&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&lt;/strong&gt;&lt;strong&gt;In the month of September 2010, there were 984 new listings that came on the market and a total of 7468 listings available.&amp;nbsp; In the month of September 2009 there were 1276 new listings that came on the market and a total of 7176 on the market.&amp;nbsp; That is a 4.07% increase in listings available this year over last year at the same time.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&lt;/strong&gt;&lt;strong&gt;In September 2010, there were 430 closed sales. With that number of closed sales we have approximately 17 months of inventory on the market.&lt;/strong&gt;&lt;/p&gt;

Virginia Street. They will be open again tomorrow.&amp;nbsp; Folks are being asked to check on their neighbors and relatives, especially those with special needs and the elderly.&lt;/p&gt;

&lt;p style="text-align: justify;"&gt;&lt;strong&gt;One of my first and favorite vacations&lt;/strong&gt; was spent digging razor clams with my grandparents when I was five years old.&amp;nbsp;I remember the shells and all the fun we had as a family at the beach.&amp;nbsp; Today, I still love the beach.&amp;nbsp; My girls love it as much as I do and we spend a few weekends a year, during minus tides at the bay digging for horseneck (gaper clam) and picking up cockles.&amp;nbsp;&lt;/p&gt;

&lt;p style="text-align: justify;"&gt;&lt;strong&gt;The early low tide is usually best&lt;/strong&gt; and we can be out on the bay before 6:00 am in most cases.&amp;nbsp; We park at the &lt;a href="http://hmsc.oregonstate.edu/" title="Mark O. Hatfield Marine Science Center" target="_blank"&gt;Mark Hatfield Marine Science Center&lt;/a&gt; and walk approximately half a mile or so in to bay.&amp;nbsp; Look for a small quarter size hole in the sand that may or may not have sand in it.&amp;nbsp; Poke your finger down the hole; if there is a clam there, it will spit water back up the hole and you can feel the neck retract into the hole.&amp;nbsp;&amp;nbsp; Clams can be down in the sand any where from 6" to 30" inches down in the sand.&amp;nbsp; It is best to dig near the hole and not right on top of the clam.&amp;nbsp; You will have a better chance of getting the clam without crushing the shell.&amp;nbsp;&amp;nbsp;In Oregon,&amp;nbsp;the limit is 20 total clams including a maximum of 12 gaper clams.&amp;nbsp;&lt;/p&gt;

&lt;p style="text-align: justify;"&gt;&lt;strong&gt;The first gaper clam&lt;/strong&gt; I dug was at &lt;a href="http://www.netartsbaytoday.org/" title="Netarts Bay" target="_blank"&gt;Netarts Bay&lt;/a&gt;.&amp;nbsp; It was 8 inches across the shell and 3 inches thick.&amp;nbsp;This clam had the longest neck of any clam I had EVER seen.&amp;nbsp; I haven't dug its rival since.&amp;nbsp; In the last two months, we have taken 7 of our friends out and taught them to clam.&amp;nbsp; Believe it or not most of them are still friends. Sandy&amp;nbsp;still exclaims&amp;nbsp;"I cannot imagine why anyone would like to go out and roll in the&amp;nbsp;mud, digging for these foul looking creatures."&amp;nbsp; Bay clamming is dirty and smelly but it is lots of fun.&amp;nbsp; Cleaning the clams, however, is not so much fun. Plan on spending as much time cleaning your catch as you do digging them.&amp;nbsp; I usually fry a few clamstrips and freeze the rest for clam chowder or clam dip in the winter months.&lt;/p&gt;
&lt;p style="TEXT-ALIGN: justify;"&gt;&lt;strong&gt;On&amp;nbsp;next outing&lt;/strong&gt; I will be razor clamming on the North Jetty of &lt;a href="http://www.oregonstateparks.org/park_208.php" title="Yaquina Bay State Park" target="_blank"&gt;Yaquina Bay&lt;/a&gt;.&amp;nbsp; Razor clams are quick and I think, harder to dig. There is definately a technique involved.&amp;nbsp; Clamming is a fun family activity your kids will especially love.&amp;nbsp; Remember, a Shellfish license is required to harvest clams, crab and other crusty critters.&amp;nbsp;&amp;nbsp;Licences can be purchased for $6.50 at most sporting good stores.&amp;nbsp; They are valid for one calendar year.&amp;nbsp;&lt;/p&gt;

many people over the past
couple years saved money getting a 100% loan rather than an 80/20 or
80/15/5
loan.&lt;/span&gt; But, those who got that 100% loan were stuck having
to pay PMI on
their
loan, which in reality, if they paid it down below 80% loan to value
ratio, the
PMI would be taken off. &lt;/span&gt;&lt;/p&gt;
&lt;center&gt;&lt;img title="PMI (Private Mortgage Insurance)" src="http://activerain.comhttp://activerain.com/image_store/uploads/7/4/2/0/2/ar1247374220247.jpg" height="400" alt="PMI (Private Mortgage Insurance)" width="380"&gt;&lt;/center&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 13pt;"&gt;&lt;span style="font-weight: bold;"&gt;But,
as many found out when
the bubble started to burst, the 80% mark was going to be a lot harder
to hit
than they thought.&lt;/span&gt; With declining house values, that 80%
value just
wasn&amp;rsquo;t
there anymore and they were stuck paying this PMI for a lot longer time
than
they had planned.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 13pt;"&gt;&lt;span style="font-weight: bold;"&gt;So,
now they are stuck paying
this insurance bill every month from anywhere between $100 and $200 a
month,&lt;/span&gt;
basically to protect the bank if the buyer should default. Just like in
a car
accident with a new car, the insurance is there more to protect the
person who
gave the loan rather than the person actually driving the car.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 13pt;"&gt;&lt;span style="font-weight: bold;"&gt;But,
yesterday, I was being
told by the negotiator of a short sale I&amp;rsquo;m doing, that they are willing
to
accept the terms the buyer has presented to the bank as long as the
seller is
willing to sign a promissory note for $25,000&lt;/span&gt; with no
interest at $101
dollars
per month. I then asked for what? They said that is what the private
mortgage
company is requesting to pay them back for their loss on this
transaction?&lt;br&gt;
&lt;br&gt;
&lt;span style="font-weight: bold;"&gt;WHAT? Why has my client
been paying the $176 per month for the past two
and a
half years for if the insurance company wasn&amp;rsquo;t going to actually pay if
the
home owner defaulted?&lt;/span&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 13pt;"&gt;&lt;span style="font-weight: bold;"&gt;Isn&amp;rsquo;t that what that insurance
was actually put
in place
for in the first place?&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 13pt;"&gt;&lt;span style="font-weight: bold;"&gt;So,
we have sent it back to
the bank telling them to take a hike as that is what that insurance is
for and
why he has been paying.&lt;/span&gt; If they don&amp;rsquo;t want to accept that,
then they
can have
the home back according to the owner. I&amp;rsquo;m hoping it doesn&amp;rsquo;t come down
to that,
because this seller really has done everything the bank has asked to
get this home
sold and I know these buyers have been waiting way longer than I
expected anyone
to have to wait to move in to their new home. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 13pt;"&gt;&lt;span style="font-weight: bold;"&gt;It
really would be heart
breaking to have to tell them the bank is not willing to do this deal
because
my client won&amp;rsquo;t pay the insurance company back something that he
already has
been&amp;hellip; a premium every month for just in case something like this
happened.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 13pt;"&gt;&lt;span style="font-weight: bold;"&gt;What
are your thoughts on
this? Any suggestions?&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
