First Quarter of 2008 Gone, BYE, Buy

The First Quarter down and I personally have had close to 10 transactions in three months in this leveling off marketplace. The majority of my investors are end users purchasing for the enjoyment and the return on the investment. There are beach front deals along the coast. Real Estate is closing along the Gulf of Mexico at an on average price of 330/ sq foot.

As many of you are aware those investors who call the realtors with "keep your eye out for a good deal" are unlikely to get the good deal. You have to submit offers to get a good deal. The seller is not going to show his hand. In this violent market place all offers are welcomed by most sellers. The key to getting a good deal is selecting a realtor and good comunication with that realtor. Good Luck in the second quarter of 2008.

Impressed them as a buyer as a seller I lost them - open houses do not work

In December I received a call from some print advertising looking to see a property I had listed. I showed them numerous other properties, In approximately a month they bought 2 beautiful waterfront condos from me. Two Months later they call me requesting I list there beautiful home on the open water. Knowing this property would not sell at the appraised value, completed six months ago, I took it. I felt I could not turn them down as they had just spent over a million dollars in buying a beautiful condo to retire and live on the water. As the market gets tougher I tell the sellers that the insurance have gone up, I have two open houses there were over 800 hits on my web site just looking at this house. No calls No showings. I gave the sellers (a retired real estate agent) a weekly update. Requested they adjust the price. They wanted me to do anotheropen house. At the first open house there were 15 agents from my office who came to the open house. I compiled a report with feed back cards so they could see that everyone thought it was overpriced. Upon the second request I put my foot down and told them there was no need to do the open house as no one will come it is way over priced. The listing expired last week. This week I get a call from the new agent wanting to buy the virtual tour. At least I will recoup the virtual tour, but I found it funny that the agent just didn't want to schedule it and Go all the way out to the house to film a virtual tour. Well now that they are with another agent they have lowered the price. Now I hope I sell it..... I look forward to hearing your thoughts... as a real estate professional.

Foreclosure market ~ How does the real estate professional assist.

There are at least 40 foreclosures along the AL and FL Coast. This is beautiful undiscovered white sandy beaches that is desirable. Someone please tell me how you begin doing BPO's for banks? What is the best web site? How do you break into this market? The agents in my area have been doing these since the early 80's and are not interested in sharing. I look forward to hearing what has worked for you

There is money to be made along Alabama and Perdido Key Florida's beautiful white sandy beaches . With 32 miles of investment property, recreation, dining, and entertainment. Pleasure Island, which consists of Gulf Shores Orange Beach, and Fort Morgan, Alabama. Yes that is right there is beautiful undiscovered Gulf front property along Alabama's Gulf Coast. About four years ago things where selling like hot cakes we ( realtors ) could not keep up with the rate of change. It became unrealistic. Now the market is leveling off and the smart investors are coming into the market and being able to set there own price. There is so much inventory that the sellers are ready to sell and they are negotiating great deals. I have had success in assisting first time investors and the savvy investor a like with a purchase that has allowed them the opportunity to enjoy the beautiful property while the market shifts. Once the cyclical market comes around they are able to sell and make a premium.
