The "GOLDEN" Buyer

Is that something like "The Goose that layed the Golden Egg?" Sure feels like it. Can you believe it??? An actual Buyer that has a perfect credit score, low debt ratio and money down and doesn't have a home to sell!!! What more could a Real Estate Agent want now days??? Well, Iv'e finally got one and it is nice. And lucky me, I have their complete loyalty, it's just a matter of finding them the perfect home. Granted they are not a high end purchaser but in today's market anything that comes along the pike that looks this good you keep a close reign on.

HURRAY!!!...to my best friend

in Orlando Florida. Tomorrow is the last of her 35 radiation treatments for breast cancer. I speak with her every day (long distance...for almost 4 years now since I moved away) even if we speak for only 5 minutes. I can't believe she has been such a trooper through all this. She has kept the best of spirit in her mind and her actions. I'm certain her faith in God has pulled her through this also. The nurses and the patients that are regulars at her treatment time actually look forward to and enjoy seeing her every day and are very sad to see her completing her treatments. Of course... they are happy for her,... but sad for themselves. They will miss her visits. (She's kinda like the "life of the party" figuratively speaking). She is always making them smile in spite of such a serious time. She makes the best of a bad situation. She is actually planning a little "Graduation skit". Although she tells me a couple of these "regulars" are very progressed with their illness and they don't hold much hope for themselves, she won't let them pull her down, and they simply don't talk negative while they are there together. She brightens everyone's day and in some way, I believe... she is an "Angel". She has always had a kind word and has carried a positive attitude about being being cured. My hat's off to her... I don't know that I could have been so strong.

HERE'S TO YOU, JOANNIE!!!

THE ELECTION IS OVER!!! And since I don't speak on Politics or Religion... I will end it there.

Now everyone is wondering what will happen next??? Just have to wait and see. As for the Real Estate Market I certainly hope we see some positive movement in the near future.
How many "For Sale" signs can there be in one community???

Actually I guess it depends on the size or the community. Wow, it just looked astounding!!! While visiting some friends in Orlando Florida last weekend I was simply amazed at the number of signs in one neighborhood. There are signs everywhere; in every neighborhood!!! It looks to be a field day if your a Buyer!!! Guess I'm just not used to that porportion here in the Upstate. Our market is good, (but not inundated) even for those looking to purchase. Makes you feels good to be home again.

A long weekend in Florida is not all bad...

Especially when your celebrating your Birthday with a bunch of your old friends and (long time) colleagues. A wonderful was had by all on Saturday evening. Actually, celebrating was a bit early but I just hate to travel the roads on Halloween!!! YUK YUK!!! The weather was great but then it started to cool down the day I left for home (SC). Seems like its pretty cool all over the Eastern US right about now. But no matter what the weather, it's always good to take a couple days R&R. No I did not get a chance to see MICKEY this trip. Maybe next time. I'll have to get my Disney fix sooner or later.

FROST WAS ON THE "OLD PUMPKIN" THIS MORNING!!!

Brrrrrrrrr,

Even in South Carolina it gets chilly (and even COLDER in the winter) in the Fall. This morning our themometer read a chilly 37 degrees AND there was frost on several of my plants and lawn. SORRY, I HONESTLY DIDN'T HAVE A PUMPKIN OUTSIDE, JUST A FAKE ONE INSIDE). Saw several cars that were frost covered also on the drive into town. Granted I live in the suburbs and temps were warming up by the time I got there. This born Yankee is STILL getting used to the weather here, after living in Florida for 19 years. Will I ever get used to it???

A pleasant drive to the North Carolina Mountains

This week a few members of our Church got together and Car/Van pooled on a day trip to North Carolina, (starting in Spartanburg, SC) along scenic highway 11 to "Strawberry Hill", (a great tourist spot and known for their wonderful breakfasts) and then on toward "Chimney Rock" area for photo shoots and of course, we all had to drop in and visit a few local gift shops. Then loaded back into the vans and toured over to what we call "Apple Valley". A highway just full of apple orchards and fruit and vegetable stands, and of course every Fall item you could think of from pumpkins to jams and relishes. We filled our trunks full of apples and every kind of vegetable and treat you could think of. And of course a free sample of your favorite apple never hurt a bit. What a wonderful day and we plan on doing this again next year.

Real Rain and "ActiveRain"

Yes, I'd say quite a bit of difference. But today actually it's some of both. You see, it's been raining (the wet type) outdoors just about all day (tropical storm hanging around the Carolinas). So it seems to me that if your finished with all the days work, then it is a perfect time to sit back and catch up on reading some posts and create a blog or so. The ActiveRain world is so vast and so informative. Such an array of professionals commenting and stating facts and figures is so overwhelming. Although this can be very addicting and quite time consuming, I don't want to go out in the rain, so what better way to spend my evening hours.

It's a Good Thing when you see construction going on...

In New Home communities I mean. Our office markets several Builders new home communities and homes just haven't been poping up like in previous months. But lately I have seen it in our communities and several others around the area, which all have new construction homes going up and near completion and ready to purchase. This is definitely a GOOD THING!!! Hope to be selling a few of these in the near future.

Things are looking up...

It depends on who you talk to.....

I mean... when talking about today's Real Estate market and they ask "how are things going?". It can be a real see-saw. Some say it's wonderful and some say it's, well, not so wonderful. I'm hearing lots of both. Guess it's kinda like "Beauty is in the eyes of the beholder" or "Depends on what side of the fence your on." Makes a person sit down and think about their mindset.

Can't say that my current business is horrible, but then again it's not where I would like it to be. Probably like so many of us in Real Estate today. So let's think positive and talk positive and try not to focus on the media!!! Are they the real culprit?

Another interesting day in Continuing Education...

After the third day of sitting in Real Estate CE class today, the hours seemed to pass a little more quickly. Part of todays schedule was on measuring Residential Real Estate. We got a few of our "handy little tape measures" (see below) and divided into teams and we started working on the building where we were having classes. Thank goodness the building wasn't two or more stories high nor 3 blocks long. (just kidding). It was fairly simple and was good practice. But every team came up with a slightly different measurment. Yeah, that happens. This isn't my favorite part of my real estate business, I mean when you have to truck through the mud or climb through bushes and spider webs, YUK!!! BUTTTTTT....the best part was being outdoors today because it was a beautiful sunny 82 degrees and no humidity. this makes living in South Carolina all worth it. You almost didn't want to come back in. But, the class must continue.

P.S. Got a 100 on my exam...Guess the fresh air helped???

Continuing Ed...Gotta have it.

Finally... getting my post licensing completed. Not that I've put it off to the last minute, I still have a while to go, but it needs to be out of the way for my peace of mind. You never know what could happen at the last minute, not to mention you may not get registered for the class..... And it really feels good to brush up on your skills and refresh your memory. In my opinion, you can/should never stop learning, especially in this business. Rules and regulations are always changing and if that's not good enough reason the Market is in constant change and you have to stay on top and get pretty inventive or go to thinking outside the box. Keller Williams offices in South Carolina and throughout the US constantly provide workshops and keep us up to date on the latest Real Estate procedures from basic instructions to advanced tactics. There's a place for everyone here.

Made my first pot of Chili of the season...

The weather has turned and it's beginning to look a little like Fall here in South Carolina. The swimming pool temp was down to 72 degrees. Brrrr..... (Too cold for me!!!). Since I was working from home today I decided it was a good day to whip up a batch of homemade chili. My family really likes it and it's always good left over. To add a little secret flavor and a bit different taste I add about 1/4th cup of Merlot wine while cooking. It gives it a really great taste and not so tomatoe like. And I don't do real spicy, so this seems to work out well and is a hit with all.

Keeping the chill off...

Are there cob-webs forming around your office desk???

LET'S HOPE NOT!!! If your in Real Estate it seems that this could happen very easily. Especially the agents that happen to be sitting on Duty Call or at the New Home Communities representing that local Builder. The phones are not ringing like they once were. The prospective Buyers are not shopping for their favorite floorplan. Not even looking for design ideas!!! Maybe once the cooler weather sets in folks will get out a little more and at least be curious. I realize that a lot of this pre-shopping is being done online now. And that's okay, but I would still like to hear that phone ring or see a smiling face walk through that door. LET'S NOT LET OUR DESKS GET LIKE THIS CARTOON BELOW.

SOME DAYS YOU GET CHICKEN, SOME DAYS YOU GET FEATHERS...

Can you believe I have heard this phrase twice in the last three days. In two different scenarios. One Real Estate related and one personal. Seems like in my Real Estate career I have been getting a lot of feathers lately. You sit onsite part time and not one visitor stops by and that does tend get kind of discouraging. And on the other hand you finally get a "Buyer Client" and get to the fianl search and they are still dragging their feet. Maybe theirs something in the air... or maybe they have been watching too much TV!!! All I can say is: I'm ready for some Chicken!!!

It's a sinking feeling when your on "E."

I mean when your getting off work at 5:30 PM Friday evening and you need to fill your gas tank up for the weekend's work, (sure we've heard the news and weather about hurricane Ike coming ashore) and you drive to your local gas station and it's pump handles are covered. (but the first clue was there was only one car driving away, like myself, when normally it is packed!!) Then I look across the street to the small station where hardly anyone frequents and there are cars lined out in the street in both directions! "Nope, I'm not gonna do that!!!!" So I drive a little further and the pumps continue to be closed. Finally after driving a couple miles up the road I find a station, not my favorite, but in this instance it looks pretty inviting and even though price had jumped 50 cents that day, I proceeded to fill my tank. You just don't wanna believe that there would be a shortage or rationing here in South Carolina. Well, guess what, it did. After continuing my drive home I ran across only 2 stations that still had gasoline service and several stations that the pumps were closed or empty. I hope things are better by next week. It's amazing our society is so dependent on commodities such as gasoline and how a couple days of damage can leave us paralyzed.

Waiting for the pumps to open....

Market Up....Along with gasoline

Seems we just can't win. right about the time when gasoline prices were declining and the Real Estate market is picking up....along comes "IKE". The last week or so seemed to be pretty enlightening as the loan market is in a jumbo and the interest rates were dropping and people are "sticking their heads out of their shell" to possibly take a breather and think about making their next move and BOOM!!!! there's an active Hurricane in the Gulf and oil prices are skyrocketing (gas up 20 cents today) and of course it puts everything in a frenzey and lots of things get put on hold and even in panic mode. Seems tonight I couldn't even find a gas station that would allow more than 10 gallons to a fill up and one station was out of gas since yesterday. And I'm talking South Carolina, not Houston Texas!!! Just goes to show ya, we never know what tomorrow will bring. Let's pray IKE will take minimal toll on the US and the everything will resume in a fashionable manner in no time and we can get back to where we left off.

What we don't do to keep our home and yard looking good!!!

If you could have seen me today you probably would have laughed. I looked like something from the movie Ghost Busters. You see, we have these beautiful Leyland Cypress trees lining both sides of our 2 acre property. Well, guess what, they have been invaded by an insect called a "bagworm". And to top it off they are eating and destroying our trees. We decided to try and take control of these varmits ourselves since the cost of a prefessional company was way more than our budget would allow at this time. So we donned our garb, (me in long pants, my husbands old long sleeve white shirt and white bandana and boots... and oh yes, a mask) Can you picture all this? We then mixed together an insect spray concoction that smelled horrible (of course) and with a professional style pump on the back of our pick-up, (since we don't have an ATV), we started the attack. I don't believe I was doing this.... buried amongst some other pine trees lining the neighbors yard next to ours. Spraying to the tippy-tops of the trees which are about 20-25 feet tall. Trying not to inhale and let the overspray cover me entirely. But finally the job was finished and to the shower I headed... immediately. ALL IN A DAYS WORK!!!

Oh, are you wondering where my husband is? He had already covered his share of spraying on the other side lining our property line, plus he could not manuver through the pine trees since he's 6ft 4 (and maybe a bit clutsy and no patience).

PS. These are not our actual trees, ours are a bit larger but you get the idea. They are very popular here in South Carolina and provide a beautiful and great privacy hedge. (If the bugs don't eat them up!!!)

Previewing foreclosures can be pretty nasty...

At least some of them can be that way. In fact you can say some may be almost nauseateing!!! I visited one yesterday where the smell wasn't so bad as some but it looked like someone had taken revenge or just plain ole trashed the place. Now we're talking in a fairly decent neighborhood. Should have been warned on this when I saw a couple windows boarded up. After opening the door, I looked like someone was practicing their "kickboxing" on the walls. And then had some kind of spaghetti sauce fight in a couple of the rooms. YUK!!!! It just makes you wonder why some people go so far and can be so ugly!!!

Why do they wait till the last minute...

I'm speaking of a certain couple in particular. These folks originally came to me in the middle of June 08. They explained their lease would be up the 1st of August. So we had about six weeks for a search. Good enough....but just as I get them to the Mortgage office for approval they informed me they had spoke to another Lender and had some type of affiliation with a Realtor agent tied with the Lender. Well, not being pushy and listening to the wife, she wanted to "give this person a chance" all the while the husband had faith in me and wanted to use my Realtor services. Well, it ended up they wandered off and gave this other person a chance. Well, GUESS WHAT!!! the husband calls today and says they would like for me to represent them and find them a house, that the other Realtor didn't come through for them. Then to top it off, they asked to go out previewing today and everything was rush-rush so they could still take advange of the down payment assistance program. And, not to mention they had a list of needs and wants and a certain school district.... all within a very limited budget. Well, it didn't turn out as they had hoped for today because I was with other clients and had a full schedule for the entire day.

After pondering this conversation over for a while.... quite a while, I just kept saying to myself, "I don't believe he called me today after all this time!!! WHAT ARE THEY THINKING??? Yes, I'll work with them, (starting tomorrow) and try to find them something that may work for the time frame alotted. I'll do my best but I don't have a MAGIC HAT!!! but then again...maybe I can work some MAGIC before it's all over.

Addicted to HGTV ???

Just wondering and taking a general survey to see if HGTV is addicting?? I certainly watch it whenever I can, which is only an hour or so in the evening. I'm especially fond of "House Hunters". I'm actually getting pretty good at guessing which home they will choose. It facinates my husband to hear my choice... if I can get him to sit still to watch it (no choice of his, mind you) Sometimes I wonder why this Realtor on TV even shows some of these homes to the Buyer. It's not even in their "wants and needs list" or they say they would like a one story home and what do they show them first??? a two story!!! Am I doing something wrong or missing the boat??? AND last but not least...a home even near their price range. I'm aware that most people have a set budget and have a tendency to go over, but gosh....

I guess the only consulation is... that it TELEVISION!!!

This look familiar???

Are we getting tired of this yet??? Seems like many of the palms will look like this along Floridas East Coast and the Eastern Coastline of the US this weekend and the week to come. I hope everyone heeds the warnings and takes the necessary precautions to keep your home and your family safe.

The local agents at Keller Williams Realty in Upstate South Carolina are offering to open their homes or any available property or rental they may have, to another Keller Williams agent from the coastline that may have to evacuate their premises. I think this is a wonderful gesture and it just goes to show that:

"KW CARES"

It's pretty lonesome sitting "Onsite" these days...

Wondering if anyone is going to visit...or preview...or just come by to check out the decor!!! (Haven't even had much of that lately). Just for someone to pop their head in the door and say "HI, We're just looking" would be a welcome surprise. I remember the days when Real Estate was hopping and you wrenched when the next person came walking through that door. You couldn't hardly catch your breath or regain your composure. Those were the good old days, Wow!!! Times have changed!!!.... and this too shall change...I hope!!!

Lonesome at Wynnbrook,

Boiling Springs, South Carolina...

It's like going back in time....

I'm talking about visiting Laurens, SC. Kinda reminds me of Mayberry RFD. No offense Andy and Oppie, but this small town is so neat. It has the Courthouse Square with surroundg shops. (Just like on TV!!!) There's the town Barber with real barber chairs and the barber pole out front. Floyd would be envious!! The single Barber and owner must know everyone... at least every guy in town!! I love to take my brother there and just listen to all these men, while sitting and waiting for their turn in the chair and chatting and catching up on all the guys stuff, just like some of us women tend to do at the Salon. I truly enjoy my visit every time I go. There's the local soda shop and a few botiques, all within a block area. They also have a couple auto dealerships close by, (but I'm sure on a much larger & modern scale than Mayberry's time.) But I have to admit one particular salesman at the dealer where I purchased my car has been there 30 some years and he too has probably sold half the cars driving the roads in Laurens, and knows everyone. What a sweet man.

And since we're in South Carolina... why wouldn't there be an awsome Bar-B-Que place. The staff is so friendly and knows exactly what we order every time we arrive. Not far from the Square. Everything cooked on the spot and always fresh. YUM!!! Since I don't live far from there I tend to do a lot of business there and enjoy every minute. And to top it all off, I just love driving around town. There is such a variety of homes, from a Mill Village to stately Victorian Mansions, such architecture, brick and stone to fancy wood trim. Huge oak trees and sidewalks line most of the streets. Just a beautiful place to live and call home.

Sincerely,
