Boise New Construction Report- When will it be normal?

At the forefront of many developer’s and homebuilder’s and their constituent’s minds is the question; when will it
get back to normal? We now know, based on the leading economic indicators, nationally the economy bottomed in
March of this year and the greater Boise market area bottomed in August. Based on our recovery period analysis of
the last nine recessions, over the past 65 years, technical market recovery was consistently achieved two quarters
after the quarter in which the market bottomed. Market normalcy was achieved in the second quarter following the
1st quarter of GDP growth.

Nationally, this suggests there will be a positive GDP in 3rd quarter of this year with normalcy achieved by the end
of the 1st quarter of 2010. This analysis suggests Boise would achieve technical recovery by the end of the 1st
quarter of 2010 and normalcy by the end of the 3rd quarter 2010. However, due the scope and breadth of the impact of the recession on the greater Boise economy, it is not anticipated it will achieve normalcy for an additional
two quarters. The new home construction and master planned community development industries are not anticipated to achieve normalcy until the 4th quarter of 2011 or two years from now, due to the declines in nonfarm employment, decline in homes prices, residual land values and impact of the recession on real estate development
lending.

Top Five 'must haves. for Idaho Custom Home Builers

What you should expect from your Idaho builder.

Confidence
Every builder says they are the best, trust me I have heard it many times, and that is not a bad thing, because if they did not believe that they should not be in business. Too much ego is not someone to work with though. Ask them why they are the best. And disreguard the point they make that they have the best subcontractors because that is something they all say as well. What concrete evidence do they have. Feelings are nice but proof is much stronger.
The Network
If your builder has not been around for at least 3 years and pulled at least 3 permits per year, how do you know that are working with qualified subcontractors? It takes time to build a team and develop a level of trust. A new builder deserves a chance to build their reputation, let them do it on someone else's home.
Availability
Available alll the time and will be on the job site often. Truly custom homes are not something left to happen by osmosis. There are surprises, changes and quick calls that must be made constantly. Your builder must be your full time employee. There job is not only to manage subcontractors but to design your home and quality control. They can't do that while they are at the office or on another jobsite too often.
The Right Experience
In 2005 it became apparent that anyone could become a home builder. Now that the dust has settled it is obvious that a successful builder must also understand how to run a business from managemnet to financials including markeitng and costing jobs but there is more. Though your builder may be able to build any home, finding a builder that has experience building your type of home is very advantageous.
They are ANAL
While you may want a home builder with an eye for detail, that is not eough. They must be down right anal. This is not a homework assignment you can re-write and although it is not brain surgery, you want someone who is the type of person who whatches everything and maintains quality standards every inch. You want a 'natural' born builder who immediately can see a wall is out of line or how a home will look before it is under construction.

How to find an Idaho Home Builder

Finding a builder

Selecting a home builder is a very important decision. It will determine the entire process of the home you build and what is delivered. There are three ways to develop a list of builders to interview-

After looking at several homes the builder has available for inspecting which ones did you like the best? Were they similiar to what you are looking to build or buy? Knowing the builder has done it before lends credibility to that builder(s).
What are their credentials and qualifications? Having been in business for years is a good sign you will be working with a successful builder but don't discount a new builder who is ambitious and looking to establish their company as a reputable builder as well.
Talk to past clients and ask if they would recommend the home builder based on-

Did they get the home they were expecting including price and was it completed in the time frame expected?
Were there any call backs and was the builder responsive?
How were the subcontractors?
Would they recommend the builder?

Finding the right builder is a daunting task that requires your due diligence. Learning about the builder's credentails and qualification and meeting past clients is very important but at the top of the list is your impression and gut feeling about the builder. Building a new home is an experience that can be filled with emotion that includes both excitement and stress. Add in the money factor and if you have questions about your builder before you begin, you are destined to have problems. You must find someone you completely trust so finding a builder with the right personality is very important.

Credentials and Qualifications

Experience - Does the builder have enough experience in building that dream home you have discussed so many times with your family and friends? How many of years experience does he have? How many home were build and what types of homes did he build?

Integrity - Does the builder have a reputation for building quality homes and is his company financially sound? References - Does the builder have solid references from previous clients?

Professionalism - Does the builder have the necessary professionalism to not only work with a number of different personalities in the construction business and business community, but also does the builder communicate with you in a professional manner? Follow-up - Does the builder follow-up with regard to getting back to you with pertinent information concerning your house?

Design and Creativity - Do you like the previous designs of the homes that the builder has built in past years? Does the builder have the creativity and the architectural knowledge to design that special fireplace, open stairway or other unique architectural design suited to the country whithin which you want to build?

Technology - Does the builder keep abreast of the latest technology in the building industry?

Chemistry - Do you and the builder have the necessary chemistry that will make building your home a positive and memorable experience?

Types of Home Builders

Production Builder- A builder who builds many of the same homes repeatedly

Advantages- Cost savings. Because they produce many homes they normally have lower costs including lot costs and labor. They buy in bulk and therefore get a better deal.

Disadvantages- You get what you get. Because they make money by streamlining processes, they don't work well with much customization.

Spec Home Builder- A builder who builds only a few homes a year to sell.

Advantages- You will probably meet the builder. They are more open to making changes

Disadvantages- Their cost savings is lower because they don't do the volume. but quality may be higher as their is more hands onBuild

Semi Custom- Taking existing floor plans and customizing them to your specifications

Advantages- You will work one on one with an employee of the company or the builder. Customization options are endless. Because the home has been built before the builder will have fewer surprises during construction. becaue it is an existing plan your design costs will be less.

Disadvantages- Semi custom is semi so your neighbor could have something very similiar. While it can be less expensive, many times it may be worth looking at custom construction.

Custom Construction- taking a home concept and turning it into drawings and then building it

Advantages- It is your home exactly as you design it. While many think of custom homes as higher end homes, it is not necessarily true. A custom home can be as small and as little cost as you would like.

Disadvantages- It takes a lot of work and time on your part because everything is selected by you. While custom homes take more time to build, there is also mor opprotunity to make changes as the home owner sees elements they woudl like to add or change.

A Well Written Contract

	Disputes between parties often involve good faith issues that their contracts do not adequately address, either because the parties did not consider these issues or because they failed to write them in the contract
	A well-written contract is a critical tool for reducing liability.It should: 1) be a product of the parties negotiations, 2) describes in detail the rights and obligations of the parties, 3) fairly allocates the risks inherent in the project.
	Such a contract provides the parties with a mutual understanding of contract terms and conditions, thereby improving the chances that each partys expectations will be met.
	A well-written contract helps prevent disputes from arising during construction because the parties have settled potentially troublesome matters such as the scope of work, the materials to be used, and the time and method of payment before the project begins.
	Although a well-written contract requires communication between the parties, it is no substitute for ongoing communication between the buyer and builder or remodeler during the project.Inevitably, during construction, changes may be desired by the purchaser or even suggested by the contractor.All changes should be fully understood by both parties, reduced to writing and made a part of the contract.Consumers should understand, however, that changes may result in added costs or time or both to the construction process.This is another reason to select a builder or remodeler from the start with whom you can communicate effectively and with whom you are comfortable.

Express Warranty

Many builders also include a limited warranty in their contract.Such a warranty can also help prevent disputes after construction is completed.

The warranty, like the contract, should clearly express the intent of the parties.The limited warranty describes the problems and remedies for which the builder or remodeler will be responsible after completion of the project and the duration of the warranty. It also defines the mechanism for addressing disputes.

If a remodeler warrants workmanship and materials in a warranty, the warranty should also provide some guidelines or standards against which to judge the contractors compliance. Okay money is probably the #1 question, but what is the second?

Who is the best builder?

Once you know that you want new Idaho Real Estate instead of used and you know how much money you have to spend, the next question is, " who is the best builder?" You need to know which Idaho builders have the best reputation for quality, price, deliver on time and are known for customer service.

Here is what I have learned. There are many great Idaho builders but even if we could stack rank them it would not matter because the most important qualification is your connection with the builder. That is right, once you have found builders that you like the best, your builder is going to be the one you feel you can trust the most. Sure if you are building an extreme custom home home that costs mucho denaro or has some specific criteria, there may be a limited # of Idaho Builders but most builders with 5 years of history have built a range of style of homes at different price levels.

So how can you find the best. It is my belief that testimonials from clients is the biggest differentiator. I have found that people who buy new homes are on a whole other level of pride when it comes to home ownership and the way they express the building experience with their builder speaks volumes. Although, I think all builders who have been in business for years have a good reputation, some builders have "fans!"

Some builders just have a stronger connection. I have not figured out why yet but I know it is not just one thing. Some builders have strong process and procedures inplace to ensure the customer experience is great, some just are naturals and others have a style that is obvious.

After looking for 3 months for a home in the Boise area, we decided to have one built. This was due to seeing the quality, value, and craftsmanship in a Syringa home compared to buying a previously built home. Steve is the consummate professional--he quickly returns calls/emails and I experienced the highest level of customer service with Steve. Our realtor noted that of all the new home deals he has brokered, Steve's systems, contracts, and time lines were unparalleled. For a construction project, Steve was only one week off his estimated completed time, due mostly in part to the Thanksgiving holiday. Contracts for change orders were handled every step of the way in a timely fashion, and we were reimbursed down to the penny if we changed any thing that would give us a credit. I can go on and on regarding Steve and his professionalism and the very easy process it was getting our first home built. But until you step inside a Syringa home and see the amazing quality, you can never appreciate it. We got top of the line or near top of the line materials, accents, fixtures, carpet, hardwood floor, cabinets, etc all for his BASE price! You can always spend more, of course, but I am blown away by how many people comment on how beautiful our house is...features that come STANDARD on a Syringa home.

Why should your builder be recognized for Construction Excellence

There were certain features we wanted for our home, which made finding a previously built home in the area and price we wanted rather difficult. Steve was able to modify an existing home design to include ALL the features we wanted, including a half bathroom downstairs, and winding staircase. We had so many choices for the base price we were overwhelmed when we had to choose from so many styles and materials, but his professional home decorator helped tie all the colors and materials together to make unified style. One example stands out in my mind which exemplifies how "custom" our home is: we were told to choose any style of fireplace we wanted. My wife looked at hundreds of pictures of fireplaces online, printed it out, and Steve's fireplace guy matched it EXACTLY! This was all included in the base price--no extra! The details and touches he made regarding interior trim, wall accents, and color also make this home feel truly unique, not just a mass produced home.

What is the best feature or element of your home?

There are so many elements my wife and I enjoy, but I think we feel that our home is a work of art--Steve's ability to affordably build a high quality home to live in. Even 6 months later, I wake up and love being at home. I almost would rather not leave to go on vacation and just stay home--my house is that cool!

Where is the best place to shop for home decor?

Fred Meyer has everything from indoor/outdoor stuff to items for every room of the house. Bed Bath and Beyond had the best curtain selection around.

Tell us about your community.

Hazelwood Village allowed us the freedom to build where we wanted, get the first choice of our colors, all with reasonable HOA dues. This includes access to a phenomenal clubhouse and heated pool.

Ben Janke from Vizions real estate was top notch. He spent a couple hours with us up front, telling us his role in our home buying experience, answered all our questions we brought to him and some we hadn't. After going out for a couple of hours for about 2 weeks, he figured out exactly what features we were looking for and then it was just finding the right location/price, which ultimately lead to building our first home.

What advice would you give someone buying or building a new home?

When building a new home, there is a high degree of time involvement during certain phases to pick out your desired materials. After that, things just cruise along except for on site check points which Steve uses to ensure the builder and buyer are on the same page. I did not feel compelled or thought it necessary to check the site every day for fear of problems. Steve runs a tight ship.

Top three things your realtor won't tell you when selecting a new community in Idaho.

The things the realtor will tell you will help you immediately decide if a community is right for you but remember they are in sales so you have to dig a little deeper and learn more about the community before you get there and learn the hard way.

It is the things that you can't see that are more important.

Is there an HOA? How active is it? Do they enforce the CC&R's? What do others think of the HOA leadership- is it strong, or full of over zealous police?
What are the guidelines for renters? How many do they allow in the community?
How do they handle complaints? Does everyone get along in the community?

These are things that you may not think of until it is too late but is invaluable information to know when selecting a new community. You would hate to get there and find your neighbos are renters or that if you have renters who don't mow the grass there is nothing you can do. Selecting Idaho Real Estate is not just about fining a pretty house.

It does not get any better than cost. This builder/ developer is offering to build the first two homes in Milford Creek at cost!!!! That is right at cost. Now of course, you would want to fully check out the contractor and the deal beofre you take the deal but if the builder is willing to build home in the subdivision at cost just to drive some activiity- so be it!
