      <title>First Quarter of 2008 Gone, BYE, Buy</title>
      <description>&lt;p&gt;The First Quarter down and I personally have had close to 10 transactions in three months in this leveling off marketplace.&amp;nbsp; The majority of my investors are end users purchasing for the enjoyment and the return on the investment.&amp;nbsp; There are beach front deals along the coast.&amp;nbsp; Real Estate is closing along the Gulf of Mexico at an on average price of 330/ sq foot.&amp;nbsp; &lt;/p&gt;&lt;p&gt;As many of you are aware those investors who call the realtors with &amp;quot;keep your eye out for a good deal&amp;quot; are unlikely to get the good deal.&amp;nbsp; You have to submit offers to get a good deal.&amp;nbsp; The seller is not going to show his hand.&amp;nbsp; In this violent market place all offers are welcomed by most sellers.&amp;nbsp; The key to getting a good deal is selecting a realtor and good comunication with that realtor.&amp;nbsp; Good Luck in the second quarter of 2008.&amp;nbsp; &lt;/p&gt;&lt;p&gt;To find a good deal along Alabama or Florida&amp;#39;s beautiful Gulf Coast call Kristy 251.223.1111.&lt;/p&gt;</description>

      <title>Impressed them as a buyer as a seller I lost them - open houses do not work</title>
      <description>In December I received a call from some print advertising looking to see a property I had listed.&amp;nbsp;&amp;nbsp; I showed them numerous other properties, In approximately a month they bought 2 beautiful waterfront condos from me.&amp;nbsp; Two Months later they call me&amp;nbsp;requesting I&amp;nbsp;list there beautiful home on the open water.&amp;nbsp; Knowing this property would not sell at the appraised value, completed six months ago, I took it.&amp;nbsp; I felt I could not turn them down as they had just spent over a million dollars in buying a beautiful condo to retire and live on the water.&amp;nbsp; As the market gets tougher I tell the sellers that the insurance have gone up, I have two open houses there were over 800 hits on my web site just looking at this house.&amp;nbsp; No calls No showings.&amp;nbsp; I gave the sellers (a retired real estate agent)&amp;nbsp;a weekly update.&amp;nbsp; Requested they adjust the price.&amp;nbsp; They wanted me to do &lt;strong&gt;&lt;u&gt;another&lt;/u&gt;&lt;/strong&gt;open house.&amp;nbsp; At the first open house there were 15 agents from my office who came to the open house.&amp;nbsp;I compiled a report with feed back cards so they could&amp;nbsp;see that everyone thought it was overpriced.&amp;nbsp;&amp;nbsp;Upon the second request I&amp;nbsp;put my foot down and told them there was no need to do the open house as no one will come it is way over priced.&amp;nbsp; The listing expired last week.&amp;nbsp; This week I get a call from the new agent wanting to buy the virtual tour.&amp;nbsp; At least I will recoup the virtual tour, but I found it funny that the agent just didn&amp;#39;t want to schedule it and Go all the way out to the house to film a virtual tour.&amp;nbsp; Well now that they are with another agent they have lowered the price.&amp;nbsp; Now&amp;nbsp;I hope I sell it..... I look forward to hearing your thoughts... as a real estate professional.</description>
