grants pass medford jacksonville southern oregon real estate cafe: Talk To The Hand... I'm Not Listening! - 04/29/11 06:22 AM
Talk To The Hand... I'm Not Listening!  I'm certain we've all been in situations where we tried making a point to someone and we felt like we were talking to the hand.  Silence is a form of communication, but many 'salespeople' often miss the signals.  Not this gal.
In anticipation of a difficult negotiation, and knowing I would most likely be talking to the hand, I examined (ahead of time) what my response would be to such resistance.  I considered (ahead of time) how badly I wanted to make the deal happen.  I weighed (ahead of time) my losses.  I was clearly prepared to face the hand.
Mental preparedness is critical in any negotiation.  … (14 comments)

grants pass medford jacksonville southern oregon real estate cafe: As They Ride Off Into Their Delusional Sunset... - 04/16/11 04:57 PM
As They Ride Off Into Their Delusional Sunset... I'm patting myself on the back.  For what, you might ask?  For standing up for myself and saying NO.  Saying NO to what?  Saying NO to a bad business decision.
Have you ever worked with a seller who was completely delusional about their asking price?  Or perhaps a buyer who wanted you to drive them around for three days looking at 50 properties when they haven't bothered to get pre-approved.  You were so excited to get the call, that you never asked yourself the important question... Is this a good business decision?  Absolutely NOT!
How do you define good business decisions?  Here's a barometer … (62 comments)

grants pass medford jacksonville southern oregon real estate cafe: What's Love Got To Do With It... - 04/01/11 06:48 AM
What's Love Got To Do With It...  not a whole lot in my book, but you be the judge.
Fortunately for me, my agents provide me with a lot of material to blog about.  One agent in particular is my best subject.  For the sake of protecting that Agent's identity, I shall refer to that agent as ET in the masculine.  ET is well aware that I'm writing about him, so no worries.
ET is a knowledgeable and likeable agent.  ET shows up to work early everyday and is the last one to leave.  ET always answers his cell phone and when unavailable, returns … (10 comments)

grants pass medford jacksonville southern oregon real estate cafe: It Was a Tough Year, But I Made It! - 03/27/11 08:35 AM
It was a tough year, but I made it!  But not everyone is as lucky as I am... - The economy is so bad that I got a pre-declined credit card in the mail. - I ordered a burger at McDonald's, and the kid behind the counter asked, "Can you afford fries with that?" - CEO's are now playing miniature golf.- When the bank returned my check marked "Insufficient Funds," I called them and asked if they meant them or me.- Hot Wheels and Matchbox stocks are trading higher than GM. - McDonald's is selling the 1/4 'ouncer.' - Parents in Beverly Hills and Malibu are … (12 comments)

grants pass medford jacksonville southern oregon real estate cafe: Social Lubrication... You've Either Got It or You Don't! - 03/14/11 07:19 AM
Social Lubrication... You've Either Got It or You Don't!  Have you ever had a conversation with someone and you thought they lacked a bit of social couth?  Perhaps it might even be you!  In this age of technology and communication, some of us have lost our social lubrication.  Huh, what's that?
Your filter... the thing in your head that says "Better not say that" or "Don't go there."  Of course, we've all ignored the voice at times.  I recently called someone "carrot-top" without thinking how my words might affect that person.  At the very moment I blurted it, I totally regretted it!
While there's something to be said for telling it like it … (10 comments)

grants pass medford jacksonville southern oregon real estate cafe: Speechless Sunday - Splinters in Her Pants! - 03/13/11 09:21 AM
Speechless Sunday - Splinters in Her Pants!  A woman from Los Angeles, who was a tree hugger, a Democrat, and an anti-hunter, purchased a piece of timberland near Grants Pass, Oregon.  There was a large tree on one of the highest points on the property.  She wanted a good view of the natural splendor of her land so she started to climb the big tree.  As she neared the top she encountered a spotted owl that attacked her.  In her haste to escape, the woman slid down the tree to the ground and got many splinters in her privates.

Regurgitated Rah Rah.  It's what I like to call... the same ole, same ole.  Just another marketing system/program repackaged with a different name and face.  You know who they are in our business... Brian Buffini's "It's a Good Life."  Tom Ferry's "Scripts."  Gary Keller's "Millionaire Agent."  They all have a rah rah pitch about something great, but are they really saying anything new?
While dining with a Realtor/friend tonight in Grants Pass, I found myself chuckling at the state of our real estate business past and present.  Having been a Realtor for 11+ years, I've seen a lot of 'get-rich-quick' schemes come and go.  With the advent of the Internet, technology has certainly re-charted the course of our business.  … (12 comments)

grants pass medford jacksonville southern oregon real estate cafe: Kids Say the Darnedest Things! - 01/23/11 08:24 AM
Kids Say the Darnedest Things!  One particular Sunday morning, the preacher began his sermon with his arms extended toward heaven and a rapturous look on his upturned face; 'Dear Lord, without you, we are but dust...'
He would have continued, but at that moment a very obedient 4-year old girl, who was listening intently, leaned over to her mom and asked quite audibly in her little four-year-old-girl voice; 'Mom, what is butt dust?'

2011 - Tooting Your Own Horn - Is That What Consumers Really Want?  The real estate industry seems to be inundated with real estate agents and brokerages tooting their own horn.  Who's the biggest, who's number one, who's honest, who's reputable... yada yada yada.  Is that what consumers really want to know?  Do we have anything more to offer them than our own accolades?
I've been practicing real estate for 12 years, and a lot of things have changed in that short amount of time.  I moved to a new town, in a different state, and started a brand new career, not knowing a single soul except my Realtor who sold … (11 comments)

grants pass medford jacksonville southern oregon real estate cafe: Super Bowl Sunday - Yummy Treats and Great Eats! - 02/07/10 07:54 AM
Super Bowl Sunday - Yummy Treats and Great Eats!  I confess, Super Bowl Sunday doesn't have great meaning for me, other than the fact that we enjoy yummy treats and great eats.  It has always been a tradtion in my home for the guys to watch football and the gals to cook good food on Super Bowl Sunday.  That may sound a bit sexist, but that is the way it has always been.
And, there are no complaints coming from this gal.  I have spent a lifetime watching football with the guys (and even cheering for it on the sidelines in … (6 comments)

grants pass medford jacksonville southern oregon real estate cafe: The Historical United States Hotel in Jacksonville Oregon - 01/30/10 03:12 PM
The Historical United States Hotel in Jacksonville Oregonmay be for sale in the near future.  One of Jacksonville's oldest historical buildings could be up for sale within 3 months.  The Southern Oregon Historical Society (SOHS) has proposed selling the United States Hotel on California St. in Jacksonville Oregon, in hopes that Jackson County will give the Southern Oregon Historical Society a cut of the profit.  Jackson County owns the 100+ year old building, which is leased and maintained by the SOHS. Earlier this month, SOHS, which is struggling financially, proposed moving out of Jacksonville and consolidating its operation in a building it owns in Medford, Oregon.  If the … (4 comments)

grants pass medford jacksonville southern oregon real estate cafe: Pennington Farms - Applegate Valley Oregon - 12/10/09 01:19 PM
Pennington Farms - Applegate Valley Oregon.  In a renovated rustic barn on their large berry farm, the Pennington family, of Southern Oregon, work together to produce a wonderful variety of berry jams and "old school" style baked goods, as well as fresh berries in season.  This 90-acre farm and bakery is located in the heart of the beautiful Applegate Valley in Southern Oregon.
Cathy and Sam Pennington moved their family from their Colorado farm in 1994 to the Applegate Valley, just eleven miles south of Grants Pass, Oregon.  Initially, the family planted 7 acres dedicated to berries.  What they ended up with was a harvest beyond measure.  All of the berries are … (6 comments)

grants pass medford jacksonville southern oregon real estate cafe: Southern Oregon - A Gorgeous Palette of Color - 10/25/09 06:52 AM
Southern Oregon - A Gorgeous Palette of Color!  Fall is one of my favorite seasons in Southern Oregon.  The temperatures are cooler, the leaves on the trees are turning orange, yellow and red, and there is a certain calm in the air.
The Southern Oregon landscape is certainly beautiful year-round.  However, this time of year the colors are gorgeous.  One of the reasons I moved here from Southern California was to exchange the view of "brown" hills for "green" trees.  What I didn't know when I moved here in Spring, was I was in for a fall palette of color in Southern Oregon that was even more beautiful.

grants pass medford jacksonville southern oregon real estate cafe: Jacksonville, Oregon is Voted One of America's Top 10 Coolest Small Towns! - 10/21/09 08:24 AM
Jacksonville, Oregon is Voted One of America's Top 10 Coolest Small Towns!  Just across the border from California, the old gold-rush town of Jacksonville, Oregon is getting its second wind from liquid gold. With 17 wineries located in the surrounding Applegate Valley, and a climate that's ripe for growing multiple types of grapes, Jacksonville, Oregon is a refuge from the tourist whirl of Napa.
Herb Quady is among the residents integral to the burgeoning  scene. Quady, whose father, Andrew, produces dessert wines at Quady Winery in Madera, Calif., opened the Quady North tasting room in April (255 California St., quadynorth.com). "There isn't anyplace in California that's nearly … (0 comments)
