kelowna foreclosure properties: Kelowna and Central Okanagan Foreclosure Stats December 2010 - January 2011 - 01/16/11 11:30 PM
There are currently 98 active foreclosures (as of January 15,2011) amongst the entire listing inventory for the Central Okanagan.  There are 3,623 active listings this month (including the 98 foreclosure properties) versus 3,863 listings last month, a 6.62% drop in inventory level.
Active Foreclosure Inventory breakdown:
7 Lots and Acreages (Ranging in value from $95,000 to $995,000)
6 Manufactured Home (Ranging in value from $69,800 to $162,900)
23 Strata Properties (Ranging in value from $139,000 to $2.99 Million)
52 Single Family Residential (Ranging in value from $189,900 to $3.30 Million)

There are currently 104 active foreclosures (as of November 14,2010) amongst the entire listing inventory for the Central Okanagan.  There are 4,307 current active listings reporting at this time including the 104 foreclosure properties.
Foreclosure Inventory breakdown:
8 Lots and Acreages (Ranging in value from $95,000 to $1.75 Million)
3 Manufactured Home (Ranging in value from $69,800 to $125,000)
36 Strata Properties (Ranging in value from $139,000 to $2.99 Million)
57 Single Family Residential (Ranging in value from $189,900 to $3.69 Million)
There were a total of 8 foreclosure sales in October 2010.  Of the eight sales three were residential homes that sold between $215,000 and $422,500.  There were three condos sold between $152,500 and $248,000, one townhome sold for … (2 comments)

There are currently 83 active foreclosures (as of May 24,2010) amongst the entire listing inventory for the Central Okanagan.  That is a 36% increase in the foreclosure inventory from last month.
The foreclosure inventory breakdown is as follows:
11 Lots and Acreages (Ranging in value from $39,500 to $1.75 Million)
0 Manufactured Homes currently on the market
29 Strata Properties (Ranging in value from $159,990 to $3.90 Million)
43 Single Family Residential (Ranging in value from $249,900 to $3.05 Million)
April 2010 foreclosure sales tallied eight total or a decrease of four properties sold versus March 2010.  There were no sales of building lots or manufactured homes in March 2010.  Surprisingly, stratified properties accounted for six of the eight sales … (3 comments)

There are currently 61 foreclosures (as of February 8,2010) amongst the entire listing inventory for the Central Okanagan.  That is a decrease of 14 properties (-22.95%) in the foreclosure inventory from last month.
The foreclosure inventory breakdown is as follows:
2 Lots and Acreages (both at $115,000) with no pending sales
2 Manufactured Homes ($79,000 and $125,000) with no pending sales
31 Single Family Residential ($199,900 to $1.995 Million) with two pending sales
26 Strata Properties ($179,900 to $570,000) with no pending sales

There are currently 75 foreclosures (as of January 10,2010) amongst the entire listing inventory for the Central Okanagan.  There was a slight decrease of 3 properties in the foreclosure inventory from last month.
The foreclosure inventory breakdown is as follows:
4 Lots and Acreages ($115,000 to $590,000) with no pending sales.
32 Single Family Residential ($199,000 to $1.995 Million) with one pending sale.
38 Strata Properties ($179,900 to $899,900) with no pending sales.
In terms of December foreclosure sales there were a total of 17 for the month.  There were just 5 residential home sales versus 12 the prior month ranging in value from $340,500 to $499,000 with an overall average days on … (2 comments)

There are a total of 78 foreclosures amongst the entire listing inventory.  There continues to be a trend of month to month increases in inventory levels of homes that are now in the foreclosure process.
The breakdown is as follows:
3 Lots and Acreages ($115,000 and $590,000) no pending sales.
39 Single Family Residential ($199,900 to $1.995 Million) no pending sales.
35 Strata Properties ($229,900 to $999,000) one sale is pending.
There were some more dramatic changes to the Central Okanagan foreclosure inventory this past month.  The month of November and now December saw a fairly substantial increase in stratified properties hitting the marketplace.  There are now 35 strata foreclosure properties whereas in October there … (0 comments)

There are a total of 63 foreclosures amongst the entire listing inventory.  That is an overall change of 4 listings to the overall inventory from October,2009 to November,2009. 
Current foreclosures of all Central Okanagan listings represent 1.53% of the total listing inventory! 
The breakdown is as follows:
3 Lots and Acreages ($115,000 and $590,000) plus one pending sale
41 Single Family Residential ($250,000 to $2.295 Million) plus one pending sale
17 Strata Properties ($229,900 to $999,000)
There were some dramatic changes to the Central Okanagan foreclosure inventory this past month.  There are eleven more residential homes on the market over September, which is a 36.67% increase!  Strata based properties saw the reverse with a -29.4% decrease … (2 comments)

Current listing inventory as of September 23,2009:
Single Family Dwellings - 2015 properties including 9 pending offers
Strata - Condos - 1159 properties including 8 pending offers
Strata - Townhomes - 480 properties including 7 pending offers
Manufactured Home - 228 including 3 pending offers
Lots/Acreages - 883 properties including 3 pending offers
Total properties for sale - 4,765 (total inventory increase of 1.47% from last month)
The hottest segment of the real estate market in the Central Okanagan are townhomes.  There were 32 sales in August of 2008 compared to 70 sales in August of 2009.  That accounts for a 94% increase in sales year over year and an absorption rate of nearly 14% of the overall townhome inventory!  Essentially, at that rate … (0 comments)

Single Family Dwellings - 2091 properties including 12 pending offers
Strata - Condos - 1073 properties including 3 pending offers
Strata - Townhomes - 505 properties including 8 pending offers
Manufactured Home - 229 including 1 pending offers
Lots/Acreages - 937 properties including 4 pending offers
Total properties for sale - 4,835 (total inventory increase of 0.62% from last month)
There are a total of 45 foreclosures amongst the entire listing inventory.  That is an overall change of one listing to the total number of foreclosures from July/09 to August/09. 
Current foreclosures in the Central Okanagan listings represents 0.9%  of the total listing inventory! 
The breakdown is as follows:

Current listing inventory as of July 27,2009:
Single Family Dwellings - 2113 properties including 8 pending offers
Strata - Condos - 1035 properties including 3 pending offers
Strata - Townhomes - 533 properties including 6 pending offers
Manufactured Home - 236 including 0 pending offers
Lots/Acreages - 915 properties including 5 pending offers
Total properties for sale - 4,832 (total inventory down 1.45% from last month)
There are a total of 46 foreclosures amongst the entire listing inventory.  There was no change to the total number of foreclosures from June/09 to July/09.  However, there was a 40% increase in Single Family foreclosures (up from 23 in June to 32 in July) and approximately a 30% drop in Strata Properties (down from 16 in … (0 comments)

Single Family Dwellings - 2076 properties including 15 pending offers
Strata - Condos - 1028 properties including 5 pending offers
Strata - Townhomes - 557 properties including 6 pending offers
Manufactured Home - 208 including 0 pending offers
Lots/Acreages - 740 properties including 5 pending offers
Total properties for sale - 4,640
And amongst the entire listing inventory...only 27 Foreclosures!!! 
This means that only .0058% of all Central Okanagan listings are currently in foreclosure!  The breakdown is as follows: 2 Lots and Acreages, 19 Single Family Residential ($226,800 to $2.49 Million) and 6 Strata Properties ($134,900 to $329,000).

kelowna foreclosure properties: Foreclosures are a rarity in the Kelowna Real Estate Market!!! - 01/16/09 11:27 AM

Foreclosures are few and far between in the Central Okanagan today.  The Kelowna Real Estate Market has returned to more of a balanced one with homes taking longer to sell and buyers have more selection.  There are also a number of "Subject to Sale" deals where one home owner is waiting for another home owner to sell their property before completing on their agreement.  This certainly has a bit of a domino effect and requires the patience of all parties involved.  I have put together the current listing inventory for the Central Okanagan Region.
