Update: Apache ASL Trails Apartment Community in Tempe Arizona - 08/31/10 11:40 AM

Apache ASL Trails Community is coming along. You can see the foundation and some of the structure starting to elevate.
Tempe Arizona has a new and unque community under construction. For the hard of hearing and no hearing community, this is something that is fresh, new, and different.
The deaf community has special concerns and needs the rest of us take for granted. We can hear sounds of danger or of the doorbell in the background. This community can't. The 'ASL' is and acronym for 'American Sign Language', and is critical for an important segment of the population … (0 comments)

Superstition Springs HOA Maintains Parks in Mesa, Arizona - 08/31/10 11:38 AM

Superstition Springs HOA maintains many parks in our neighborhood, Mesa Arizona
I live in the Superstition Springs HOA in Mesa Arizona. We have many very nice amenities we all enjoy. One of the things our HOA fees go towards is the maintenance of pleasant parks for family recreation.
We have enjoyed community events, birthday parties, church parties, and a walk in the park at this location. We can walk from our home to this picnic area in 5 minutes.
A few years ago I volunteered and served on the budget committee of the HOA. After looking at the range of activities … (0 comments)

Highland High School in Gilbert Arizona - 08/31/10 11:38 AM

Highland High School in Gilbert Arizona4301 East Guadalupe RoadGilbert, AZ 85234-7601(480) 813-0051
A few years ago I was working with a real estate client from California. He lived in the Cupertino School District in the Bay Area. He owned other real estate rentals in several states, and wanted to buy in an area with a good High School with good academics. After some research, he was looking at a map and drew a circle that was walking distance around Highland High School. 'There', he said. 'This is the area I want to buy several rental homes in'.  So we … (0 comments)

Leaky Toilet, and it's upstairs! - 08/31/10 11:36 AM

Oh dear...a Listing has an upstairs leaking toilet!
Last week I was checking on a listing I have and doing the standard walk through to see-if-anything-has-changed. Much to my dismay, I spotted some water in the dark in the hall bath. After running to my car to grab a flashlight, I came back to spot a drip...drip...drip from the gasket that the tank sits on. Oh my.
Well, it is not better because it leaked down through the floor onto the kitchen counter. So, I shut off the main water to the townhouse to stop to immediate problem, and immediately called … (3 comments)

Be careful Driving Labor Day Weekend: Accidents Lurking on the Freeway - 08/31/10 11:35 AM
Wow, too much excitement for one day of driving over the Grapevine in Southern California.
We were driving to and over a stretch of hills and freeway named the 'Grapevine' north of Los Angeles last week.
Within about 1 hour, rubberneckers slowed us all down and we saw 3 events:
1. A car that had caught on fire at the side of the freeway.

2. Then, within 30 minutes, a fire between the freeway lanes, threatening some buildings.

3. And, then #3 for good measure: a bad accident with a few people laid out on the road.

We saw all of … (0 comments)

Gilbert Arizona News: Developer Trying to find the Right Restaurant Mix - 08/31/10 11:34 AM

What to do with a tough commercial real esate corner in town?
That is what the new owner is trying to figure out. The former Grainbelt Building at 302 N. Gilbert Road has had its share of challenges in the past.
For example, back in 1998 the first restaurant that tried to open was 'Mahogany Run'. It closed after about 4 years. Then, Gonzo's opened as a Sports Bar in 2003 and lasted a year. It was owned by a pro baseball player Luis Gonzales. The next contender was the Hearthrob Music Cafe in 2004. It was gone after just … (1 comments)

Tempe Town Lake: Rushing to Get Ready for the Ironman Nov 21 - 08/31/10 11:32 AM

It did not help that the dam burst a month ago on July 20, releasing a billion gallons of water into the dry river downstream.
The local Arizona agency put the replacement project on hold to understand why the rubber bladders failed. Make sense to check it out. There may be a bigger problem the lake is facing.
A replacement rubber bladder was in the process of being installed into the proper lake position a few days ago. Those bad boys are 40 tons each, and the dam take 4 of them.

As usual, some poo-poo the idea, and it certainly makes for a good story to get more people buying blood pressure medicine.

The Town of Gilbert is sporting a new type of industry. Tourism.
So, what is all the small fuss about? In the past few years, Gilbert has managed to add as many as four new hotels and even a decent sized sports complex. The community has also added a convention center. Now, it will not rival the Phoenix Convention Center, but does not need to. There are plenty of smaller conventions and groups that want to meet on a smaller scale and a much smaller budget.

A renter just moved out of one of our rental homes. We placed a ‘For Rent' sign in the front yard, and within a few days had 8 people come by to look. That is faster than normal.
A similar thread emerged from the conversations. They had come home from work to see an auction notice on the front door, or a foreclosure notice, or met the new home owners who … (3 comments)
