spartanburg sc realtor: The "GOLDEN" Buyer - 11/16/08 10:44 PM
Is that something like "The Goose that layed the Golden Egg?" Sure feels like it. Can you believe it??? An actual Buyer that has a perfect credit score, low debt ratio and money down and doesn't have a home to sell!!! What more could a Real Estate Agent want now days??? Well, Iv'e finally got one and it is nice. And lucky me, I have their complete loyalty, it's just a matter of finding them the perfect home. Granted they are not a high end purchaser but in today's market anything that comes along the pike that looks this good you keep a close reign

spartanburg sc realtor: Real Rain and "ActiveRain" - 09/26/08 09:38 PM
Yes, I'd say quite a bit of difference. But today actually it's some of both. You see, it's been raining (the wet type) outdoors just about all day (tropical storm hanging around the Carolinas). So it seems to me that if your finished with all the days work, then it is a perfect time to sit back and catch up on reading some posts and create a blog or so. The ActiveRain world is so vast and so informative. Such an array of professionals commenting and stating facts and figures is so overwhelming. Although this can be very addicting and quite time consuming, I don't want to go out in

spartanburg sc realtor: Continuing Ed...Gotta have it. - 09/17/08 11:18 PM
Finally... getting my post licensing completed. Not that I've put it off to the last minute, I still have a while to go, but it needs to be out of the way for my peace of mind. You never know what could happen at the last minute, not to mention you may not get registered for the class..... And it really feels good to brush up on your skills and refresh your memory. In my opinion, you can/should never stop learning, especially in this business. Rules and regulations are always changing and if that's not good enough reason the Market is in constant

spartanburg sc realtor: Made my first pot of Chili of the season... - 09/17/08 10:57 PM
The weather has turned and it's beginning to look a little like Fall here in South Carolina. The swimming pool temp was down to 72 degrees. Brrrr..... (Too cold for me!!!). Since I was working from home today I decided it was a good day to whip up a batch of homemade chili. My family really likes it and it's always good left over. To add a little secret flavor and a bit different taste I add about 1/4th cup of Merlot wine while cooking. It gives it a really great taste and not so tomatoe like. And I don't do real spicy,

spartanburg sc realtor: Are there cob-webs forming around your office desk??? - 09/16/08 03:28 PM
LET'S HOPE NOT!!! If your in Real Estate it seems that this could happen very easily. Especially the agents that happen to be sitting on Duty Call or at the New Home Communities representing that local Builder. The phones are not ringing like they once were. The prospective Buyers are not shopping for their favorite floorplan. Not even looking for design ideas!!! Maybe once the cooler weather sets in folks will get out a little more and at least be curious. I realize that a lot of this pre-shopping is being done online now. And that's okay, but I would still like to hear that phone ring or see a smiling face walk through that door. LET'S NOT

spartanburg sc realtor: SOME DAYS YOU GET CHICKEN, SOME DAYS YOU GET FEATHERS... - 09/15/08 12:00 AM
Can you believe I have heard this phrase twice in the last three days. In two different scenarios. One Real Estate related and one personal. Seems like in my Real Estate career I have been getting a lot of feathers lately. You sit onsite part time and not one visitor stops by and that does tend get kind of discouraging. And on the other hand you finally get a "Buyer Client" and get to the fianl search and they are still dragging their feet. Maybe theirs something in the air... or maybe they have been watching too much TV!!! All I can say is:

spartanburg sc realtor: Market Up....Along with gasoline - 09/11/08 11:59 PM
Seems we just can't win. right about the time when gasoline prices were declining and the Real Estate market is picking up....along comes "IKE". The last week or so seemed to be pretty enlightening as the loan market is in a jumbo and the interest rates were dropping and people are "sticking their heads out of their shell" to possibly take a breather and think about making their next move and BOOM!!!! there's an active Hurricane in the Gulf and oil prices are skyrocketing (gas up 20 cents today) and of course it puts everything in a frenzey and lots of things get put on hold and even in panic

spartanburg sc realtor: Previewing foreclosures can be pretty nasty... - 09/09/08 11:57 PM
At least some of them can be that way. In fact you can say some may be almost nauseateing!!! I visited one yesterday where the smell wasn't so bad as some but it looked like someone had taken revenge or just plain ole trashed the place. Now we're talking in a fairly decent neighborhood. Should have been warned on this when I saw a couple windows boarded up. After opening the door, I looked like someone was practicing their "kickboxing" on the walls. And then had some kind of spaghetti sauce fight in a couple of the rooms. YUK!!!! It just makes you

spartanburg sc realtor: Addicted to HGTV ??? - 09/06/08 10:25 PM
Just wondering and taking a general survey to see if HGTV is addicting?? I certainly watch it whenever I can, which is only an hour or so in the evening. I'm especially fond of "House Hunters". I'm actually getting pretty good at guessing which home they will choose. It facinates my husband to hear my choice... if I can get him to sit still to watch it (no choice of his, mind you) Sometimes I wonder why this Realtor on TV even shows some of these homes to the Buyer. It's not even in their "wants and needs list" or they say they would like a

spartanburg sc realtor: It's pretty lonesome sitting "Onsite" these days... - 09/05/08 10:28 PM
Wondering if anyone is going to visit...or preview...or just come by to check out the decor!!! (Haven't even had much of that lately). Just for someone to pop their head in the door and say "HI, We're just looking" would be a welcome surprise. I remember the days when Real Estate was hopping and you wrenched when the next person came walking through that door. You couldn't hardly catch your breath or regain your composure. Those were the good old days, Wow!!! Times have changed!!!.... and this too shall change...I hope!!! Lonesome at Wynnbrook, Boiling Springs, South Carolina... spartanburg sc realtor: It's like going back in time.... - 09/04/08 08:05 AM
I'm talking about visiting Laurens, SC. Kinda reminds me of Mayberry RFD. No offense Andy and Oppie, but this small town is so neat. It has the Courthouse Square with surroundg shops. (Just like on TV!!!) There's the town Barber with real barber chairs and the barber pole out front. Floyd would be envious!! The single Barber and owner must know everyone... at least every guy in town!! I love to take my brother there and just listen to all these men, while sitting and waiting for their turn in the chair and chatting and catching up on all the guys stuff, just like some of us

spartanburg sc realtor: It's time to purchase a new cell phone... - 09/01/08 07:50 PM
Yep....Been putting it off long enough. Guess it's time to "get with the program" and get a "Smart phone". Is a Blackberry the best way to go for Realtors? Or is an I-phone proven any better?? I see my fellow agents with both and they seem to be content with their purchase. Or are they??? Are there any features that I must have that I'm not aware of? Besides unlimited minutes....(which I seem to be using a lot of lately.) I always have my digital camera with me and I'm not one to constantly take pictures with my phone, but I guess it's always a nice feature

spartanburg sc realtor: It's almost like I having an "Assistant": - 09/01/08 07:11 PM
And the BEST part is.... I don't have to pay her Assistant wages. I have been very fortunate to have such a dedicated client who has had more time than I have to search the internet (along with what I'm sending them) for their new home since moving here to South Carolina. She claims she just loves searching the internet so she says she doesn't mind at all. She has forwarded every site and everything they want to preview and finding sites that I don't frequent or have never come across. I'm glad she has nothing to do except this and it HAS been very helpful. Course

spartanburg sc realtor: Do we "Blog" or do we watch the Weather Channel??? - 08/30/08 11:59 PM
As we keep a constant eye on all the active Hurricane and Tropical storm activity this weekend, I'm sure it's going to spoil a lot of weekend plans. Having a weekend picnic sure beats evacuating your hometown. My heart goes out to these poor people. Taking time out to write blogs at your computer may not be #1 priority on a many peoples mind the next couple days. Reminds me of three years ago when we had such an active August with four Hurricanes back to back. I remember it quite well sitting through a couple of these myself in Central Florida. Best of luck to you all. Sincerely, Nance Burdette Keller

spartanburg sc realtor: WHAT ARE THEY TRYING TO HIDE????? - 08/30/08 11:45 PM
Actually I'm speaking of Home Restoration or those Investors that like to "flip" properties. After visiting a couple again today I find it quite discouraging that some of these "guys" or "rehabers" as we'll call them for sake of this discussion, would do such a thing as to cosmetically cover up flaws that actually may have a horrible outcome in the future. I guess I'm from the old school. "If your going to do something, do it right.... I have seen excellent jobs and I have seen those that look pretty shabby, in my opinion. Makes a person wonder!!!??? Still wondering... Nance Burdette

spartanburg sc realtor: Keeping in touch with past "Clients" - 08/29/08 10:44 PM
Well, it's finally paying off. Since relocating and starting over with a data base of new hometown clients, The phone is ringing and the emails are coming. I'm getting referral business from them. This is good. Of course, as Realtors we all know that emails are a constant touch and can be automated, but I personally try and keep in touch with former Buyers and even a couple Sellers. I always try to make a quick visit now and then if I'm going to be in the neighborhood, or drop off something special. Checking on their children or pets is always a good reason to connect. Had 2 phone

spartanburg sc realtor: Looks like many will be watching the "WEATHER CHANNEL" this Holiday weekend - 08/29/08 10:09 PM
Well , here we go again!!! Hurricane season is upon us. Looks like Hurricane Gustav and Tropical Storm Hanna will be the hot topic this weekend and first of next week. After "been there, done that" I know exactly how some folks are feeling..... watching the weather channel constantly. Stocking up on food items and medicines and preparing your home for the worst. Although I didn't suffer the consequences of Hurrican Katrina, I did manage to survive Hurricane Charlie. And mind you I have nothing to whine about because I was in Central Florida. But heh, 90 MPH winds are nothing to shake a stick at.

spartanburg sc realtor: From "Mobile Homes" to "Mansions" - 08/26/08 11:43 PM
Guess in todays marketplace it pays to be diverse. You might say it's slim pickins. although there does seem to be more Listings than Buyers lately. I don't feel that I'm "MISS GOODY TWO SHOES" not to take to take any type of listing that comes my way. After all, It's somebodies home, whether it be 14 foot wide or 150 foot wide. I realize that we as agents are here to service each individual with their real estate needs. That makes my heart feel good. spartanburg sc realtor: Just when your getting ready to SELL... the bugs attack your trees: - 08/25/08 08:34 PM
And at a high rate of speed I might mention. Yes, would you believe it.....Just put our house on the market last week. We have beautiful Leland Cypress trees (about 20-25 ft. tall) lining both sides of our property. All 2 1/2 acres of it. They provide a great privacy barrier, so of course we wouldn't want to loose them to a few (thousands) of bagworms. So we are educating ourselves real quick on how to eradicate these pesky insects that are "nibbling" away at these poor innocent trees. We are going to put it in the hands of a professional, since neither my husband or I have time

spartanburg sc realtor: IF YOU LOVE WHAT YOU DO, YOU'LL NEVER "WORK" ANOTHER DAY IN YOUR LIFE. - 08/24/08 08:00 PM
No matter what type of job you have. I hope this rings true for you. It's Sunday evening and I'm just taking poll of the day. Yes... today caught me working. I realize Sunday is most commonly known as a day for church and a day of rest and in this area of the country many folks consider it just that. It's a time for family get togethers and big dinners. I always have time for Sunday morning church but since I don't have a large family and my children are out of state; (and my husband is on the road) I may as well make good use of
