The city of Airdrie is located just 20 kilometres north of Calgary on the Queen Elizabeth II Highway, which runs North and South between Calgary and Edmonton. Approximately two-thirds of Airdrie is built on the west side of highway #2 . There are currently 11 new residential communities in Airdrie, with a variety of home styles and prices, which range from starter ($300,000) to estate homes ($750,000 plus). With a population of just over 42,000, Airdrie boasts a wealth of shopping, dining and recreational facilities, along with close proximity to the CrossIron Mills Giant shopping mall. Airdrie is one of Alberta prairie gems, boasting a number of premiere communities such as Bayside, Coopers Crossing, Prairie Springs and many others. In this post I'm going to talk briefly about the water way community of Bayside. Bayside's water-theme and emphasis on environmental development is appealing to a wide range of buyers, from young families to retirees. Airdrie was a hot bed of Real Estate activity during the month of April 2012, with 81 Homes reported as SOLD and the average days on market for those homes only being 51 days.. During the month 129 new listing were taken which means we still have ample supply of inventory for buyers to select from. On average homes were being SOLD at 3% below list price, so Buyers no sense in Low Balling an offer in this market, expect to pay apporximately 97% of list price. This also indixates that Airdrie Sellers are educated in selecting an appropriate market (1 comments)

Spring has arrived, but just as it was arriving March sales stats showed an increase in the price of homes that were selling. in Airdrie. The seasonal sales curve indicates that we should see a continuing number of home sales through April, May and June. You may notice from the numbers below, Airdrie homes sellers are still receiving an average of 97% of lists price ( realtors are still seeing offers coming in well below 7% of list). I had the opportunity to eat at a restaurant in Airdrie I had never tried before, it is called ChopStix. ChopStix, is a franchise that specializes in FRESH Gourmet Chinese food, with NO MSG, from 4 parts of China; Cantonese, Shanghai, Szechuan, Beijing. While I expected the normal steam table selections that have been out for many hours, and starting to look wilted and greasy, as is with many Chinese fast Food restaurants. Iron Horse Park in Airdrie, Alberta just north of Calgary, may be required to re-locate in 2016 when its lease up on the real estate it leases from the city of Airdrie.
While the City of Airdrie is going to need the parks site for other city expansion in 6 years, Airdrie administration is trying to give Iron Horse Park as much notice as possible. Unfortunately, officials from Iron Horse Park Airdrie believe that due to all the infrastructure that has been built into the site, it would be extremely difficult to move to another location. The city of Airdrie is rolling out it's enhanced bus service October 1, 2010, those enhancements will include new buses and peak morning and afternoon schedules. Unfortunately the Airdrie InterCity express (ICE) is temporarily on hold after a flaw in the new articulated buses was discovered.
These new buses with diesel engines use a Urea additive to mix with the diesel fuel to reduce exhaust emissions. It has been determined that the caps on the Urea tanks are leaking vapors into the buses where they are crystalizing. While the caps are really a small art of the busses systems the (0 comments)

Locals, surrounding Airdrie and area filed into the Town and Country Centre last week to hear about the City of Airdrie's annexation plans. This meeting was designed to keep Airdrie residents and those in the MD of Rocky View that may be affected by expansion plans apprised of the annexation. Taxation changes seemed to be top of mind by those attending, however, it appears that acreage owners need not fear as there shouldn't be any change in the taxes unless the land usage changes. This annexation is necessary for the growth of Airdrie, to support ad grow it's now 39,000 residents and plan (0 comments)

This has been an interesting year so far with plenty of opportunities for Seller and Buyer alike. We have been fortunate in Alberta to have weathered the Housing Statrts storm and come out not only above most of the rest of Canada for Housiong Starts but even beat last years starts. Resale homes have felt the cruch a bit from 2006 when homes were selling for well above list price in very short time frames. However, with approximately 5.5 months worth of inventory on the Airdrie market we are still in relatively good shape. The careful buyer can find some real (2 comments)
Airdrie Fest 2010 The City of Airdrie is proud to present the first annual Airdrie Fest, a community festival showcasing Airdrie community organizations and businesses. Due to the overwhelming success of the "Airdrie Community Showcase" (designed for Not-for-Profit groups to do fall registrations), Airdrie Fest was created to build on these successes and incorporate even more of the Airdrie community.
