Disregard all the hoopla you are hearing and reading about a free fall for single family home prices in Palm Beach Gardens and throughout Palm Beach County. The facts gleaned from statistics released by the Florida Association of Realtors show that the median home price in Palm Beach County has decline just 6% from January through August 2008. Median means that half of the homes sold for more and half sold for less. The median single home price in Palm Beach County in August, 2008 was $366,200. Looking at homes in Palm Beach Gardens and West Palm Beach for clients interested in buying it is often overwhelming to examine some of the newer communities and see the number of homes on the market that are short sales or foreclosures. Short sales again are homes being sold for less then the owner owes on the mortgage(s). Foreclosures are now bank owned property. There are communities with more than 50 percent of the homes for sale in the short sale or forclosure categories. Mortgage interest rates have begun to decline in Palm Beach Gardens and throughout the country as the market reacts to the federal government's takeover of financial giants Fannie Mae and Freddie Mac. The average 30 year fixed mortgage nationwide is 6.06 percent, a decline of nearly 10 percent from last week's average of 6.39 percent, according to the Mortgage Bankers Association. This reduction in mortgage interest rates and a revamping of mortgage programs comes on the heels of announcements late last week that Florida remains top in the nation in the number of mortgage deliquencies.
