follow you is already following hundreds of people but they only have 1 or 2 people following them, the red flags should go up. Block them immediately.
Hopefully Microsoft and Google will have a good screening process before incorporating tweets into their search engines. Isn't Google already crowded with information? If I search Google for croissants am I going to see a tweet telling me what Billy Bob had for lunch today or how about a search for diapers? A tweet about how many Mary Sue soiled today? As of now I can go to Twitter if I want to know. I'm really not sure I want to go to Google to find out. How will Google and Bing determine who gets top rating and higher page ranking?
The Google and Microsoft Gods must be very smart people so I'm sure the logistics have been ironed out.
What's next? Are our Facebook status updates going to show up on internet search engines? Actually it would seem that Microsoft has future plans for just that, although a release date hasn't been set yet.
Be careful what you blog. Be careful what you tweet. Be careful what you say on your Facebook status updates. Your thoughts and feelings are about to become public domain.
Buffalo Grove /Long Grove real estate agent Judy Greenberg emphasizes how important it is to take pictures this fall if you plan to list your home later this fall, this Winter or next Spring. .
In my opinion, timing and knowledge are the keys of selling your home quickly and for the highest possible price. My goal is to educate the sellers and buyers to take full advantage of the present market.
This purpose of this blog post has one purpose only....
Take remind everyone to take pictures of your home in all seasons- especially those that emphasize the beauty of your home.
Let's say you want to put your home on the market in early spring, one of the times most people ultimately first think about selling their home. Imagine what the photos of your home would look like at the time of year. If you live in Chicago's suburbs, your pictures would either include dirty snow or ugly barren trees. (Sometimes not a pretty site and one that does not make a good first impression.)
According the National Association of Realtors, nearly 80% of homebuyers start their home search on the Internet. This number is increasing on a daily basis. The potential buyer narrows his list of homes he would like to see by looking at pictures on the internet.
My suggestion is that if you are contemplating putting your home on the market in early spring - take your pictures now. Maybe even buy some hearty mums for additional color. Everything is very green ,especially after the week of rain we had a couple of weeks ago. Fall is a beautiful time of year and it would be a good idea to show the potential buyers what your home looks like in different seasons. To your left- this backyard in Long Grove will not photograph as well in the middle of winter as it does in the middle of the fall.
In my opinion, it's the photos -- and good photos -- that ultimately brings a potential buyer to your home, and you only get one chance to make a first impression. A good picture is worth a 1000 words, a bad picture on the other hand may result in the consumer skipping over your home in their internet search and ultimately lose the sale.
For all of you realtors who are reading this blog... would you take a client to a home which had no pictures on the internet? What about one that had bad pictures? What about potential buyers, what do you think?

How do you market Luxury Homes to Realtors in the Area? Think outside the box!
In the Buffalo Grove, Long Grove area most realtors do not attend broker’s opens to see homes for potential future clients unless they are given gourmet lunches, bottles of wine, or great big gift certificates to various venues.
However, marketing to other realtors is very important for luxury homes, whether you are selling a home in Long Grove, Illinois or Armonk New York. That is when I decided to think outside the box and hold a Girl’s night boutique in one of my luxury home listings .This magnificent home located in Royal Melbourne was completely redone by a reputable builder, and is currently awaiting a buyer interested in their future dream home.
Icontacted many womenrealtors in the area, as well as my friends( they may know people who would like to buy this home) all by evite, www.evite.com and invited them to view this home as well as buy early Christmas/ Chanukah gifts for their family and friends. Additionally, Wine and other refreshments will be served.
The following vendors will be displaying their goods at the event
Tastefully simple
Lauren Margolin Inviting Ideas
Sipada Jewelery
Southern Living
Arbonne
So far 50 people have signed up to attend and I'm really excited about the event. If you are in the Long Grove area on Thursday, evening, please call come by...
