      <description>&lt;p&gt;Mother Nature threw a couple snowballs at us in &lt;strong&gt;Sunny Sequim&lt;/strong&gt; with some extra snow for the year.&amp;nbsp; Spring took just a little longer to arrive.&amp;nbsp; But arrive it has.&amp;nbsp; Buyers are starting to step out into the sunshine and look to buy some real estate.&amp;nbsp; And as the average sales prices show, the buyers are calling the shots.       <title>Sequim, WA Relocation   Public Transportation</title>
      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/2/9/5/9/8/ar120534975389592.jpg" height="152" alt=" " width="164"&gt;In today's economy of rising oil prices, &lt;strong&gt;(the per barrel price hit $109 yesterday),&lt;/strong&gt; people are looking for ways to save money at the gas pump.&lt;/p&gt;&lt;p&gt;Some folks are ecologically minded and have purchased &lt;strong&gt;hybrid cars&lt;/strong&gt;.&amp;nbsp; Not only are they saving in gas purchases, they are not harming the enviroment through use of the electric engines.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Some people have dusted off their trusty old bicycles and ride them to and from work.&amp;nbsp; There is one man I know in &lt;strong&gt;Sequim&lt;/strong&gt; who still rides his 1965 Schwinn around town.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;a href="http://www.clallamtransit.com" title="Clallam Transit" target="_blank"&gt;&lt;img src="http://activerain.com/image_store/uploads/2/6/3/0/4/ar120535175340362.gif" height="73" alt=" " width="135"&gt;&lt;/a&gt;&lt;/strong&gt;&lt;strong&gt;As for me, I've begun riding the bus.&lt;/strong&gt;&amp;nbsp; I figured that by buying a $36 monthly pass, I'm saving about $100 per month in fuel costs.&amp;nbsp; That was &lt;strong&gt;before&lt;/strong&gt; this latest hike in gas prices took affect.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Before you ask, "But Kathy, how do you show properties to your clients???"&amp;nbsp; I'm not an actively licensed agent.&amp;nbsp; I get paid weekly by my boss, the broker, to keep the office open and available to anyone who might need us.&amp;nbsp; Active Rain is my attempt at bringing&amp;nbsp;clients in the door via the internet or AR referrals.&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Clallam Transit is the company that gets me to and from work.&lt;/strong&gt;&amp;nbsp; They have 12 Routes that span the whole county.&amp;nbsp; Most routes focus on Port Angeles and shuttles people to Peninsula College, the Lower Elwah Reservation and other areas in town.&amp;nbsp; The busses connect Diamond Point to Sequim on the east side and on the west, Forks and Clallam Bay to Port Angeles.&amp;nbsp; I travel on Route 30, the Port Angeles/Sequim Commuter.&lt;/p&gt;&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/6/0/8/6/5/ar120535187056806.jpg" height="219" alt=" " width="623"&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Clallam Transit is also partnered with other bus companies on the Olympic Peninsula.&lt;/strong&gt;&amp;nbsp; If you wanted to go shopping in Port Townsend, you can pick up a connecting Jefferson Transit bus in Sequim.&amp;nbsp; You could even travel around the whole of the Olympic Peninsula on a day pass through the partnership of the Jefferson, Clallam, and Grays Harbor Transit companies.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Clallam Transit is a great way to get around the county for all reasons.&lt;/strong&gt;&amp;nbsp; &lt;/p&gt;&lt;p&gt;If you are looking to relocate to the North Olympic Peninsula, call &lt;strong&gt;&lt;a href="http://www.mchughrealtors.com" target="_blank"&gt;McHugh Realtors&lt;/a&gt;&lt;/strong&gt; and we can help with all your real estate and relocation needs.&lt;/p&gt;</description>

      <title>From Port Angeles to Victoria</title>
      <description>&lt;p&gt;&lt;strong&gt;&lt;img src="http://activerain.com/image_store/uploads/9/3/4/8/4/ar11981942948439.jpg" height="223" alt=" " width="460"&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;One of the best ways to visit Canada from Washington State is by boat.&lt;/strong&gt;&amp;nbsp; The most well known ship that provides this service is the &lt;strong&gt;MV Coho&lt;/strong&gt;.&amp;nbsp; She is a vehicle/passenger ferry that plies the Strait of Juan de Fuca between Port Angeles, WA and Victoria, BC.&lt;/p&gt;&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/9/4/1/1/8/ar11981943681149.gif" height="213" alt=" " width="277"&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;The Coho&lt;/strong&gt; was built in 1959 and named for the beautiful silver salmon that can be found in the waters all around Washington.&amp;nbsp; She is 341.6 feet long, 72 feet wide, and has a draft of 12.6 feet.&amp;nbsp; She is operated by Black Ball Transport, Inc and can carry 1000 passengers and up to 110 vehicles.&amp;nbsp; Her clearance is 14 feet which allows semis to travel between countries easily.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/3/1/3/4/3/ar119819370734313.JPG" height="167" alt=" " width="319"&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Traveling to Victoria from Port Angeles is a grand adventure.&lt;/strong&gt;&amp;nbsp; If you planning a day trip, the best way is to go is to walk. &amp;nbsp;No, I don't mean walk across the water.&amp;nbsp; Ride the Coho to Victoria and walk to all the different sites within town.&amp;nbsp; The trip to Victoria is approximately 90 min. Victoria is a great place for tourists as many of its points of interest are right there within walking distance from the Coho.&amp;nbsp; The Empress Hotel, Parliament House, Royal British Columbia Museum, and my son's favorite, the Chocolate Store are just a few.&amp;nbsp; You can walk off the Coho and into the thick of Victoria to enjoy a day of shopping and sight seeing.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/4/8/6/5/2/ar119819386525684.JPG" height="205" alt="Coho docking in Victoria" width="313"&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;The Coho&lt;/strong&gt; has been a great resource for tourists and shoppers of both Victoria and Port Angeles.       <title>Washington State Enhanced Driver's License</title>
      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/4/3/9/3/3/ar119741753133934.jpg" height="170" alt=" " width="210"&gt;In January 2008, The Washington State Department of Licensing will begin issuing a new Enhanced Driver License and Identification card (EDL/ID). The EDL/ID provides travelers with a low cost, convenient alternate travel document to a passport for entry at land and sea ports between the U.S. and Canada, Mexico, Bermuda and the Caribbean. &lt;/p&gt;&lt;p&gt;The EDL/ID is voluntary. The cost is $15 more than a driver license or identification card and you can make an appointment to apply by calling any of the 11 participating Licensing Service Office locations throughout the state. Applicants must provide documentation to prove U.S. citizenship, identity and Washington State residency. They must provide their social security number and have a digital photo taken, along with an interview with a Licensing Service Representative.&lt;/p&gt;&lt;p&gt;The EDL/ID has similar security features to a U.S. passport, such as embedded Radio Frequency Identification (RFID) and a Machine Readable Zone (MRZ). The RFID is required by the federal government to facilitate rapid identification checks at the border. The MRZ can be scanned when the RFID reader is not available at the border crossing station. The RFID tag will only have a unique reference number and will not contain personal information about the applicant. &lt;/p&gt;&lt;p&gt;Washington State is first in the nation to create a viable solution to the Western Hemisphere Travel Initiative (WHTI), requiring people traveling into the U.S. to present a valid passport. The requirement for air travel went into effect in January 2007, and for land and sea border crossing, the passport requirement will start in early 2008.       <title>The Island</title>
      <description>&lt;p&gt;&lt;strong&gt;Port Angeles, Washington&amp;nbsp;is home to an unusual land formation.&lt;/strong&gt;&amp;nbsp; There is an island within the city limits. &amp;nbsp;How can this be?&amp;nbsp; &lt;/p&gt;&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/4/0/6/2/6/ar119644283562604.jpg" height="323" alt=" " width="394"&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;The Tumwater Creek and the Valley Creek form a boundary around a small piece of land that is about 2 blocks wide and 13 blocks long.&amp;nbsp; The residents of this small strip of land have four ways to enter or exit this area of the city.&amp;nbsp; There are two bridges on 8&lt;sup&gt;th&lt;/sup&gt; street from the east and west as well as the&amp;nbsp;south entrance from Hwy 101 and the&amp;nbsp;north entrance from Marine Drive.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/6/8/1/9/8/ar119638230989186.gif" height="164" alt=" " width="299"&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;The island has been created because the two wood trestle bridges on 8&lt;sup&gt;th&lt;/sup&gt; street have been demolished and removed to be replaced in the next year by new concrete bridges that span the creeks.&lt;/p&gt;&lt;p&gt;The old trestle bridges were 70 years old and though they looked sturdy to the average Joe, they were in need of replacement.&amp;nbsp; The city of Port Angeles awarded the job of removal and rebuilding of the bridges to Parsons RCI, Inc. in Sumner, WA.&amp;nbsp; &lt;/p&gt;&lt;p&gt;These were not the first bridges to span the creeks.&amp;nbsp; In 1913 the first bridges were built but started to deteriorate in 1928 due to heavier loads from the new form of transportation called the "automobile".&amp;nbsp; &lt;/p&gt;&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/9/4/0/2/5/ar119638238352049.jpg" height="174" alt=" " width="303"&gt;The new reinforced concrete bridges will be wider to support bicycles and pedestrians as well as auto traffic.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Traffic revisions are in place to accommodate the construction and ease the strain on the public transit bus routes.&amp;nbsp; Residents within the &lt;strong&gt;"island"&lt;/strong&gt; and those above, in the foothills of the Olympic Mountains along Black Diamond Rd, now have 2 entrances and exits to get to other parts of town.&lt;/p&gt;&lt;p&gt;Completion of the bridges is scheduled for the fall of 2008.&amp;nbsp; You can watch the progress of the construction &lt;a href="http://www.cpifiber.com/webcams/index.php" title="8th St. Webcam" target="_blank"&gt;here&lt;/a&gt;. &lt;/p&gt;&lt;p&gt;The agents of McHugh Realtors are long time residents of the North Olympic Peninsula and can help you navigate onto and off the &lt;strong&gt;"island"&lt;/strong&gt; in your search for your new home.&amp;nbsp; Call us and let us help.&lt;/p&gt;&lt;p&gt;photos borrowed from City of Port Angeles website.&lt;/p&gt;</description>

      <description>&lt;p&gt;&lt;strong&gt;Located at the tip of the 5 mile long Dungeness Spit in Sequim, WA, the New Dungeness Lighthouse was first lit on December 14, 1857.&lt;/strong&gt;&amp;nbsp; 150 years later the New Dungeness Light Station&amp;nbsp;still lights the way for seafarers plying the waters of the Strait of Juan de Fuca.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/5/4/9/4/0/ar119430576004945.jpg" height="204" alt=" " width="378"&gt;&lt;strong&gt;For its first 137 years the US Coast Guard has taken meticulous care of the Light Station and kept it lit.&lt;/strong&gt;&amp;nbsp; In 1994 they withdrew and transferred operations to the New Dungeness Light Station Association.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&lt;strong&gt;The New Dungeness Light Station Association formed in early 1994 with a mission of protecting and preserving the light station.&lt;/strong&gt;&amp;nbsp; The light station has been maintained and operated by the NDLSA under license with the US Coast Guard ever since.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;"The New Dungeness Light Station will be the finest example of historic restoration, preservation, and interpretation in the nation."&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;A lofty vision, but not for the members of the NDLSA.&amp;nbsp;&lt;/strong&gt; &amp;nbsp;In 1994 the members of the association instituted a rigorous maintenance program, updated and restored physically declining structures, replaced fatigued equipment, and upgraded systems.&amp;nbsp; Today, the light station is as beautiful as it is functional.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;The Light station is open to visitors year round.&lt;/strong&gt;&amp;nbsp; You can get there either by hiking at low tide along the 5 mile spit or small boats and kayaks during calm seas.&amp;nbsp; Since 1994, the light station has welcomed approximately 35,000 visitors.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Once there, you are greeted by the volunteer keepers.&lt;/strong&gt;&amp;nbsp; The light station has been continuously staffed since 1994 by Association members at their own expense.&amp;nbsp; Their duties are to the light station as well as to the public.&amp;nbsp; These duties include giving tours of the tower (74 steps), mowing the lawn, and maintaining the interpretive center, among other minor chores.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;The New Dungeness Light Station is a must see when visiting Sequim.&lt;/strong&gt;&amp;nbsp; Plan a day&amp;nbsp;to enjoy the hike to and from the lighthouse&amp;nbsp;as you travel through the Dungeness National Wildlife Refuge.&amp;nbsp; Enjoy a picnic on the lighthouse grounds.&amp;nbsp; Take photos of the varied wildlife.&amp;nbsp; The refuge is open daily.&lt;/p&gt;&lt;p&gt;photo borrowed from &lt;a href="http://www.newdungenesslighthouse.com/index.html" target="_blank"&gt;&lt;strong&gt;The New Dungeness Lighthouse&lt;/strong&gt;&lt;/a&gt; website.&lt;/p&gt;</description>

&lt;li&gt;The Dungeness crab was named after the small village of Dungeness, Washington which is located just north of present day Sequim.&lt;/li&gt;
&lt;li&gt;The crab's habitat consists of eel-grass beds and muddy to sandy bottoms from the low inter-tidal zone to depths in excess of 600 feet.&lt;/li&gt;
&lt;li&gt;They can be found from the Aleutian Islands in Alaska to south of San Francisco.&lt;/li&gt;
&lt;li&gt;Crabs average a little under 7 inches wide but have been found as big as 10 inches wide.&lt;/li&gt;
&lt;li&gt;It eats almost anything including clams, fish, crabs, starfish, worms, squid, and snails.&lt;/li&gt;
&lt;li&gt;It is eaten by humans, large fish, eels, octopus, and of course, &lt;strong&gt;Rich Jacobson.&lt;/strong&gt;
&lt;/li&gt;
&lt;li&gt;Male crabs start breeding at 3 to 4 years of age.&lt;/li&gt;
&lt;li&gt;One female produces up to 2.5 million eggs.&lt;/li&gt;
&lt;/ul&gt;&lt;p&gt;Why? you ask am I waxing poetic on the &lt;strong&gt;Dungeness Crab&lt;/strong&gt;?&amp;nbsp; Is it because &lt;strong&gt;Rich Jacobson &lt;/strong&gt;loves them so?&amp;nbsp; No, but I know most of you looked just because his name is in the title. :)&lt;/p&gt;&lt;p&gt;It is because in the very near future, the North Olympic Peninsula will be feting the grand and wonderful Dungeness Crab in its annual &lt;strong&gt;Crab Festival.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/5/0/2/9/2/ar119152343029205.jpg" height="378" alt=" " width="357"&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Many people from all over the Pacific Northwest will converge on Port Angeles to celebrate the &lt;strong&gt;Dungeness Crab.&lt;/strong&gt;&amp;nbsp; &lt;/p&gt;&lt;p&gt;There will be food booths, vendor booths, informational booths, and fabulous music.&lt;/p&gt;&lt;p&gt;Eat, drink, and be merry for the festival won't last long.&lt;/p&gt;&lt;p&gt;Chef's will delight you with their many recipe's for crab.&amp;nbsp; Or the best wines to drink with crab.&lt;/p&gt;&lt;p&gt;Music&amp;nbsp; from various groups will keep our toes tapping.&lt;/p&gt;&lt;p&gt;You can even have your chance at catching some crab for yourself.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Come, be crabby!&amp;nbsp; And you will learn what it's like to be &lt;strong&gt;Rich Jacobson &lt;/strong&gt;and adore the &lt;strong&gt;Dungeness Crab&lt;/strong&gt;&lt;/p&gt;</description>

      <title>Strait Thunder</title>

      <title>The Blue Hole</title>
      <description>&lt;p&gt;&lt;strong&gt;The great Pacific Northwest is home to many things.&lt;/strong&gt;&amp;nbsp; The Olympic National Park, &lt;em&gt;rain&lt;/em&gt;, Boeing, &lt;strong&gt;rain&lt;/strong&gt;, Microsoft, Dungeness Crab, &lt;strong&gt;&lt;em&gt;rain&lt;/em&gt;&lt;/strong&gt;, Seahawks, &lt;em&gt;RAIN&lt;/em&gt;, Mt. Rainier, and &lt;strong&gt;&lt;em&gt;RAIN&lt;/em&gt;&lt;/strong&gt;.&amp;nbsp; There really is way too much wonderful stuff in the PNW to mention. &amp;nbsp;&lt;/p&gt;&lt;p&gt;OH, did I mention we have rain?&amp;nbsp; So much rain in fact that the North Olympic Peninsula is home of the &lt;strong&gt;&lt;a href="http://www.nps.gov/olym/naturescience/temperate-rain-forests.htm" target="_blank"&gt;Hoh Rainforest&lt;/a&gt;&lt;/strong&gt;, the northern most temperate rainforest in the world.&lt;/p&gt;&lt;p&gt;You might think why would anyone want to live in a place with so much rain falling most all the time?&amp;nbsp; Originally, people came here for the timber.&amp;nbsp; But that is another story.&amp;nbsp; Take heart, there is one place in this whole large area that doesn't get so much rain.&amp;nbsp; Airline pilots affectionately call it the &lt;strong&gt;&lt;em&gt;Blue Hole&lt;/em&gt;&lt;/strong&gt;.&lt;/p&gt;&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/1/5/9/2/2/ar118919326622951.JPG" height="234" alt=" " width="417"&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Sequim&lt;/strong&gt; (pronounced Skwim) is where you can find a &lt;strong&gt;15 inch annual rainfall average.&lt;/strong&gt;&amp;nbsp; Sequim sits right in the middle of what's known as a rain shadow.&amp;nbsp; This shadow is created by the Olympic Mountains and effectively splits the storm clouds and forces them around this area.&amp;nbsp; Look at the photo close.&amp;nbsp; You can see the hole in the clouds.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/3/9/5/3/3/ar118919436533593.jpg" height="292" alt=" " width="417"&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;This lack of rain and the moderate temperatures are what &lt;strong&gt;attracts&lt;/strong&gt; our mostly retirement aged populace.&amp;nbsp; It is by no means the only thing Sequim has going for it.&amp;nbsp; There are the friendly neighbors, the fabulous views of the Olympic Mountains, or of the Strait of Juan de Fuca, the lavender farms, recreational points of interest such as the Olympic National Park and the Dungeness County Park.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;If you looking at getting away from the hot summer temps, or the cold freezing snow, look toward the Blue Hole of the Pacific Northwest.&amp;nbsp; We will welcome you in Sequim with open arms.&lt;/p&gt;</description>

      <title>Sub-Prime.....Help</title>
      <description>&lt;p&gt;&lt;strong&gt;I have a question.&lt;/strong&gt;&amp;nbsp; It's open to anyone who can answer it as I'm not quite sure who to ask it of.&lt;/p&gt;&lt;p&gt;First, a little &lt;strong&gt;history&lt;/strong&gt; as I understand it.&lt;/p&gt;&lt;p&gt;The sub-prime market allowed many families and individuals the means to purchase a house.&amp;nbsp; The rates were lower and maybe even "teaser" and were ARMs.&amp;nbsp; The housing market booms.&amp;nbsp; All is right with the world.&lt;/p&gt;&lt;p&gt;Then sub-prime lenders begin going bust.&amp;nbsp; The A lenders are worried as one of their ranks closes shop.&amp;nbsp; Those home owners with ARMs are having trouble making their mortgage payments because the rates have gone up and the 'teaser' rates are going away soon.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Today, I heard that Bush (I may be wrong on this) will be introducing ways to help those people avoid forclosure on their homes.&amp;nbsp; There will be lots of rules and hoops and such. (obviously, its the government)&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;img src="http://activerain.com/image_store/uploads/7/9/0/3/5/ar118857986553097.jpg" height="138" alt=" " width="139"&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Now my question.&lt;/strong&gt;&amp;nbsp; Did anyone ever think to remind those sub-prime candidates that these lower rates are their chance to improve their credit scores before the teaser rates go away.&amp;nbsp; Then maybe &lt;strong&gt;RE-FI&lt;/strong&gt; into a fixed rate 30 year mortgage at a decent prime rate?&amp;nbsp; I liken it to those 90-day same as cash deals.&amp;nbsp; Pay it off before the interest gets tacked on but still be able to break a payment down into manageable monthly portions.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;The answer is probably no for the simple fact of greed.&amp;nbsp; But do lenders or brokers advise clients toward improvement?&amp;nbsp; Or is that the job of the Consumer Credit Counceling Service companies???&lt;/p&gt;&lt;p&gt;Thanks.&lt;/p&gt;&lt;p&gt;Kathy&lt;/p&gt;</description>

      <title>A Real Life Surprise by Design - Part 2</title>
      <description>&lt;p&gt;&lt;strong&gt;I promised a finished picture and story.&amp;nbsp; It's been a long time coming, but finally, I have finished pictures.&amp;nbsp; Yea!!!&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;When our son came home from boy scout camp and walked into his room, he saw blue walls with tape on them.&amp;nbsp; He&amp;nbsp;stopped and just stared.&amp;nbsp;&amp;nbsp;His first words were, "I got a new light!"&lt;/p&gt;&lt;p&gt;Since his room wasn't finished and his brother's room was the storage space for all the stuff, the boys had no beds to sleep in.&amp;nbsp; Poor guys had to set up their camp cots in the living room.&amp;nbsp; There they slept for the next week. &lt;em&gt;(and then some.)&lt;/em&gt;&lt;/p&gt;&lt;p&gt;Ian helped us with the final taping of the walls and painting of the stripes.&amp;nbsp; He was excited to help until he put his first tape on the wall.&amp;nbsp; All of a sudden, it was harder than he expected.&amp;nbsp; &lt;em&gt;(Well duh!)&lt;/em&gt;&amp;nbsp; So, I finished most of the remaining taping with help from Ian.&amp;nbsp; Then we painted.&amp;nbsp; It was fun, rocking to the Doors and painting stripes.&amp;nbsp; It didn't take long and luckily, we had no paint bleeding where&amp;nbsp;it didn't belong.&amp;nbsp; &lt;em&gt;(Whew!)&lt;/em&gt;&lt;/p&gt;&lt;p&gt;Next was the measuring and cutting of shelves.&amp;nbsp; Of course, we couldn't place them until the desk was stripped and varnished and moved into the room.&amp;nbsp; Did I mention we got this beautiful desk from Goodwill for $35?&amp;nbsp; After that, the final shelf was cut and placed.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Ian finally got to move everything back into his room.&amp;nbsp; Of course minus the stuff that I said he didn't need to keep.&amp;nbsp; Ian's brother is happy too because he has his room back.&lt;/p&gt;&lt;p&gt;The room still needs some finishing touches, such as a window dressing and the cut ends of the shelves to be finished.&lt;/p&gt;&lt;p&gt;Let me know what you think.&amp;nbsp; I'm going to put in whatever pictures the AR system will pull.&amp;nbsp; I've been having the darndest time getting this post out because the pictures aren't uploading for some weird reason.&amp;nbsp; I'm still working on that.&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;img src="http://activerain.com/image_store/uploads/7/0/0/6/3/ar118842009936007.JPG" height="179" alt=" " width="220"&gt;&amp;nbsp; &lt;img src="http://activerain.com/image_store/uploads/7/5/7/0/7/ar118842020470757.JPG" height="180" alt=" " width="222"&gt;&amp;nbsp; &lt;img src="http://activerain.com/image_store/uploads/7/8/1/6/5/ar118842025656187.JPG" height="239" alt=" " width="200"&gt;&amp;nbsp; &lt;img src="http://activerain.com/image_store/uploads/4/2/7/7/3/ar118842034937724.JPG" height="239" alt=" " width="200"&gt;&lt;/p&gt;&lt;p&gt;My apologies for the fuzziness of some of the pictures.&amp;nbsp; We finished the project in the $300-$400 range.&amp;nbsp; We will probably replace the chair at Christmas as Ian is already complaining about it.&lt;/p&gt;&lt;p&gt;Oh, and if you forgot what it used to look like, go back to &lt;a href="http://activerain.com/blogsview/150141/A-real-life-Surprise" target="_blank"&gt;Part 1&lt;/a&gt; and see the wonderful pictures.&lt;/p&gt;&lt;p&gt;Kathy&lt;/p&gt;</description>

      <title>Uploading Photos</title>
      <description>&lt;p&gt;&lt;strong&gt;Is anyone else having problems uploading photos for their blogs?&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;I'm trying to put a new post together with photos that I've taken and when I go to upload the selected picture, I get a screen saying that it is unable to do so.&amp;nbsp; The first reason listed as a possibility is that I'm not connected to the internet.&amp;nbsp; As you can see, that is not my problem.&lt;/p&gt;&lt;p&gt;I've sent a note to the techies of AR but haven't received a response yet.&amp;nbsp; I wondered if anyone else has had this problem and know how to address it?&amp;nbsp; Of if the techies of our ranks have any ideas for me.&lt;/p&gt;&lt;p&gt;Thanks,&lt;/p&gt;&lt;p&gt;Kathy&lt;/p&gt;</description>

There are many reasons for my response.&amp;nbsp; Sometimes I'm in a good mood.&amp;nbsp; Other times I'm being a smart a**.&amp;nbsp; And most of the time, my reason is that I'm happy to be alive.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;There are&amp;nbsp;many ways and reasons&amp;nbsp;people wish to be seen:&lt;/p&gt;&lt;ul&gt;
&lt;li&gt;Reflective tape on running gear for night running and biking.&lt;/li&gt;
&lt;li&gt;Running lights on boats for night boating.&lt;/li&gt;
&lt;li&gt;Realtors use branding and advertising.&amp;nbsp; &lt;/li&gt;
&lt;li&gt;Orange hats and vests when hunters go out for that 12 point buck.&lt;/li&gt;
&lt;li&gt;Headlights "&lt;strong&gt;ON&lt;/strong&gt;" in foggy weather.&lt;/li&gt;
&lt;li&gt;Active Rainers use MEME's to show themselves off and ask others to do the same.&lt;/li&gt;
&lt;li&gt;Politicians kissing babies.&lt;/li&gt;
&lt;li&gt;Facebook is a popular place to be seen.&lt;/li&gt;
&lt;/ul&gt;&lt;p&gt;In some cases, being seen will increase your life span.&amp;nbsp; In others, it might improve your popularity rankings.&amp;nbsp; And still others, it can improve your business.&amp;nbsp;&amp;nbsp;It's all about &lt;strong&gt;being seen.&amp;nbsp; &lt;/strong&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;So next time someone greets you with "It's good to see you."       <title>The whole town is for sale?</title>
      <description>&lt;p&gt;&lt;strong&gt;&lt;img src="http://activerain.com/image_store/uploads/8/5/2/9/3/ar118719573039258.JPG" height="92" alt=" " width="143"&gt;Is your whole town for sale??&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;I ask this question as I look at today's &lt;em&gt;NEW&lt;/em&gt; listings on our local MLS.&amp;nbsp; There were 30 new listings in the past 24 hours.&amp;nbsp; Pretty good huh?&amp;nbsp; This seems to be pretty average on a daily basis to me.&amp;nbsp; Mind you, I've not made a scientific study out of this.&amp;nbsp; I checked the 1 week numbers and the total &lt;em&gt;NEW &lt;/em&gt;listings&amp;nbsp;is 95.&lt;/p&gt;&lt;p&gt;I don't see &lt;strong&gt;FOR SALE&lt;/strong&gt; signs up all over the place.&amp;nbsp; So I wondered why there seems to be a constant influx of &lt;em&gt;NEW&lt;/em&gt; listings on the MLS.&lt;img src="http://activerain.com/image_store/uploads/8/1/0/2/2/ar118719675622018.jpg" height="107" alt=" " width="118"&gt;&lt;/p&gt;&lt;p&gt;Then I remembered doing some expired listings work for an agent in the office and noticed that a good portion of the &lt;em&gt;NEW &lt;/em&gt;listings are re-listings by the same agent of a &lt;strong&gt;previously&lt;/strong&gt; expired listing.&amp;nbsp; Or a price change occurred and the agent re-entered it as a new listing and withdrew the old.&amp;nbsp; &lt;/p&gt;&lt;p&gt;To me this seems to be very tedious work, writing and having a new contract signed, then re-entering the listing into the MLS.&amp;nbsp; Those forms don't go for copy/paste any more than we do here on AR.&lt;/p&gt;&lt;p&gt;I can understand the agent wanting to bring the listing to the &lt;strong&gt;"front of the line&lt;/strong&gt;" again and show off the listing to the membership.&amp;nbsp; But they have to know that they aren't fooling us into thinking that listing has been on the market for just 20 days when it sat for 120 or more previously.&lt;/p&gt;&lt;p&gt;Is this common in your MLS?&lt;/p&gt;&lt;p&gt;Kathy&lt;/p&gt;&lt;p&gt;&lt;em&gt;Photos property of Kathy Scott, McHugh Realtors&lt;/em&gt;&lt;/p&gt;</description>
